I moved into this property in early March 2022. I think the low score for Apt Parkview can be explained by its unfortunate beginning with the previous owners, who, I understand, did not pay the management staff, leaving the place effectively un-managed for a good half a year at least. As soon as the new building management was appointed, every problem area from malfunctioning lights in the carpark to unmanned concierge desk, began to be investigated and solutions put in place, some of which necessarily took a long time, such as the issue with the heating system took multiple visits and multiple contractors to fix, resulting in no heating for some residents (myself included) for several months in winter. I have observed signs that the current management team is being proactive and very conscientious in turning Parkview into the kind of property that we would like to call home. They called in specialist to ensure all the building codes such as fire-resistant doors and alarms, and the air-con system is maintained before the warmer months approach. We now have regular residents meetings, organised by the management team, I understand, although I have not participated in one due to my travels. On that note, I have to commend the building manager, Roberto, who has always exceeded expectations ever since he joined the team. Whether it is replying to an email or following-up on an enquiry that he may not be privy to the answer immediately, he has always been prompt and helpful, exemplary in every way. I can only hope that the management company realises what a gem he is to the wellbeing of the property and manages to keep him motivated and rewarded. His colleagues, such as Igor, and I wish I could remember all their names, are also helpful and conscientious in executing their duties, taking the cue from the leader no doubt. In terms of facilities, I like the rooftop terrace with outdoor furniture the most. Others such as the sitting area on the floor, the cinema and gym I have yet to enjoy. But no doubt, these could be welcome facilities to some tenants.

I would advise you to steer clear unless you’re desperate! All of the issues around noise, ASB, drug use, rubbish in the grounds, previous issues with the air conditioning, fire safety just don’t stack up against the decent facilities and being so close to the park.

Nothing in this building had any thought placed into its design. There are bedrooms with no closets. Little to no useful storage space in most units. Many of the units don't have windows that open. For a good part of last winter, the heating would frequently go out (probably at least once per week).

Beware the heavily photoshopped marketing fluff - this is a development on its knees, stymied by unresponsive and unhelpful managing agents (of which there seem to be several). Ask a simple question - get no answer whatsoever. One gets the impression they have bitten off far more than they can chew with a development of this size. A large number of residents received post-dated bills for air conditioning and heating, having never been told that these were billed separately. This is a system that can magically turn itself on without anyone being present. Then we have the withdrawal of communal facilities such as the gym and the roof terrace on the basis that some residents had allegedly not paid their rent. In a style that North Korea may be proud of, the transgressions of a few seem mean all shall be punished. You'd actually think we were in their protective custody rather than rent-paying clients. Then there are other issues such as design and cleanliness. At one point, people appeared to be fly tipping in the car park, such was the appalling level of cleaning taking place there. The communal corridors are fairly filthy too - the carpets would make some of the more salubrious Wetherspoons look palatial, sporting stains of a dubious and nauseating nature. The flats themselves appear pleasant on first viewing, but the walls appear to be made of balsa wood or cardboard, so you can hear almost everything your neighbours are doing. Despite there being a clear problem of drug smoking in the block, that only seems to warrant a stern notice on the residents app and email, threatening severe sanctions but doing little else besides. Do not be fooled by the apparent good value of this place. Lettings agent show you the best bits (of which there are few) and wash their hands of you once you move in. There are currently about 100 tenants who are getting organised to force the landlords to up their game, potentially using the legal route if necessary. The local MP is going to raise their conduct in parliament too. If you fancy chipping in to the legal bills though, please sign up for a tenancy here. We'll take all the support we can get.

Building management have cut off access to ALL promised amenities. The development is a ticking time bomb. They will be struck off of companies house pretty soon too. I think Paradigm Land and all its subsidiaries are just crooks. Berkshire assets West london is the company name to look up on companies house.
