We've been happy with the build although had a few snags

We love our Stainsby, the hall and landing are very open and bright and all bedrooms of reasonable size. We've been happy with the build although had a few snags, easier stuff seems to get fixed within a few weeks of raising however when contractors are involved it has taken longer/still waiting.

Please tell us about the good and bad aspects of living in your local area:

The nearest shop is a convenience coop on a neighbouring estate 5 mins drive away - nothing really within walking distance. There are a few pubs/restaurants within walking distance - especially now hackwood farm has expanded to also be a restaurant. I don't think there is a particularly close bus stop - I image you'd need to walk towards mickleover, we've always taken a taxi into town if we don't want to drive - about £10 fare. Parking availability is good - most properties have drives for 1-2 cars plus a garage and on street parking also available. There is a primary school at the entrance to the estate which is very useful if you have kids, however it is a nightmare getting in or out of the estate at pickup/dropoff times due to all the cars trying to park close to the school. It would be helpful if a system were set up or parents not asked to park on the estate.

Please share one thing (or more) which you wish you had known before you moved in:

I was expecting all the walls to be white but they are actually a pale yellow. I would have preferred white

Open and bright hallway/landing or the visual appeal of the externals

We like the design, that's why we chose it. It's spacious and detached on a quiet street with no through road. I would hate to be on the main route in to the estate. The building management has been very poor.

Please tell us about the good and bad aspects of living in your local area:

We live on a quiet street with good neighbours. We are a corner plot so our front garden has a visibility concrete strip going through it which is pointless.

Please share one thing (or more) which you wish you had known before you moved in:

Ensure you have everything in writing from millers and take lots of photos on the walk round.

What is the best feature of your home:

It's OUR home and we will continue to develop it to make it our own.

Lovely property we had a few teething issues with toilets and showers which needed to be fixed a few times. Not a fan of the shared drive or basic garage construction. Due to pandemic resource availability seemed to be a problem for millers and their sub contracting team. Now we are out of our time and resolving the issues ourselves. The design is lovely and exactly what we were looking for.

Houses are a nice distance apart which makes the estate look less cramped than other local housing estates. Looking forward to the Hackwood farm development to be completed.

Please share one thing (or more) which you wish you had known before you moved in:

How long it would of taken to finish the garden ie level and grass before we could let the kids out.

What is the best feature of your home:

The hallway which joins all the of the living spaces together.

Things they promise don't add up. Soon learn build quality is not as good as you expected Cut corners with some items and fittings. Also only as good as the fitter, electrician, labourer who does the work. Seems like the work experience did most of it.

No shops, no GP, park has only just opened. Road quality is poor, full of mud. No transport links. Hackwood farm is quality but that was there before housing was built. No problems with people living here or the council. Just the developers

Land quality re drainage Road closures nearby School parking situation - twice a day it's dangerous

What is the best feature of your home:

Looks smart from the outside and we have made it look nice. Quite economical with heating.

Our estate here at Hackwood Park in Mickleover, I believe, is very well designed. There is plenty of space between properties [unlike some other local estates where houses are cheek by jowl] and plenty of areas of hiatus - also, there is a footpath designated to encompass the entire estate which is good news for pram pushers and dog walkers. There have been a few issues at our property in particular with water run-off which is under investigation, and a design fault on the air vents on the windows which we have complained about but nothing can be done apart from replace every window which is not practical from a monetary point of view.

Please tell us about the good and bad aspects of living in your local area:

Shops, restaurants and bars can all be accessed only if you have your own transport as it's a stretch of the legs to the nearest bus stop for Derby proper/or into Mickleover itself. Entrance to estate extraordinarily congested early morning/afternoon as their is a school but no car park access so parents park all over the first few roads as they wish. Bin collections on time and efficiently done. Very little traffic noise.

Please share one thing (or more) which you wish you had known before you moved in:

I wish I'd known how dark the downstairs hallway is......if all the doors are closed downstairs then the hallway is more than a touch gloomy.

What is the best feature of your home:

The layout upstairs and the wall around the garden.
