The U+I Group is a UK-based property developer and investor, with a particular focus on complex, mixed-use and community regeneration projects. The U+I Group has a varied portfolio of properties across London, Manchester and Dublin. The U+I was founded in 2015 with the merger of two companies – Development Securities PLC and Cathedral Group. Great for shops but you probably can get better

Apartments are large and spacious with a nice layout. Would be nice to have more of a separate living room space than kitchen. Our flat didn’t really have a cosy space to relax, it was part of the open-plan kitchen so we spend down time in our bedroom mostly. It’s nice to have a good size balcony too

Please tell us about the good and bad aspects of living in your local area:

Really close to local shops and train station with easy access to local amenities. Bin collection is good, you just put it in bin storage room whenever but sometimes people dump stuff in there which results in a hike in service charge price.

How has the building management responded to any problems or issues you have raised:

They were quite slow with certain enquiries and quick with other. When our balcony door was broke, someone came round within 1 day to fix it.

Please share one thing (or more) which you wish you had known before you moved in:

The noise of Weatherspoons downstairs is something to keep in mind. It’s not so much the noise of people, but the emptying of glass bottles every morning becomes very jarring when it’s loud broken glass being dumped into a container.

The development does offer some goof facilities such a roof top terrace which gives views across London. The concierge service is helpful when receiving parcels as well as help with parking, keys etc. Unfortunately, this is all the development offers and this is not reflected in the rental price. Building and prooerty management are not very forthcoming in dealing with repairs and building issues.

Please tell us about the good and bad aspects of living in your local area:

The local area is very up and coming. There is a range of bars, restaurants and shops immediately downstairs that are used by the local community. The transport links are good with a national rail station on the doorstep as well as DLR and busses not far. There is a lack of parking unfortunately and the on street parking is limited.

How has the building management responded to any problems or issues you have raised:

Very few. We are still waiting for repairs after several years as well as dealing with the issues of unsafe cladding.

Please share one thing (or more) which you wish you had known before you moved in:

Many of these flats are owned by overseas in esters and owners which is very disappointing. Appears to be a money making purpose, increasing rental fees each year.

Good modern development - functional and well located

Modern buildings which are well designed and well equipped. Basic features e.g. washing machine but everything works well. Communal bike store downstairs. Lack of on site property / building management has led to some issues with theft e.g. parcels from communal areas.

Please tell us about the good and bad aspects of living in your local area:

Great location - very close to Deptford High Street and train station and also walking distance to Greenwich. Off street parking available to purchase. Very occasional noise from other properties but to be expected living in a development.

How has the building management responded to any problems or issues you have raised:

I personally have not raised issues recently, but there has been some issues with theft in the development. Management appear to have tried to rectify this and have provided email updates and surveys, however this could have been better managed e.g. upgraded security

The flats are part of a development so expect some noise from others.

Beautiful building, flats and area but terrible building management

The design of the block is beautiful. Maintainable is an issue and the property management is terrible. Communication is non-existent and many issues remain unresolved. It is the main down fall of the development

Really nice well finished apartments. The area is lovely and transport is spot on with only a couple mins walk to Bromley south and then 16mins to Victoria central London. Many shops that were promised to be opened in the development remain closed, and this predates covid.

How has the building management responded to any problems or issues you have raised:

Communication form living city is terrible. Their email etiquette is non existent and many issues remain unsolved. Often emails are ignored and phone calls never returned

Please share one thing (or more) which you wish you had known before you moved in:

I wish I had known that the recycling facilities were so poor. Also that the budget for service fee would not be accurate for a couple years

The building is very impressive to see and stands out on the landscape. It's situated directly next to the train lines and can often be quite noisy but the windows block most noise. There are a number of different 'courts' of the building, with Brouard Court being the taller section of the building. The building is kept quite clean and the concierge office is conveniently located. Brouard Court benefits from two elevators, though recently there have been issues with one of them constantly needing maintenance, which puts it out of action. Also directly next to / above a Wetherspoons, so can get quite noisy when their disposing of their glass bottles. Also directly above a Pizza Express, Nandos and Vue Cinema, which is super convenient!

Please tell us about the good and bad aspects of living in your local area:

Location is great. Bromley itself has access to many major stores, including grocery, fashion and electronics. The building is directly across the road from Bromley South station, with direct links to London Victoria. Several bars within minutes walk of the building, as well as a number of takeaway options and restaurants to serve all budgets.

How has the building management responded to any problems or issues you have raised:

Building management are quite slow to respond to any requests and it's very difficult to get anything out of them at times.

Please share one thing (or more) which you wish you had known before you moved in:

I wish I had known how common it was for the elevators to break down and how long it generally takes them to be repaired!
