Marrying old and new, beautiful development. incredibly calm and quiet despite being within walking distance of Finchley Road. Well kept with great facilities and a friendly on-site team. With swimming pool, spa and gym as well as plenty of outside space it offers great facilities. A great place to live.

Easy access to both Hampstead and West Hampstead both providing different atmosphere. On-site chauffeur to take you to stations for trips further afield.

Please share one thing (or more) which you wish you had known before you moved in:

If you drive you may want to ensure you have a parking space as on street parking has restrictions and there are no permits available for residents of Hampstead manor.

What is the best feature of your home:

High spec and great material used. Superb views over great landscaped communal areas.

Four Years on and the Building is showing little sign of any preventative maintenance, with graffitied walls, and scratched lift interiors. The building due to its Accessible Entrance is plagued with Parcel Thefts and the buildings' offsite CCTV appears unable to catch their image. Inside the Apartments we have issues with Ill fitting Windows creating drafts which suck the heat out in the Winter months and appear to do little to cool the interior down in the Summers where the temperature inside can easily exceed that outside. What was once a Pet Free Development i9s now home to numerous Dogs but with poorly maintained paths one is sure to walk in dog excrement if you choose to take a stroll.

The development is well located in a quiet Central London leafy Suburb with excellent range of transport options including Bus, Underground, Overground, Thameslink Stations all within a short walk. Post COVID the area has almost no Nightlife in fact t from your window you rarely see any signs of living especially evenings and after dark.

Please share one thing (or more) which you wish you had known before you moved in:

I wish I had known about the convoluted fob entry security system which serves to isolate its residents from their neighbours and the community at large.

What is the best feature of your home:

The best features the Open Plan Kitchen and Lounge which served with a floor to ceiling window lets in lots of natural light from Dawn 'til Dusk

Clean, green and calm

The whole development feels like a little oasis and the porters are doing a great job in keeping an eye on everything, making it feel very safe. The gym and pool are comfortable. The appartement is highly energy efficient with floor heating which is rather useful these days.

Everything one needs is relatively close - the Heath for walks, both Hampstead centre and West Hampstead are wonderful shopping areas as well as offer pubs and restaurants. Several public transport options nearby. Parking on the street can be rather challenging.

How has the building management responded to any problems or issues you have raised:

Not a lot of experience with this, but porters are always very helpful with anything.

The address structure is rather complicated and not well known among delivery drivers. Address finders based on post code often don’t work either, which gives complications with receiving mail sometimes.

The design of the building is great and very modern. The building is very clean and tidy which is spectacular in my opinion because there is nothing at all to worry about and have anxiety. This building makes me feel very safe. It has the best location and a great environment.

Please tell us about the good and bad aspects of living in your local area:

The local shops are quite good but a little far away. I dislike The bin collection , it should be a bit more cleaner because it can be smelled alot but otherwise its ok. Therefore the thing that iam loving is the traffic noise ( you can't hear anything). The other thing that i am aware , i dont like is when you are inviting someone and you have to go and lead them upstairs because they dont have the key.

The development itself is beautiful but I live in on the top floor of Lord Cameron House, the social housing building. We have a separate discreet entrance away from the main thoroughfare, so discreet in fact that we have great difficulty with deliveries they often cannot find building or the entrance to it leaving the residents standing on the street itself rather than receiving deliveries via the Video Entry System. I mentioned the Top because I wanted too draw attention to the fact that even when the delivery person finds the right door I have to scramble to the lift down to the entrance to be able to get my delivery by which time they have often walked off having not understood the system. In addition the poorly laid out apartment has poor ventilation with only a quarter window in the main lounge/kitchen, making it extremely hot in the summer (well above the temp outside) and extremely cold in the winter provided by the huge rooftop window which lets all the apartmenmt to escape.

Situated in the leafy suburb of Hampstead has its benefits with respect to lower pollution, noise however is almost constant but instead of traffic noise we have leaf blowers and general construction noise

Please share one thing (or more) which you wish you had known before you moved in:

It takes a a long time to have issues investigated/resolved due to the demarkation of responsibility especially with respect to the building rather than fixtures.
