Great Development in pleasant surroundings

Well built houses, excellent insulation meaning lower energy bills. Our house is well designed for us with 2 parking spaces provided to the front of the house and nice sized garden, the development has a school within it's boundaries and a woodland walk with lake, shops, bars and takeaways all available in the village a short walk from the development.

Please tell us about the good and bad aspects of living in your local area:

Very nice quiet area, with woodland walks close by, good community spirit with local residents, good schools, Aldi and Tesco express nearby in the village, alongside local pubs and takeaways.

How has the building management responded to any problems or issues you have raised:

Builder has dealt with all of our snagging and queries over the first 2 years

Please share one thing (or more) which you wish you had known before you moved in:

All the information on the development is available through brochure and website, we have lived in the village for a number of years before our purchase, but any potential buyer should visit the area and have a good walk around and familiarise themselves with the area and there particular needs.

Hilton Valley - a great estate and great homes, though minor improvements would make a huge difference

The estate itself is very nice with a beautiful woodland walk just behind us. However the building design of the semi detached and terraced properties could be greatly improved with better soundproofing between properties. We’re in a 2020 Mirin and can often hear the neighbours shutting doors, playing music, their child playing/crying and dog barking. Just a little more soundproofing between the properties would greatly improve quality of living. More double drives in front of houses rather than to the side would also be good as this discourages on road parking from a lot of owners who don’t want to move cars around. This causes a bit of a nuisance driving through the estate. Otherwise the service, estate and builds are lovely.

Please tell us about the good and bad aspects of living in your local area:

The area is perfectly situated, far enough away from the busy bypass road that you don’t hear traffic but close enough to major routes like the a50 and a38 for good work transport links. Road parking is a bit of problem due to a lot of drives being one car in front of the other, rather than side by side on a double drive.

How has the building management responded to any problems or issues you have raised:

We’ve had a few teething issues arise in the year we’ve lived in our home; nothing major but things that would be better resolved as they’re not issues we’d caused. Initially response was fantastic, someone was round within a week to solve things. As time’s gone on however organising someone to come has been slower and once booked it’s easily over a month before they can get to us.

Please share one thing (or more) which you wish you had known before you moved in:

Make sure you get the numbers of the site team or customer service team as this can greatly speed up response to any issues compared to emailing the sales team.

Good house design, could do with being slightly larger floor space on each build. Faculties inside great, WC, en suite. Etc. Overall quality of build is good, no major issues on build. However, maintenance of property and surrounding areas after purchase is questionable with many snags still outstanding which is disappointing given the overall package

Please tell us about the good and bad aspects of living in your local area:

The range of shops and pubs around the area is great more then enough places to go, I believe on the open walks around the estate there needs to be benches and more bins as litter and dog mess is becoming more obvious. Living on the street we are is great more then enough room for parking and being able to get on and off the drive. Bin collections is always on time and always happens when it should.

How has the building management responded to any problems or issues you have raised:

Was good to start with in the first few weeks, checking on the door to offer assistance then all of a sudden wiped our hands and said go through customer services, who promise calls from engineers/subs who are not proving reliable, few exceptions whereby things have been sorted sooner than later.

Please share one thing (or more) which you wish you had known before you moved in:

The quality of garden included in the price was of very poor quality. Would have rather had no garden at all as a plain canvas is easier to sort.

Overall the development could of been designed better with wider roads to accommodate the amount of traffic and the fact there are only a few double drives so the majority of people park on the road which makes driving and pram walking difficult. The play area and lake area are a nice addition although both could be improved with bins to keep the areas clean and more amenities for children.

Please tell us about the good and bad aspects of living in your local area:

Hilton is a lovely but quiet area with a local feel, but with a huge housing development and without the amenities to support the area. Parking is an issue in the area.

How has the building management responded to any problems or issues you have raised:

Customer service needs improvement. It has been mismanaged.

Continue to chase issues and make a note of an communications you have with customer service.

We looked at loads of different developers and st modwen was our favourite design and quality by a mile. Everyone at st modwen was so helpful the whole way through and snags were all sorted. They still haven’t done the tarmac on our road which was complete a long time ago so it will be good when that is finished off.

Please tell us about the good and bad aspects of living in your local area:

The area is lovely and quiet, we have a really nice woodlands walk that st modwen made at the back of the house. Bus stop not far away and hopefully will be a stop within the estate when it’s complete. No anti social behaviour experienced and bin collection is good. My only wish is that there was more restaurants/nice pubs.

How has the building management responded to any problems or issues you have raised:

Yes, all issues and snags raised were addressed and sorted. Nothing was too much trouble.

Please share one thing (or more) which you wish you had known before you moved in:

The only thing we wished we’d have known before moving in was that we would be without internet for a while and phone signal isn’t great.
