I love my new flat

New build ground floor flat with entrance hall, bedroom, lounge kitchen diner with a balcony and bathroom with a bath as well as a shower. Modern fittings including a dishwasher. My flat is by a communal garden. Property Management promptly sent gardeners to tend the garden when I said the overgrown grass needed cutting. Lovely to look out the window and see the garden which now looks better. The only thing I’m not happy with is my heated towel rail is broken and Aftercare won’t get it fixed. In a new build flat it should be guaranteed and fixed under guarantee. Aftercare are often unavailable and difficult to contact.

Please tell us about the good and bad aspects of living in your local area:

New build flat by green spaces in a quiet and peaceful central location near bus stops for local buses and 10 minutes walk from Northolt Station. Harvester pub restaurant nearby and 5 minutes drive to South Ruislip retail estate which has big stores and supermarkets. Recycling and rubbish bins inside my block of flats. I have an allocated parking space.

Please share one thing (or more) which you wish you had known before you moved in:

When viewing, check the fittings and report anything of concern. I wish I’d known my heated towel rail was broken as I could have got them to repair it before I moved in.

What is the best feature of your home:

Ground floor flat by communal garden. It's lovely to see the garden out the window and from my balcony. Lovely comfortable flat with everything I need.

Spacious and modern design. Fitted with modern appliances, including washer/dryer, fridge/freezer, dishwasher, induction hob and oven. Good size balcony. The building is regularly cleaned. Bin store is usually well maintained. The building appears safe and secure.

Plenty of bus and train links nearby. Close to convenience stores, restaurants, green spaces and leisure centres.

Please share one thing (or more) which you wish you had known before you moved in:

Windows are not very soundproof and are not visited by a window cleaner.

What is the best feature of your home:

The kitchen. It is modern and stunning. There is ample storage space and it is well designed.

Some improvements needed

Development looks good but floors are thin can hear every footstep above. There is a side entrance that leads to grass which is not helpful when it rains, if there is a way it could be paved all the way to the main street that would be awesome. It's nice having a balcony but fact the balcony doesn't protect you from the rain because its planks with gaps is a little disappointing. Other than that it beautifully designed inside and spacious

Please tell us about the good and bad aspects of living in your local area:

It's a good distance from the tube but the quickest way to the main street is not paved so if it raining we have to take the long way round which adds time to the journey There is no lighting or fencing round the back of the building. Spoken with neighbours who have seen suspicious activity round the back. A few of the street lights don't work leading up to the property. Can they be fixed? At night it's very very dark you can't see people's faces as they walk past

Wish I knew gas metre was outside, there than that

What is the best feature of your home:

Kitchen and bathroom is very nice!! I am happy with my choice to be here but fixing some of this issues would make it nearly 10 out of 10

Building management slow to fix problems

Need a real footpath to be put in place at far end of the development which leads onto dabbs hill lane/field end road. It's just grass and in the rainy season it will be like a bog. Experienced this already after development was just finished and the fence removed. Building management - slow to fix problems like broken door handle leading to the stairs. Also a small ornament we had by the front door was removed without warning, we didn't even get the chance to take it inside. This was before the notice was posted on the noticeboard about fire routes and removal of objects in communal areas. Essentially, this is theft.

Local high streets are not anything special. Northolt and south harrow Not too far to walk to supermarkets, very driveable for those with cars A few decent open spaces nearby (parks) Transport links superb - Central line at Northolt, various buses including to harrow bus station and Heathrow. Bin collections much better than we first moved in. Parking situation is pretty rubbish. Antisocial behaviour - we had our balcony egged by kids who live down the road. So did another flat Traffic noise not too bad

Metal balconys make a lot of noise! They make loud bang/creaking sounds, and that's with nobody on them! Likely due to expanding and contracting or something. Not too much of an issue though. It's also annoying with them having gaps in the floor because when it rains, the balconies above drip so much water even after the rain has stopped. Also people can look down or up through the gaps, when they sweep their dirt comes down, cigarette ash, glass, whatever

Big balcony, nice bathroom and kitchen space. Overall lovely flat

Facilities in the development is poor. There are so many empty parking spaces, even though you are a resident you cant park. Aftercare team service is very bad. People who live in the other blocks bring their dogs to the green space outside the development to urinate, which is very bad.

Overall the area is good. Public transportation is good. Shops and restaurants are less than 20 mins away

Parking conditions is very upsetting because sales team never informed that there will be parking restrictions

What is the best feature of your home:

Calm and quiet, material used to build the wall or used to partition is very cheap.
