Having lived here since December 2022, I have been disappointed with property management so far, the lift was out of service for almost 3 months & the communication was poor. Outside bin doors are, in my opinion, too cheap for their purpose, allowing outsiders to enter the bin sheds & cause issues for the residents. I am generally happy with the design & security of the building otherwise.

Please tell us about the good and bad aspects of living in your local area:

Very convenient for shops, takeaway restaurants & beauty facilities. Very insulated building as once windows are closed, the outside noise/traffic (if any) cannot be heard.

How has the building management responded to any problems or issues you have raised:

I have had a couple of issues under defects (aerial issue & air filter issue). Both were sorted but took 1 month + to be done.

Please share one thing (or more) which you wish you had known before you moved in:

My only concerns would be the issues with the lift & the poor communication regarding the break down of it. If I had known the service from A2 Dominion would be so poor I would have reconsidered buying my first property here. I have no issues with Fabrica.

Great flat and location. Management poor.

The design is great, we really love our flat. However outside of our flat, I really don’t think they should have painted all walls white. Already graffiti and marks on lots of wall making the place look scruffy. Security is none existent, management would not help us with parcels getting stolen, doors have been left open for a long time when the fobs haven’t been working. Garage gate been left open too when there was a problem with it. Only recently have management started responding to us all, we never heard anything at first and it’s taken them ages to deal with some things.

Please tell us about the good and bad aspects of living in your local area:

Love the local area, lots of restaurants and shops. Transport is great, buses to the high street and the train station around the corner if you don’t drive. We have two spaces so no parking problems for us, however we have been fined once in our own space ! We have also had a lot of issues with the gates and we are not sure if this is something we are having to pay for, when really it should be the development, as this many issues shouldn’t occur so early on. Bins had a fly infestation, it took the development about a month to get this sorted which is not on. Since then it’s been sorted, however it could still do with a deep clean as you can see where all the flies have died. There was one really bad tenant over the road in Filby House but they have now gone. Parcels getting stolen is a massive thing and it seems like the development have not wanted to help us at all with this, they have put up poxy signs which does nothing.

None existent with security, not fixed half of the things I have raised to them.

This is meant to be a shared ownership block, although the majority of our neighbours are lovely, there are a minority who let us down. I would have thought because people have put money into these flats that they would look after the shared parts of the building better.

Beautiful development has major issues

The property management are not great. We reported an issue with vents from beginning. We can be laying I our bedroom and the room will fill up with weed. Our little boy often has to sleep in our room due to his bedroom air quality being dreadful and often stinks of weed. The estate manager seems to have his hands tied our complaint was never taken seriously. We had a engineer cone round to investigate the issue only for him to tell us we were wrong ots not scientifically possible for it to be happening My husband tried to show him the filters so he could smell it for himself but was declined as he apparently can't smell properly.. ridiculous experience A year on and still having same issue along with numerous other residents. All the estate management seems to want to do is make life very uncomfortable for families. We have had countless directives that kids can't play in the enclosed garden which is probably the safest place to give them alittle freedom and that pets are prohibited and to threaten us with sending RSPCA round. Its completely mad honestly. People can smoke and fill others apartments with drug fumes but our kids can't have a little furry companion. So bizarre honestly. I literally have to fight to stay quiet every time I see a new person being shown around. I literally want to shout run away whilst you can. It's such a shame the development is beautiful its just poorly run and maintained.

Great location for shops but local kids cause issues in and out of the development. Anti social behaviour and theft on the development The grounds are not looked after and the car park gates are continuously out of order.

How has the building management responded to any problems or issues you have raised:

If I get a response it's two weeks late and never resolved.

Please share one thing (or more) which you wish you had known before you moved in:

If you have a young family it's probably not for you purely due to the anti social behaviour and lack of control from the building management. The building management's priority is completely wrong. Let kids play, let the residents have pets (within reason) and crack down on the drugs and antisocial behaviour. Security is required onsite.

Nice development but not so good property management

Sales team was very good but ince you purchae the property the real struggle starts. It tkaes ages to fix any issues in the property. Contractors have no knowledge of the issues and most of the time it took them 2 to 3 visits to fix issues. Time line to fix any probl in property is 3 weeks whixh can be bought down so if you have leak in toilet i have been advised not to use it and took them 3 weeks to fix it.

Oveall development is good but it should have closed gates in the front so only residents can acess it as in the night issues with youngsters dealing with alcohol and drugs is bit common here. Transport links are good due to Ashford station is clse by. Visitors parking is paid which unfair. Its free after6 pm. They should issue tempory permits to Visitors.

How has the building management responded to any problems or issues you have raised:

Very poor. Had issues with every single problem reported and had to chae them 2 or 3 times before it gets resloved

Building construction is poor, property management is poor, anti social behaviour at night.

The parking situation needs a lot of work - I feel very disappointed with the fact that I own a property and if I have a guest, they have to pay for parking. The development itself is very quiet and well looked after which is great news because it always looks good. There are a few aspects which could do with improving e.g. the electric gates are always broken, lift is the same and doors don’t shut properly. Although the maintenance team are quick to observe issues, the problems take a little while to get fixed. Overall very happy with the purchase and there are just a few things that would make it great.

The location is brilliant, really close to local shops, amenities and particularly the train station. There is a new gym being build too which is great. Very happy with the area and hopefully the car park opposite gets redeveloped or changed as that is the only eyesore

Yes they have - quick to respond but always seems to be the same issues ongoing

There would be no free visitor parking
