Design is modern and stylish and feels like city living. Although the concierge service is not dedicated to my block they still provide a level of support. We have a large refuse area with multiple bins and recycling bins that are collected by the council. The proposed Gym, Coffee Shop, Convenience store and Co Working space will be a welcome addition. Communal gardens are pleasant and well maintained. L&Q are usually quick to respond to queries. L&Q energy can be confusing and slow to act however they are contactable by phone quickly.

Please tell us about the good and bad aspects of living in your local area:

Fantastic location only 10 minutes walk from Reading train station and 15 minutes walk into the town centre, which has a large range of shops and chain restaurants and bars. The development is close to the Forbury Retail Park however noise is never a problem. Walkable to the Napier Road Tesco Extra. Neighbours in the block are very friendly and there is a great community here.

How has the building management responded to any problems or issues you have raised:

Management have been fairly quick to respond however some issues have taken longer due to delays with parts etc. Customer service can be quiet so you don’t get lots of updates on ongoing issues without pushing.

Please share one thing (or more) which you wish you had known before you moved in:

Double check any damage or marks when you move in as they will be reluctant to help if you don’t let them know immediately.

There is a good mix of private sector and social housing with plans for shops and a gym in the future. ?️?The development is very quiet light bright and very modern. There isn’t a huge amount of parking but this is mainly a problem fir guests as I do not have a car?

Please tell us about the good and bad aspects of living in your local area:

This development is in a lovely riverside location with easy access to transportation links and a 25 minute journey by rail into central London. There are shops on the doorstops such as Decathlon and Hobbycraft with superstore 10 mins walk away. The flats are well designed with beautifully kept outdoor spaces.

How has the building management responded to any problems or issues you have raised:

Issues are dealt with and the on-site team are amazing ? and helpful.

Please share one thing (or more) which you wish you had known before you moved in:

Everything was really explained well do very good transition to becoming a tenant.

Beautiful development close to town

Lovely design based around central courtyard meaning there is a white place to go be enjoy the sun. The exterior is all develop ode and maintained nicely. Building is cleaned regularly and kept nice. Work is being done on the riverside walk way which will provide faster access to town and hopefully a lovely place to sit

Right near town so access to lots of shops and restaurants. Will be really good when the new development cafe, restaurant and shop open

They have responded very quickly when I called to raise issues

Would be good to know the timeline of the remaining development so have an understand of when facilities may open

The development is very modern and well planned with beautiful outdoor spaces. The apartments look out over the river and are set far enough away from the main road that it’s very quiet inside. My apartment is high quality, has an excellent layout and a good amount of space for one or two people. The big windows let in lots of light and the balcony’s are a good size to sit outside. Although there is not loads of storage, the rooms are big enough to put up cupboards and the bedroom can fit a full size double wardrobe. The only thing stopping the facilities being 5 star is there is no concierge service (which would truly be luxury!), and I knocked a star off the Property Management as there is not much communication when repairs are being carried out - although I believe there is a new management service so this may be being arranged. Overall a really fantastic property and way to get on the ladder!

Please tell us about the good and bad aspects of living in your local area:

The local area and accessible amenities could not be better. The development is a short walk away from a large Tesco extra and Aldi for groceries, and Morrisons, Lidl, Sainsburys can all be accessed by bus or driving. Reading station is exactly 10 minutes walk away with access to London Paddington in under 25 minutes and excellent connections to Birmingham, Manchester and the South Coast. It’s a 10 minute walk into the main town where there are lots of bars, restaurants, and the Oracle shopping centre. Ticks all the boxes!

How has the building management responded to any problems or issues you have raised:

Building management has been relatively quick to respond. It has taken a few chases to get repairs and issues resolved but they have been taken care of pretty well.

Please share one thing (or more) which you wish you had known before you moved in:

The only thing that I wasn’t made aware of before moving in was how to pay my heating bill.

Don't know much about management aspect, however there's as been a few cracks here and there which haven't been fixed, the elevator still as that annoying construction cover which covers the actual beautiful design and mirror, facilities such as bike storage is great. And parking garage which being as it's empty now isn't available for all residents. But overall not bad.

Please tell us about the good and bad aspects of living in your local area:

The Good thing about this development is the location, less than 15mins away from the local town centre and train station, convenient bus for rainy days supermarket 8mins away which is great as its a big one, and amazing fast food restaurants not even 1 minute away. Its a lively place, the only bad thing at the moment is the construction which is only temporary.

Please share one thing (or more) which you wish you had known before you moved in:

Make sure you follow the agreement you signed, it doesn't just effect you but others. For example: DO NOT throw away household furnitures in the bin facilities, it's an extra charge not just for you but everyone else.
