Great development in a convenient area with good services and management.

The development itself has been quite positive in my opinion. Design is beautiful and gives comfort when living in the property. Concierge service and room is a great one to add to the overall quality of living. The court yard and the roof top garden are great places to relax and spend quality time with your family and friends. The management has been quite responsive and taking care of all issues that come up quickly. One thing to mention is that we have been having an issue with the private gym which was supposed to open almost 3 months ago. I am not sure what is causing the delay but this is the only point I would mention as a negative aspect.

Please tell us about the good and bad aspects of living in your local area:

Overall, the experience has been quite positive with great access to nature/parks, bus stops, and tube stations. It has plenty of grocery shops like Londis, Sainsbury's, and Lidl. I personally like going to cafes and there are ones that serve quality coffee and have nice, friendly staff. I have not seen any issues around the are.

How has the building management responded to any problems or issues you have raised:

Yes, they have. When I raise an issue, the response is quite quick and clear on what you will do next.

Nothing. Everything was made clear to me before moving in.

Good quality building with a number of small issues

Modern building, good design, overall high quality of flat and appliances. Though there are dozens of shortcomings, like very narrow bath mirror cabinets, a bin inconvenient for recycling separation, dishwasher overlaying cutlery drawer when open, easily soiled surfaces, poor block entrance door entrance system and a few others. These are not crucial, but rather annoying, and require adjusting (or getting used to it). At the moment of writing the review, it's very new and there are a number of issues with home management like missed garbage collection, a long time to fix some snags, etc. At least the management company communicates with us, so we expect that will become better. Poor parking options but we don't have a car so had no problem with it.

Please tell us about the good and bad aspects of living in your local area:

Convenient transport hub: 11 min to Elizabeth line, 20 min by foot / 5 min by bus to Picadilly. Nice area with a few parks, 5 pubs and a number of nice cafes — all within a 10-minute walk. Not very wide selection of groceries: Liddle, small Londis and Sainsbury, though they promise to open a Tesco in the complex. 30-minute walk to Ealing where you have many retail, cafes, and restaurants. And we can order from there :) We are very happy with the location. The only thing is the lack of swimming pools.

How has the building management responded to any problems or issues you have raised:

They responded and fixed something, but not all the snags, at least yet.

Please share one thing (or more) which you wish you had known before you moved in:

Our flat is 3% smaller than we expected, which is covered by a 5% allowance in the agreement. That's legit but disappointing considering how much we paid for the property. And we had to check that ourselves, because the developer didn't provide us with measurements

Beautiful building but management is not what I was expecting

Design is excellent and carefully thought about. The finish was mostly good but the light switch plates don’t fit well and are often scratched. Some of the design details are different from the spec. Also the spotlights are annoying, I’d prefer to be able to have light fittings. Facilities such as gym and concierge not yet open so can’t comment. But there is a charge for the gym induction, which given the cost of the management fee is absurd. The combined heating is also frustrating as billing hasn’t started and it’s difficult to see how much I’m using and what the cost will be.

Lots of shops and restaurants nearby. The nearest tube station is 25 min walk. Liz line from Hanwell is irregular

Yes, but often quite slow. Mostly it’s difficult to know who I’m supposed to talk to

Design and facilities are top-notch throughout. There are the usual small snagging issues with regard to actually using the flat (peeling refridgerator sealing, too-short laundry machine hose, batteries in thermostat units low or dead on arrival). Management has been lacking a human touch; the lack of appropriate bin facilities for the move in period and the number of small charges that were not set out in original contract are unwelcome surprises.

Excellent range of local shops. Bin collections have been an issue; the property management were clearly not prepared for move-in.

How has the building management responded to any problems or issues you have raised:

The building management has been polite and prompt, but very corporate and inflexible.

The intercom system is absolutely not fit for purpose and have caused huge headaches during move-in. Being provided with an alternative or an option would be welcome.

Beautiful development in a lovely area of West London

Beautifully designed, excellent amenities; gym, concierge, communal gardens and roof garden. Marketing Suite close by and team are very helpful and polite. Building is managed effectively and teams both on site and remotely are personable and helpful.

Excellent amenities; LIDL supermarket, Sainsburys local and London all within walking distance. Lovely coffee shop, bakery, restaurants, micro pub and takeaways within walking distance. Lots of green spaces and excellent transport links. Very quiet and calm.

How has the building management responded to any problems or issues you have raised:

Quick, efficient and responsive. Issues are handled promptly.

Please share one thing (or more) which you wish you had known before you moved in:

I wish I had been told that the video phone system would be an app, but this is not a big issue.
