Beautiful development

I love the design of houses, faculties are very good. The only problems have been with management team not actionning requests quick enough. The communal areas are a disgrace so the overall appearance of the development is unfortunately not up to standard.

Fantastic local area with very good shops, schools & quick buses to Guildford. Very quiet development with no crime.

Beautiful design, great potential - disappointing delivery

The layout of the development is excellent and we love the design of the houses. They are modern but sit well within their surroundings. The landscaping and communal areas are extremely disappointing and are not currently anywhere close to the style and scheme that was presented to us when we purchased the house. There is builders rubble, broken bricks, dumped debris, brambles, weeds etc dominating the site. The grassed areas have not been properly turfed, seeded or cared for. There are brambles and rubbish blocking the ‘stream’ at the entrance to the estate. If these issues are dealt with then the estate will be lovely and somewhere we will be proud to live. The management team have been slow to respond previously but there is more dialogue now about how these issues will be addressed. The site is still a working site and we can only hope that once it is completed everything will be as it was sold to us.

Please tell us about the good and bad aspects of living in your local area:

Cranleigh village is easily accessible from the development as is the surrounding countryside. Ongoing local developments make the traffic and local roads difficult at times. On the development itself more parking areas would be good and people do drive too fast along the main access road. There is an issue with the street lighting that is still to be resolved but the bin collections are carried out regularly and there has not been any major issues with antisocial behaviour as far as we are aware.

Be very clear at handover what areas of your house are not up to standard and agree what must be rectified.

What is the best feature of your home:

The external design of the house is beautiful and the inside layout including ample storage is fantastic.

I have a 2 bedroom open plan design semi detached house. I have never bought from new but am surprised how many problems you come up against. Firstly, my house was missing a long feature window which was part of the design and all the other houses have it, but due to the proximity of my neighbour's drive I was unable to have it, but I was never told at time of purchase. Then on moving in day I was faced with a kitchen flood, which was due to poor workmanship in plumbing connections. And this happened 3 times until it was finally resolved. The neighbours opposite were given very expensive front garden planting as they were being used in the photoshoot but our side of the road were given nothing. I worked my way through the snagging list but it appears all the houses have faulty front doors and I have a squeaking floor in bedroom one. I experienced a flood in the garden when I had a shed base and shed put down and had to remedy that myself with a deep layer of soakaway stones as we are built on clay and a flood plane! The final straw was when the outside lamp posts were installed and I found I had one inserted by my front door and at the back of the house by the parking area. I emailed constantly to ask these to be repositioned or given smaller bollards but it went on deaf ears. I am very disappointed with the building management and property management as they do not listen or review the plans if it is obvious that the design and impact of something is going to upsetting and wrong. I now have light pollution pouring into my front and back garden and straight into all my rooms, so it is impossible to sleep with open curtains in the heat. I wouldn't recommend A2Dominion/Fabrica to anyone else - choose a different property developer. My mood has saddened living here, rather than feeling uplifted at having a new home. I would say my house is the worst on the development in terms of negative features.

Please tell us about the good and bad aspects of living in your local area:

This development is a 20 minute walk to Cranleigh along a footpath that is finally near completion. Cranleigh itself is a nice village with a small Sainsbury's, Co-op, M&S food hall but you have to pay for car parking! It is about 10 miles from Guildford to get to the rail station and 13 miles to Horsham. My street has nice neighbours and at the moment it is a quiet no through road.

Please share one thing (or more) which you wish you had known before you moved in:

I think it would have helped to be invited to view the house at a couple of stages during the build to how it was coming along. I discovered my lack of a feature window because I came along for a sneaky peak. Also due to Coronavirus everything was paperless and I think it is so important when buying a house to have the back up paperwork.

What is the best feature of your home:

The best feature is the open plan airiness of the house and two decent sized bedrooms. The tiles in the bathroom are very nice too.

They are great at selling, a lot of promises but aftercare is a nightmare! They don’t fix the problems, always blaming the others including the residents. Definitely horrible experience. It’s been nearly a year since we moved in and our front door is not opening/closing properly, they still didn’t replace which is very serious as we can’t even lock the door properly. They don’t seem to take the issues seriously. Estate charge is very high and they don’t even look after. There are still cables around, lights not fitted properly, not being cleaned up and it doesn’t even look nice around. I definitely DO NOT recommend A2dominion/Fabrica. Please be aware before buying a house from them. It’s been a very stressful experience for us. Lots of issues we are facing with no proper aftercare - it doesn’t exist!

Cranleigh is a beautiful place to live and the development is located walking distance to the high street.

I wish I had known that the aftercare doesn’t exist and they are all empty promises to sell the houses

Beautiful homes with lots of issues. Large windows are definitely a plus

Design of houses are very good. Lots of character. Only whinge is that it’s so far taken 4 months of complaining that the so called ‘wild flower’ areas are in fact just weeds. It’s taken them two meetings, phone calls, several emails and they still don’t believe me even though I have a degree in Botanical Horticulture

small town but do need to travel to nearby Guildford sometimes. About 50% of the development is complete, considering it’s a building site it’s quiet.

The style of the house and the street. There are lots of windows but only two open.
