The Kampus apartment building in Manchester impresses with its modern design and high-quality facilities. Residents enjoy spacious living areas and well-appointed amenities such as a gym, rooftop terrace, and communal lounges. Building and property management are attentive, ensuring maintenance issues are promptly addressed and communal spaces are well-maintained.

The few minor issues that were raised were addressed quickly by building management.

Dog friendly city centre living

Hannah C (Tenant)

Jul 2024

The Kampus community is doing a lot right, from the facilities available (gym, nearby parking, bars and restaurants) to the amazing staff who are always happy to help with any building questions. The interior of my apartment is also worth mentioning, it’s crisp and contemporary design has been easy to keep clean and comfortable. It is also so fully equipped that I could live comfortably as soon as I moved in.

Please tell us about the good and bad aspects of living in your local area:

The location of Kampus is everything I’ve ever wanted and needed out of a city centre abode. It’s within 5 minutes of all of the city’s best dining and coffee spots with some of my all time favourites (Pollen and Nell’s) being directly below my apartment building. When I want to meet mates at either restaurant they can park directly outside with a reasonably priced car park that’s usually got space for them. The dog friendly living has been a game changer and my beagle absolutely loves it here and has come on leaps and bounds from the dog social aspect of kampus. He has lots of new resident doggy friends. The dog shop that’s part of the kampus is amazing, the products are great, staff are lovely and we get resident discount! Super convenient.

How has the building management responded to any problems or issues you have raised:

Incredibly efficient service from building managers. Nothing is ever too much trouble and we’ve lost or left our keys in our apartment more times than your average resident :)

Please share one thing (or more) which you wish you had known before you moved in:

I wish I’d have known that the gym was so well equipped and maintained and be on par with a city centre gym I pay a monthly membership for.

Pretty great place

The flat is spacious with minimal design, though the public spaces are nice with the atmosphere. Has some working spaces and a few lounges to relax. Management is helpful but they respond only in the app, not from phone usually. They have a gym that has quite a few machines and usually not too crowded.

Please tell us about the good and bad aspects of living in your local area:

Kampus is right next to the Piccadilly train station and walkable to the city. Plenty of restaurants and bars nearby. Feels very safe here, didn't see any crime activity while living there in a year.

How has the building management responded to any problems or issues you have raised:

They were helpful, resolved most of the problems we raised.

Please share one thing (or more) which you wish you had known before you moved in:

Not really. Things are pretty much as expected. No real surprises.

The staff here is really nice to tenants

Yi-Li (Tenant)

The staff here is really nice to tenants. Especially, Chris, he remembers every tenant! He helped me a lot while I was living there. He would help me reach the resources when I needed help. He made me feel the Kampus team is really close to us. Although I have moved out of here, the time I was living here was nice.

Please tell us about the good and bad aspects of living in your local area:

The location of the apartment is just so convenient for travelling and living. The events and facilities also allow tenants to take a break during festivals and after an exhausting day.

How has the building management responded to any problems or issues you have raised:

I have faced different problems when I was living in Kampus. Sometimes things take time to fix. But the staff would reply patiently.

Please share one thing (or more) which you wish you had known before you moved in:

I hope I can participate in more events and use the facilities more frequently. Because it is not cheap to live there.

Avoid at all costs.

Utterly shameful and unethical management company. Ignore the fake 5 star reviews and avoid at all costs. While living in what was an extremely expensive place to live, there was constant issues like elevators breaking down near daily, poor ventilation in the apartments causing damp, the buzzer to the front work did not work, broken appliances in the kitchen, windows that where broken meaning they couldn’t be opened, and late night parties that management refused to address. Common spaces were also unclean, with very little pride taken in the surroundings. Further to that - I moved out over a year ago, with all bills fully paid up and closed. Last week I received an email saying they were changing all of the utility rates for the period I lived there, so they recalculated all of my bills and issued me a final ‘overdue’ bill for £820. This is completely unethical, and it’s very foggy as to whether it’s illegal. I can see many others were impacted by this, expect the number is into the hundreds that are being exploited for profits. I’ve made a formal complaint as the behaviour is completely unacceptable and puts an exclamation mark on what was an awful experience living there.

Please tell us about the good and bad aspects of living in your local area:

Very noisy and unsafe, with people hanging around the courtyard late at night. Central Manchester location has its perks though.

How has the building management responded to any problems or issues you have raised:

Absolutely not. Response time while living there was very long, and issues since leaving have broadly been met with automated responses.

Please share one thing (or more) which you wish you had known before you moved in:

How little the management company cares about the development.
