A 'lovelly' place to live......

I am happy enough with the layout of the estate. The gardens especially for new builds are sizeable and were properly fenced off with well constructed wooden fences and gates. The house itself is a 3 bed detached with integral garage. Overall the build quality is of a good standard, the only issues being the front and gable side doors which Lovell replaced with new ones. Property management maintains a fairly decent standard of landscaping and the pond and paths to the rear of the estate are a nice route to Kinghorn main street. Kinghorn harbour and Pettycur Beach are within short walking distance and lovely for walking especially if you are a dog owner. There are three pubs, a Chinese takeaway and dentist again all on or near the high street. I few up in Lanarkshire where I lived in several parts of it and only moved to Fife five years ago. I wish I had a lot sooner.

Please tell us about the good and bad aspects of living in your local area:

The estate is really close to the main high street. Although small it has two convenience stores both open from early morning until 10pm. The train station also just off the high street has excellent links along the east coast, around 40mins to Edinburgh Waverly and 1hr 30 to Glasgow Central. Council services are efficient and bins are collected as scheduled on the fife council website. It is a quiet place to live. My house is on a crescent off the main thoroughfare to Burnt island and Kirkcaldy. The road is busy during the usual busy times of day. There are signs showing 20 mph intersected with traffic calming bumps and a light controlled pedestrian crossing. There is ample parking in overflow bays in the estate and for that matter throughout Kinghorn.

Please share one thing (or more) which you wish you had known before you moved in:

The estate Facebook group. Please don't believe every moan and gripe people post. There was apparently and infestation of rats on the estate recently. Nonsense as we live in the countryside surrounded by fields with a loch nearby. Birdseed attracts rodents as well as the intended recipients simply stopping that or cutting back and not leaving food out overnight soon stopped 'the plague' (there was one mouse actually spotted) !!!!

What is the best feature of your home:

Its the perfect size for the four of us and our two dogs. Two en suite double bedrooms, and lovely open plan downstairs layout. My front door is 10 mins to either the harbour or in the opposite direction Kinghorn loch.

The housing development itself is excellent. The houses are varied and well spaced out, each street differs and the variety of designs makes for a "village feel" overall. A mixture of 2 - 5 bedroom options means we have a wide variety of neighbours and the community itself is vibrant with social media communications being well used. There are also several communal areas, numerous green spaces, all being kept by a local Factor to maintain the look of the community. Walking locally is very easy - either short strolls or something more demanding for walkers looking to get out and about in the quieter countryside and lanes.

Kinghorn itself is a small seaside village with several local shops, pubs, excellent beaches, churches and restaurants. Local buses are regular and the short drive to the larger towns of Kirkcaldy, Burntisland and Dunfermline makes this a convenient quiet location to live. Lochside Grange is a quiet semi-rural site, very close to open countryside and farming communities. Local food producers and a Community ecology centre are a short walk away too.

Adoption of the local roads has been very slow to progress, as a result access roads are not yet council maintained.

What is the best feature of your home:

The layout of our 3 bedroom house is excellent - three good size bedrooms (no box rooms), 4 bathrooms (2 ensuite), generous garden space. Garden access through patio doors

The location of this estate is the major plus next to the loch and walking distance to train station and golf courses, house designs are good and rooms very spacious, if I were to criticise anything the houses won’t te first phase have bigger front gardens than back gardens which doesn’t make sense as it’s a wasted area at front of house next to the main road.

Kinghorn is an amazing place to live very quiet and has great bus and train links around fife and to Edinburgh. Parking in the estate is easy with various spaces made available out with driveways.

The road is busy but with the speed restriction doesn’t affect as much as it used to.

What is the best feature of your home:

Location and spacious rooms, design layout of downstairs areas is very family friendly

Promising to start with but a let down

The house initially seemed built well but after being in the property for over a year now issues keep cropping up trying to get them sorted takes multiple emails and phone calls to the company to get them to respond. Excuses are made by Lovell and they play a blame game of it's not their issue because they were supplied it by others and they need to fix it, when this isn't the case. Multiple residents complain of the same issues and as of year later I am still waiting for basic things to be fixed.

The shops within the high street are of good quality and the nearest superstore isnt far

How has the building management responded to any problems or issues you have raised:

They have said they will fix the issues but it is coming up to a year and the issues are still yet to be fixed

Please share one thing (or more) which you wish you had known before you moved in:

If I had the opportunity to speak to residents prior to moving in to establish the issues and snagging I would have chosen a different development

Design is okbut feel they should ask you what you think of design and what you would change. No property management yet in place which means they grass and landscaping doesn’t get done too often. Got our garage converted to give us more space

Eventually! After care not been to good most residents feel the same

That we were close to the social houses and they don’t take care of their homes, there has been rats, fighting and disgusting gardens!
