Good on the whole but not without issues

The development is in a great location and the buildings and apartments as a whole are of a high standard. The downsides include frequent disrepair in communal facilities, poor maintenance of communal areas and substantial rent increases which are applied irrespective of property management value.

Great location with good transport links. Surprisingly quiet area given close to main road. Friendly conceirge team.

How has the building management responded to any problems or issues you have raised:

No. The building doors have been been faulty since I moved in 2021.

How awful the heat network supplier is. Customer service really not good.

Great place to stay if you’re new to London

Similar comment to above about the design. The floor to ceiling windows are great as they let in a lot of light but in summer can feel like a greenhouse. Ideally would be good to get air con into the rooms. The facilities are great but the sauna does break quite easily.

Good aspects is that it is very close to Vauxhall station so can easily get around, grocery stores are nearby and the gym and spa facilities. Negative aspects is that in summer it can get very warm with the windows and due to being near a main road can’t open the windows.

How has the building management responded to any problems or issues you have raised:

They are quite slow and sending people for repairs

Everything is nearby, apartment is quite pricey but is very secure

In regards to the design, I dislike the concrete pieces displayed outside the building as well as the sand that was placed everywhere. It does not allow the area to ever be clean. After all the repair works done outside due to the leaks in the car parking, the pavement was badly replaced and the uneven floor causes pools of water when it rains.

Please tell us about the good and bad aspects of living in your local area:

There is a good variety of restaurants and open spaces but not as much bars and open spaces. Transport is very good. Unfortunately I face some anti-social behavior from the neighbors at the back of the building I live which makes it hard to cope with, specially during the summer when they release their children to the communal areas to scream for hours as as well as destroying the garden when throwing their bikes and other toys on top of the plants. In addition they organize loud parties and barbecues which they have been told they are not allowed to do so in the referred area.

How has the building management responded to any problems or issues you have raised:

I have a few issues in my bathroom caused by the movement of the building over the years which was not considered to be repaired. I also find it difficult to deal with my parcels as it would only be managed upon paying a fee which I find it unfair providing that I already pay the service rates.

Please share one thing (or more) which you wish you had known before you moved in:

I wish I had known about the noisy neighbors living in the building at the back. Probably I would not have bought the flat then.

The apartments are great design, spacious, clean, all great for the area. The main facilities are hit and miss (sauna and pool often closed) and some issues with water and heating from time to time. Location is fab although quite noisy at peak times due to trains. Thriving area.

Vauxhall is underdeveloped but Nine Elms and Battersea is moving ahead. More smaller bars and restaurants would be good, however shopping isgreat and proximity to central.

How has the building management responded to any problems or issues you have raised:

All issues have been resolved well and efficiently.

The length of time to get other developments in the basement floor.

Concierge team are amazing. Gym is a great addition. A2D take a long time to put issues right from minor things like broken light fixtures and window chips to major issues like a broken lift and a smashed window.

Please tell us about the good and bad aspects of living in your local area:

Need to be careful walking home at night. Train noise has become substantially worse in the last year. Motorcycles riding on the pedestrian paths.

How has the building management responded to any problems or issues you have raised:

A2D staff are lovely and try to help...but lack of updates and slow action make life anxious.

Please share one thing (or more) which you wish you had known before you moved in:

The addition of neighbouring buildings in exchange gardens has turned the courtyard into an echo chamber. Train noise is awful even with windows shut.
