The design of the building is absolutely amazing and beautiful. The facilities are also really thought through because there is a play area and places to enjoy the sunny day if wanting to go down and have a walk. The security system is also very useful since the door can only be opened if you have a security hob and this does not allow random people to come into the building and people living in the building can feel safe and not worry.

Please tell us about the good and bad aspects of living in your local area:

The good aspect of living in the area is good transportation and the convenience to buy groceries and access to public parks. The bad aspect is that it's a bit noisy because of the planes going over the buildings and that creates a lot of noise.

How has the building management responded to any problems or issues you have raised:

Yes and it was really useful and helped a lot to fix the problem

that is how every flat has everything from heaters to a built-in fridge

Good value for a flat to commute into the city

Well built, app for video call intercom and remote access to communal entrance with parcel store, secure bike storage, nicely landscaped and well maintained. Building management are reasonably quick to respond to queries. The building is sensibly designed and laid out however the promised park access is nowhere to be found

No real redeeming aspects of the immediate area but extremely easy to commute from. 45 minutes from the west end

How has the building management responded to any problems or issues you have raised:

Not really, mostly trivial issues such as pets and shoes in the communal hallways, real issues such as overflowing cardboard recycling which should have been planned for by the council/HA have been left at the responsibility of occupants to somehow use less card??? This should have been expected with lots of people moving in...

Please share one thing (or more) which you wish you had known before you moved in:

Communal gas network via shared boiler, which is pay as you go on a digital meter, no idea why we can't do DD for hot water/underfloor heating

Awful, we are not happy with the money that we are paying compared to the services we are receiving from the management.

To much lights in the back stairs, it is consuming too much electricity and it is also open the whole day. The building is also open to all bystanders, they can even go to the balcony terrace and I don’t know how they are able to do that. Door knobs as well are low quality because it’s often broken.

Please tell us about the good and bad aspects of living in your local area:

First the security is really awful, some bystanders sleeping in the bin store and cycling storage (there’s also incidents of stolen bikes), and also some of them drinking and using cannabis behind our building (Poppy House) . 2 days ago I saw a man urinating beside the pod (electric car charger), so I asked the man “why are you urinating there.”! So the man just walked away. Secondly, the payment, they management suddenly increased our monthly payment and service charge. We’re not even staying here for a year. It’s because they enter to a new insurance then they gave the burden to us. They just increase without setting up any meetings with the residents to listen to our voices whether we are agree or disagree. We are also affected by the inflation, we as an ordinary citizens in this country. We are also working hard to survive. And finally the mended they have done in our flat is incomplete because last July the underneath of our flat was hit by the amazon van. I reported the damage and they just mended the bricks, they didn’t include the steel that had been damaged by the van. My point is during the selling and inspection of this flat, it is totally fine and no damage until we moved. Now that we are already staying here they don’t care about our flat weather it is in good or bad situation. I’m not happy at all that they didn’t fix the steel underneath our flat that resulted from the amazon van.

How has the building management responded to any problems or issues you have raised:

Some of them are rude, there’s an instance that they just dropped our call intentionally!!!

Please share one thing (or more) which you wish you had known before you moved in:

About the sudden increased of monthly payments both rent and service charge. Maybe because the management is thinking that we are claiming any money from the government but honestly we are not claiming anything that’s why we are struggling!

Great Property with a few let downs.

The development has a great design it is spacious and floor plans are well designed. The facilities are alright there are small parks and roof top gardens. The building management is average there are a few residents with pets which is not allowed in the lease however those pets have not been removed for some time.

Please tell us about the good and bad aspects of living in your local area:

The local area is great, there is a variety of shops around. Transportation links are fab, only downside is the busy nature of the area it attracts a lot of strangers into the development, would have been responsible of the developers to add something (gates etc) which would stop this from happening.

How has the building management responded to any problems or issues you have raised:

Management seem to be trying but many issues remain unsolved. There is on going issues with pets in the building which management have tried to take action against but those issues remain.

Nothing in particular, much of the stuff was expected.
