Woodland Valley is a collection of two, three and four-bedroom homes located on the outskirts of Rothwell. Situated in a highly sought-after location. The market town of Rothwell is in a good location for Kettering, Market Harborough, and Corby, and the A14 is very close to Woodland Valley, creating a convenient link with both the M1 and the A1.

Site has been adopted by the local council so no management fees which is great as I certainly wouldn't be happy to pay anyone Persimmon appointed. Location is great, just a short walk to the main town and local shops. Lots of visitors parking and the roads aren't really narrow like most new build sites.

Please tell us about the good and bad aspects of living in your local area:

Lots of visitors parking on the estate. Small town so plenty of near by shops. Good transport links.

Please share one thing (or more) which you wish you had known before you moved in:

Get a professional snagger! We found so many snags with an untrained eye, I dread to think what we've missed.

What is the best feature of your home:

All the work we've done ourselves, wasn't overly impressed with any of the work done by the developer.

Great new site

Lots of green space on our estate, also feels quite spacey for a new development, the design of the house is great and the site workers tend to be tidy and keen to help as and when needed. Also Persimmon customer care team have always been good with fixing any issues in a timely manner.

Please tell us about the good and bad aspects of living in your local area:

We have lots of space on the estate and are about 10 mins work from Rothwell town centre which has a number of pubs and places to eat and takeaways. At the minute no problem with traffic, parking or anti social behaviour.

Please share one thing (or more) which you wish you had known before you moved in:

There is a Woodland Valley facebook group which people ask questions on that is answered, I was first on the estate so had no one to ask!

What is the best feature of your home:

Finished to a good standard, no issues and any fixed quickly

Great development with potential to be even better

We moved in December 2020 and have had overall a great experience. When we have needed snags doing someone has come out promptly to see/fix any issue. The development is becoming a great one for families. There needs to be some dog bins for when dog walkers are taking them out as myself and others have noticed dog poo around the development. Also a post box would be really handy. We are located by the show home and really think they should have planted some shrubs as we are the first houses that people view as they come to the development. Overall we are very happy in our home and would buy another persimmon home again

Please tell us about the good and bad aspects of living in your local area:

Out development is mostly quiet and friendly hun collections are on time and we don’t notice traffic noise. The open space at the back is great

Please share one thing (or more) which you wish you had known before you moved in:

I wish we knew what was going to be built opposite our houses as we still have no more information

What is the best feature of your home:

The stone we absolutely love the outside the size of the rooms are great but needed a bigger dining area as it’s very small

The development has a nice plan and currently in progress,I believe the development will look lovely once completed. The development near to schools, local shops and pharmacy. It's also offering nice green space for walk with kids and also there are plenty of spaces to walk the dog nearby.

Please tell us about the good and bad aspects of living in your local area:

Great local shops and the roads links are great. Very quite neighbourhood and available visitors parking on street.also there's places to walk the dog nearby.

Please share one thing (or more) which you wish you had known before you moved in:

I would think about fitting the floor before moving in.

What is the best feature of your home:

House layout and design, rooms space also good size.

The design and layout of this Persimmon estate is pretty good and there are some nicely designed houses

The design and layout of this Persimmon estate is pretty good and there are some nicely designed houses, including our Blakesley Corner house, they have included some nice green areas, one of which is quite large and has two small water lakes in it. Unfortunately the completion of our house was delayed by about 4 months from the original estimated slot, due to both a shortage of materials and building folk. Some of the quality of the building work of our house was not very good and there were also a lot of snags. However, the local building management folk have generally been very helpful. Our garden is a nice size for a modern estate house and is not badly overlooked, but for some reason it has no real topsoil, just very heavy base clay with a really large amount of building rubbish in it, so creating our garden beds has proved very hard work.

Please tell us about the good and bad aspects of living in your local area:

We have a lot of restaurants and takeaways, including a lovely Italian restaurant and a good fish and chippy in Rothwell, plus a good butchers, a small Co-op and a small Tesco. There are a couple of small parks within the town ans some good field and wood walks close to our estate. There is a pretty good bus service with regular trips to Kettering, Corby, and Market Harborough, plus mainline railway stations in nearby Kettering and Market Harborough. BarnOwl Drive is nice and quiet and our house is just opposite a small estate green with trees and shrubs, we have good parking with a decent sized garage, and two car drive space, plus some visitor parking slots just close by. We have weekly bin collections and have not experienced any anti social behaviour in our part of the estate.

Please share one thing (or more) which you wish you had known before you moved in:

We wish we had known that the entry road onto the estate is to become a bypass for Rothwell onto the A6, it isn't open to public traffic yet but will be soon, which is likely to substantially increase the traffic on the estate.

What is the best feature of your home:

The best features of our house are the good size of our kitchen dinner, and master bedroom with ensuite, good amount of parking and a decent size of garden.
