The design of the apartments are alright and thought through if you're sharing. 2/3 beds each have their own en-suite. Facilities are mediocre, gym is small, not much equipment compared to elsewhere. "Cinema room" is doing some heavy lifting, as it's not very cinema like. There is a café downstairs, which is nice, but opens generally during office hours. Building management is very poor. If you have problems, they're not really that interested. As long as you pay your rent, although they say they do, they don't really care. If you raise valid concerns regularly, you're regarded as a complainer, staff will gossip about residents behind their back, one member of staff made a TikTok video about one resident, whilst on duty. Floors are often left dirty and unwashed for weeks. Lifts are often greasy and filthy; dogs often go to the toilet outside and you have to dodge their jobbies. Other residents like to flout basic house rules by smoking tobacco and cannabis from their windows. Management is weak and aren't seen to do much about these people. Management is also weak when it comes to residents behaving anti-socially during the night. Other residents are very disrespectful to others. People play music, have parties, stamp around, crash and bang furniture, scream and shout in the corridors during the night. Overnight it can be challenging to contact a staff member on duty, as the front desk is often unmanned, the front door is often unlocked allowing anyone into the building.

Please tell us about the good and bad aspects of living in your local area:

The positives about the location are that you're close to little Tesco and a short walk into town. The transport links via the railway are good as Salford Central Station is a stone's throw away. The negatives involve antisocial car noise by weekend millionaires who rev their engines under the railway bridges at all hours of the night, especially at weekends. Kicking out time from bars/pubs/clubs, there always seem to be a stream of people who like to scream and shout as they walk along the pavements. Roads during peak hours are always grid locked, plenty of pollution from road vehicles. If you like trains you're in luck, the railway operate 24/7, so you get noise from the railway everyday except Christmas & Boxing Day.

How has the building management responded to any problems or issues you have raised:

One word - Poorly. As long as you pay your rent, they really don't care about issues other than what they're legally liable for.

If you ask, they won't tell the truth anyway because they want your money. But majority of the residents in Riverview are self-centred and entitled. Other residents don't really care or respect their neighbours. I'd like to have known the demographic of the people in the building. It is or was advertised as "working professionals” and they wanted a “community environment"; there is a large proportion of international students who live here, who treat the building like a hotel and the staff as servants. And it couldn’t be any further from what they were promising.

Where do I start. I have given a review before, as I've been asked to give reviews my score has changed each time from my first review being 5* once upon a time, to this very pitiful 1* review and I think they should feel lucky to get that really. This used to be such a nice building to live in, but I wouldn't say it extends anymore. It's pet friendly which is nice, however, that is as nice as it is, they originally had pet friendly floors, but that went out the window, along with most of the management of the building. Let's start with the exterior, you come to the building, there's no parking, there's dog poo and urine all over, and around the entrance. It stinks to high heavens. You have to dodge the dog poo and urine to get inside the building, Thankfully, they've started having the door on lock because there has been a few times when I've walked in later at night and there has been homeless people, or people waiting for taxi's in the communal areas downstairs which isn't acceptable. I also get kind of fed up by people tailgating into the building behind me because I have absolutely no idea who they are. It's RUDE! I get annoyed at the lack of staff in the building, they barely ever seem to be on the desk, especially at night. I regularly walk through and there is no one on the desk watching what is happening within the building. What's the point in lying and saying there is a 24/7 concierge when there isn't, when they're off doing this or that or in the building next door? The design of the building is good, the facilities within are okay, I don't think I would use the cinema room, or the communal area for anything as people are really rude and selfish in this building. Affinity as a company put on little workshops but I just think it's a waste of my very expensive rent money as I would rather use a rusty spoon to remove my eyes than socialise with the idiots in this building. I'm sick of the smoking of cigarettes and cannabis out of the apartment windows, it really is completely unacceptable but seems to be a part of living here. The management do nothing because they can't see or smell who it is, so they get away with it again and again with no consequences. Whereas I have to sit in my own home and smell the disgusting smells waft into my apartment. I am pretty sure I am not the only resident that is pretty miffed off about the situation. I pay a hell of a lot of money to live in this building and I truly do expect better. I do not see me renewing my contact at the end of my tenancy in January 25 as I am literally sick to death of my living situation that I am being forced into by inaction by the building management. If I wanted to smell weed, I'd go to Piccadilly Gardens, not be sat in my own space in my own apartment having to breathe it in. Think long and hard about whether this is the life you want to live before you move in here, the neighbours are noisy, people smoke all sorts of crap out their window which results in you having it in your apartment, on your clothes. People "accidentally" throw disposable BBQ's down the bin chute and set fire to the building at 11pm and get away with it by claiming ignorance. Now, because no one can use the bin chute, people just pile their trash in the door of the bin chute and think this is an acceptable way to behave and the building just accept it and send someone to collect the trash! THERE ARE NO CONSEQUENCES FOR REALLY BAD BEHAVIOUR! It's embarrassing and I do not understand how people get away with what they do in this building, the management are WEAK, I've also heard them negatively discussing residents in person to each other and also came across a TikTok video by one of the concierges, which was clearly about a resident as I know the resident in question. Completely unacceptable, I'm sure the resident/residents would be absolutely mortified if they knew what was being said about them behind their backs by employees of the building that they live in! Property management has been terribly poor. We moved into an apartment that someone else had lived in before us, they completely trashed the apartment. It's unbelievable from my point of view, in January my 12m tenancy will be done and I plan on making a move away from here as it is affecting my mental health.

The building is close to the city centre and the shops, there's lots of restaurants and a Tesco close by. The transport links are good, Salford Central is literally a stones throw away, the bus links are good. Living on our street is okay, sometimes can be loud and the cars can be noisy under the railway bridges. There is something like 8 parking spaces for the building which are already rented out. The bin chute is out of order because someone set fire to the building a few months ago, and now no one is able to use it no matter if you're on the 3rd floor or the 33rd floor. (Well done to that idiot in the building who got away with it basically by claiming ignorance. P.S Ignorance is not a defence) This is just the start of the absolute stupidity in the building. The anti social behaviour outside is fine, it's inside the building that is the biggest issue. The traffic noise can be loud occasionally but at night normally okay, the building of other developments in the area does cause some noise, earlier in the morning when they start early. The train noise can be quite loud at night time especially in the summer when the windows need to be open or you'll suffocate inside the apartment. However, let's end on a high, the views are spectacular.

HA! None existent. Pretty much ignored. Bring things to the managements attention and they fob you off and basically make it sound like it is a problem with you, rather than a problem that they should be dealing with.

You may get good neighbours (if you're very lucky) or if you aren't, you will have to live with these people for however long your tenancy is for. Good Luck, May the odds be forever in your favour.

Bin chute hasn’t been in use for a while

A lot has changed since I’ve moved here (a year ago). Unfortunately, I share a floor with students who are inconsiderate of their neighbours and I was under the impression the building doesn’t take on students, if I have known I’d have considered another property. Bin chute hasn’t been in use for a while, whilst I understand this is because of tenants not following instructions, this has added to my experience as a tenant in the building. The building needs to look into long term measures of dealing with this problem, as it’s frustrating to be living 30+ floor high and having to bring my bins down.

Please tell us about the good and bad aspects of living in your local area:

A convenient area to live, however you’re prone to hearing sirens everyday and some sort of madness outside of the building. It’s incredibly loud on Friday and Saturday nights outside of the building, as you have nearby clubs and restaurants.

How has the building management responded to any problems or issues you have raised:

They haven’t updated me on recent complaints, however on the maintenance side of things, issues get resolved quickly

Brilliant design and facilities that are modern and kept in time. A great binding building that is superior and is in a fantastic area close to everything Manchester has to offer. The staff are helpful and extremely polite and will help with absolutely anything you need

Hi, Thank you for the opportunity to share my thoughts on the building management. I am deeply disappointed with the team’s performance and their consistent lack of professionalism. In my experience living in two different countries, I have never encountered a management team as problematic as this one. The staff often display negative attitudes and are unhelpful to tenants. Here are some specific issues I’ve faced: 1. Cleanliness and Supplies: The coffee area and tables are often dirty. I frequently have to request soap and paper towels from reception, sometimes twice a week. The receptionists are often away from their desks, and when present, they are unresponsive to simple check for parcels. 2. Parcel Management: On one occasion, a receptionist asked to check for my parcel, by looking for two seconds and stating they would text me if they found anything. This level of service is unacceptable, especially considering the fees we pay. 3. Managerial Issues: Complaining to the manager has proven futile, as he shares the same lack of professionalism. In an emergency, he turned his back on me and continued working on his computer, which was incredibly frustrating and unprofessional. 4. Common Room Bookings: Despite booking a common room with a TV, I was told in the middle of the night that I needed to leave because of a double booking. This level of mismanagement is disturbing and disappointing. I am afraid to complain further as I worry it may lead to more irresponsible behavior from the staff. I love the building’s amenities, such as the gym, but the current state of management and front desk is making my stay unpleasant and not worth the cost. I urge you to address these issues promptly to improve the living experience for all tenants. Thank you.

All the surroundings are amazing! River and coffee places. Open air and a place to walk with your dog!

Fine i guess. But they definitely need a more experienced staff.
