I would definitely not buy a Cala Home at Hampton lakes

Lovely location let down by the developer and management. Integral plans were signed off unilaterally and different from what was agreed. Ongoing delays and slow communication seem to be the norm. Significant costs incurred for 3 mortgage offers that have expired while interest rates have gone up. Initially had a mortgage offer of 1.63% secure for completion as agreed but since there have been delays on Cala side the best offer I now have secured is 3.9% ! and with a bigger deposit.

Please tell us about the good and bad aspects of living in your local area:

I would definitely not buy a Cala Home at Hampton lakes Completion moved out 3 times from agreed completion date - June 2022 to then November 2022 and now potentially October 2022 and beyond. I have required 3 different mortgage offers over the period to accommodate their ongoing and continuous delays. The market rate I secured initially from my mortgage provider was was 1.63% then 1.96% and now after placing an ever bigger deposit 3.9% all due to their delays and interest rates going up 4 times over the period. I wonder if I will need another mortgage offer and what rate that would be … By chance I had visited the development recently and noticed a 1.8m wall being erected on the property boundary which separates our plot from the lake. The plot we had purchased is on the lake the reason we purchased this plot and paid a premium was to be able to enjoy the open space from our garden. This 1.8m wall which is now being erected means that even though we are the property closest to the lake at wait for it "Hampton Lakes " separated by less than 2 meters we cannot enjoy the view or open space they advertised and mislead us about . Rather we are boxed in , more so than my property in London which has lower walls. Calas response to this is that we can see the lake from the balcony , they also omitted the fact that they had unilaterally changed the height of this wall without informing us. Imagine buying a sea view home and then erecting a 1.8m wall directly in front to obstruct the Seaview??? Unbelievable. Beyond disappointed and cannot recommend this development or builder. BUYER BEWARE

How has the building management responded to any problems or issues you have raised:

Poorly they denied unilateral changes to building plans until it was posted out to them with photographic and geo-location evidence.

Check all the details, and make sure to take photos of every single document that is shared with you. So that Cala do not make unilateral changes without your consent.

Cala homes are beautifully designed and made with high ceilings and lots of natural light. The staff on site are all friendly and accommodating to our needs. Shout out to John amd Vasille (who makes me laugh daily) We feel the oven is the negative issue. A poor quality, cheap oven doesn’t cut it for a house like this.

Such a beautiful area to live. Being so close to a nature reserve with beautiful lake side walks, yet so close to local amenities, it really is superb.

How has the building management responded to any problems or issues you have raised:

It’s has been tricky getting our snag list completed, although all staff have been very accommodating.

Poor oven quality.

From the color of the bricks, the quality of the materials, the design and they are perfect. The architects thought very well the distribution of areas between houses since they do not look as crowded as in other developments.

There are food stores within a 10-minute walk as well as a bus stop, my street is very quiet.

How has the building management responded to any problems or issues you have raised:

Very fast and efficient, the little details we came across were solved very quickly.

Please share one thing (or more) which you wish you had known before you moved in:

The truth is that the sales office always kept us abreast of all the details of our house, so we saw more than good surprises, they took care of even the smallest detail.

The design, facilities, and building management are excellent, also the aftercare customer service manager Robert is very nice and helpful. He always answered our questions and query and on a timely basis and send us helpers to fix or repair as soon as possible. Also gave us genuine advice regarding how to maintain the house and garden during winter.

Living in the local area is quite nice as there is a park just around our house, 5-minute drive to a shopping mall with Tesco Extra, M&S, Boots which is very convenient.

How has the building management responded to any problems or issues you have raised:

The developer usually gets back to us very quickly, also arrange workers to come and visit us regarding the issue and problem.

Please share one thing (or more) which you wish you had known before you moved in:

As there is still some construction site work nearby even though it is unavoidable, do take this into consideration if the house you are going to buy is near the main drive of the area. Hopefully the two new parks will be open soon.

The design and facilities of the house is good and thoughtful, modern external design and decent size of the garden. Kitchens is a bit small and if more storage space would be better, young and friendly neighborhood, living in here is enjoyable.

It’s a quiet area with park and lake nearby, also convenient shop within walking distance.

How has the building management responded to any problems or issues you have raised:

Always fast and helpful, any concern or issue about the building or the garden can always be answered and fixed quickly.

Please share one thing (or more) which you wish you had known before you moved in:

Plan your storage space before move in, although it is understandable as a new-built house.
