A joint venture between FABRICA and Crest Nicholson, Elmsbrook is an eco-town. Part of the North West Bicester Masterplan, 40% of the final development will be devoted to green spaces including allotments, play areas, sports and recreational facilities, a country park and acres of interconnecting cycle and walking paths. Every home has been designed with to minimise waste and improve efficiency by keeping homes naturally cool during the summer and warm during the winter, with energy-efficient doors and cavity and roof insulation to restrict heat loss. Homes at Elmsbrook use less electricity than the average Bicester home. Heating and hot water come from the district’s heat and power system, while each house has rooftop solar panels to generate electricity. You can rent an office or hot desk at the on-site business centre, whether you’re looking for a new base for your business or just an alternative to working from home. There is also an on-site primary school.

A lovely and special development to live in!

The neighbours are lovely and friendly. There is a sense of a community, various hobbies and clubs to be a part of. A cafe, board games night, gardening club, knitting club, and more! The homes have been made to the highest standard. Its triple glazing and innovative features have amazed us. The ecological aspect is very important to us, so it ticks all the boxes. The only downside is the potential of new housing developments being built nearby, in the near future, that are not eco-friendly in design.

Please tell us about the good and bad aspects of living in your local area:

Bin collection is 9/10, the cafe in the Business Centre is family-run and a great meeting point on Friday mornings. It’s peaceful with no traffic noise thanks to the triple glazing and it’s relatively rural area. Many houses have cameras installed and we have a group chat where we can share any anti-social behaviour in order to nip it in the bud.

How has the building management responded to any problems or issues you have raised:

They were prompt about a couple of minor snags, such as a replacing a screw in one of the faucets which had oxidised. Everything works perfectly. The house is well-insulated, it keeps the heat in, when it’s cold,m; and the house is cool in the hot Summer, provided the blinds are used at the right times, of course.

Please share one thing (or more) which you wish you had known before you moved in:

There should be cameras in the glass recycling area as (although rare) it has been used as a place to dump random things which need to be taken to a tip. I also wish it had a pub which served organic dishes. Due to variously reasons, there has been a delay in completing other parts of the development. I hope it is finished soon.

This is an Eco friendly development. The residents make a friendly community, helping each other all the time. There is plenty of green space, bins, play areas and outdoor gyms. There is a weekly pop up cafe, a baby group, a sewing group, yoga and pop up pubs.

There is a bus every 30min that can take you to the nearby shops, there are play areas and outdoor gyms.

How has the building management responded to any problems or issues you have raised:

Unfortunately this could be improved with better time frame for improvements

The heating and hot water is paid separately and we were not informed about the standing charges when buying the house.

Good to live in a low density community. roads are wide. enough space for dog walking. The team on site is helpful and nice, keen to follow up the snags. Solar panel and the rain water system help a lot on sustainability. The quality of the material is better than other developers, which is quite impressed.

Quite convenient, 6 mins to High Street, 10 mins to Tesco Superstore. Have parking space for guest which is quite good. low density. Very quiet community.

How has the building management responded to any problems or issues you have raised:

They are definitely delivering good service and keen to follow up the questions or snags we found. No major snags so far, just some decoration stuffs like the paint, scratch on glass.

would be better to have more slabs for walking or garden furniture.

Fab Area, Terrible Housing Association for Shared Ownership.

Fabulous place to live with mostly fab neighbours. Easy to get to places. Terrible housing association run it who are just pure greedy and don’t care about the people who live in the properties. Need shops massively to make lives a lot easier.

Lovely area Awful association run it. No shops, more interested in more houses than facilities.

The area is great, but as previously wrote a shop would be great a gym too. Having a school is great specially because is in the middle from every house. Design of the house is very nice, we love how this isolated with the triple glazed. Some minimum incomprensibile point ex. the light switch button in the living room are placed behind the door (?!?) property and building management are bit slow to respond to enquiries.

Please tell us about the good and bad aspects of living in your local area:

It’s lovely to live Elmsbrook, so much green space. But we would need at least a shop to avoid travel for few bits, even if actually is 5 mins drive for the closer shop. More parking space couldn’t be wrong.

How has the building management responded to any problems or issues you have raised:

After the first step in the house the response was quick with the issues raised, then got slow

Nothing to be honest. Had the chance to visit an example house at the showroom was enough
