Peaceful, sociable, needing continued investment/upkeep.

When opened in 2017 the property was developed with around 7 lounges, gym, games room and roof terrace. Overtime, although cleaned, maintenance and further investment into refurbishing or adding/replacing wearing facilities has not happened. Overall though the facilities are useful but tired. Laundry room costs reach nearly £7 for a wash and dry which is obligatory for the court building residence. This increases regularly (twice yearly) set by the management. Removal of building app to manage lounge bookings and vending machine. External building doors often broken so security for residents is not always as good as it should be. Wear and tear of building steps, doors, window cleaning, decor needs reinvestment. Rents continue to increase regularly and are supposed to be reduced for key workers.

Please tell us about the good and bad aspects of living in your local area:

Close to Leeds city centre- 15 minute walk. Short walk to buses and convenience store. Parking at an additional cost of around £85 per month, some antisocial behaviour on road outside occasionally but little noise and good security team 24/7

How has the building management responded to any problems or issues you have raised:

The management is friendly and well meaning. They clearly are busy and work hard for the building. However perhaps due to fewer management team resources available, building issues above are known about but often left for months or passed off as a low priority and not dealt with or ignored and excused as they don’t feel responsible. For example, the main staircase into the building has been broken and in disarray, often a trip hazard but has been left for many months. Management could benefit perhaps from more landlord investment/ resourcing.

Please share one thing (or more) which you wish you had known before you moved in:

Rent started low but increases have been regular. Social events were common but are becoming infrequent and are limited in size or midweek. For example there used to be a large summer BBQ funded by the landlord with drinks included but this hasn’t repeated lately. Feels like investment has stopped and building is slowly ageing. Overall I’m grateful for the property and what the hard working team manages.

Lovely building, beautiful architechture! Facilities are always very clean and well kept. Love the garden area and the roof terrace. The gym could use more weights equipment and machines (but thats just me being picky). Management staff is always professional and helpful!

Always have received a professional and quick response.

Please share one thing (or more) which you wish you had known before you moved in:

The walls are quite thin, so can hear neighbours watching TV or even talking.

The staff are very friendly and they make life so easy for the residents. I live in a studio apartment an the design is really good. Management organise events often which is a really good way to meet your neighbours. There is security 24/7 and the building itself is gated

Please tell us about the good and bad aspects of living in your local area:

Very close to a main road with a lot of busses running all day. The building itself is on a relatively quiet street.

How has the building management responded to any problems or issues you have raised:

Anytime I raise a maintenance ticket it’s usually handled very quickly.

Please share one thing (or more) which you wish you had known before you moved in:

The staff were very forthcoming with everything so there’s nothing I really wish I had known before I moved

Amazing place to live!

The management team are amazing, always going above and beyond to bring fun ideas to it’s residents which brings a proper sense of community. The team are always so polite, energetic and always willing to help if you have any queries, to say they have only been here a short time and they are making such a good impression is a testament to them.

Please tell us about the good and bad aspects of living in your local area:

The building is situated right behind Hyde park which makes for a perfect short walk to a field full of a vibrant mix people having a good time. The street itself that CQ is situated on definitely needs some attention. There are many break ins on the street outside the gates which makes it impossible to park for free at night.

How has the building management responded to any problems or issues you have raised:

The management always seems to fix any maintenance issues asap.

Please share one thing (or more) which you wish you had known before you moved in:

Nothing has put me off really, the street parking could be useful or some parking for visitors could be available as £5 each time you want a friend to stay is a bit steep
