The building is very modern and stylish, nice corridors which are clean with great lighting and artwork. The gym and concierge service is great. The general manager is very helpful and nice, it’s a very relaxing and comfortable place to live. Flats are also very modern.

Great location being a very short walk to river walk and elmsleigh shopping centre. Very convenient with transport links in to central London within 32min. Quiet and clean. Gym is an added bonus

How has the building management responded to any problems or issues you have raised:

I have not had any issue during my tenancy, but they have helped with any queries.

Please share one thing (or more) which you wish you had known before you moved in:

I wasn’t aware you had to sign up with the concierge and this is what gives you access to delivery collection and the gym so I would say to do that as soon as possible, it doesn’t take long.

The design and layout of the development is excellent, there is an adequate gym (potentially could do with more equipment to improve on it more). The cleanliness and upkeep is first class, semi frequency window washing to ensure a pleasing aesthetic.

There is a fantastic range of local shops, restaurants and amenities in the local area. There is limited traffic noise, bit additionally parking is tricky unless you own a space.

How has the building management responded to any problems or issues you have raised:

Answered the phone when needed for the only issue encountered to date

The true split of these ‘shared’ underfloor heating bills

Kooky Staines: DESIGN: - Living here is like living in luxury. The flats are completed to a high spec including the furnishings. FACILITIES: - Gym on-site is amazing albeit small. - Concierge provides a solid service and very reassuring to have. - Wi-Fi service is excellent. - There are ongoing maintenance issues within the building e.g. second lobby door consistently malfunctioning, water issues. Property/ Building Management: - It is well managed with consistent/ concise communication protocols.

Please tell us about the good and bad aspects of living in your local area:

GOOD: - Convenient location; near train station, shops and Heathrow. - Good amenities in the area; bars, restaurants and vast range of parks nearby e.g Virginia Water, Runnymede etc. BAD: - Parking availability is poor especially being so close to the train station we’re in constant competition with commuters for parking.

How has the building management responded to any problems or issues you have raised:

Building management has generally responded to issues in a quick and efficient manner.

Please share one thing (or more) which you wish you had known before you moved in:

- the expense of underfloor heating- before we moved in it was explained that it would be a small charge since it’s communal however that’s proven to not be the case.

Large 1 bed flat, new mattress topper provided upon arrival, good neutral design, modern and clean gym, accessible customer care, flexible solutions. Cons is that the flat is next to a building site currently, difficult to find parking, intermittent hot water issues, safety of deliveries is poor.

Great area, close to shops and green spaces. Cons would be lack of parking and lighting on roads at night when walking from the train station etc.

How has the building management responded to any problems or issues you have raised:

Yes issues are responded to quickly and most of the time with resolution

Please share one thing (or more) which you wish you had known before you moved in:

Parking issues, construction works next door, antisocial behaviour on surrounding streets, issues with hot water.

Facilities are great, management have been brilliant when I have had issues, coming to resolve it asap. Design could be improved - constant water dripping down the gutter which makes sitting on the balcony not enjoyable. Building also shakes regularly (assuming this is due to the wind).

Please tell us about the good and bad aspects of living in your local area:

Lots of shops, restaurants, bars with the high street minutes walk away as well as the river 5 minutes away. Transport is 7-10 minutes walk but connectivity from the station could be improved with trains into London being every 10 minutes roughly. Parking availability is a bit disappointing with restrictions on the road and limited parking spots to rent in the building itself. Area around the development at night whilst safe enough does feel a little unsafe (other tenants have had issues with people coming into the building, urinating on the building), traffic is busy but sound insulation helps.

How has the building management responded to any problems or issues you have raised:

Very well - although some issues such as leaking gutter have no been able to be resolved, they have done their best to accommodate.

Please share one thing (or more) which you wish you had known before you moved in:

Noise from other residents on occasion - parties going on until late on weekdays, dripping gutter.
