As I have a young daughter I was disappointed that there are no recreational/green spaces as part of the site. We live opposite the site office so needing any small works on the house when we first moved in was really useful. There will always be construction noise and cars/vans when living on a current site. They have been active in addressing parking of vans which block driveways. Overall I would recommend this developer.

Please tell us about the good and bad aspects of living in your local area:

The local shops and the cafe in the village is great. Bars are more drinking man's pubs not coming across as family friendly. Transport is poor in this semi rural location trains into Manchester are few and far between. The street is quiet at the weekend as I live on a development site construction work is ongoing.

How has the building management responded to any problems or issues you have raised:

There are two weeks in which to raise issues that the contractors on site can deal with within hours. Then after that it is the after sales, this is a much longer process and needs reviewing.

Please share one thing (or more) which you wish you had known before you moved in:

Narroness of the top of the street where we live. Also visitor parking there wasn't a mention in the plans.

Layout of estate is very pretty. The roads are very muddy due to hgv’s etc. Not had much experience of the rest. The site manager is very helpful. Could do with a footpath to adjoin to main part of the village.

Please tell us about the good and bad aspects of living in your local area:

It’s very near the motorway, so traffic noise is obvious. Development is pretty. A bit far away from facilities though.

How has the building management responded to any problems or issues you have raised:

Yes. He was very helpful. Sorted a date out for the painter and sorted other problems out

Please share one thing (or more) which you wish you had known before you moved in:

Motorway noise. Sun position

The design of the estate feels luxurious. Each room in the house is generous and finished to a fantastic standard. When moving in the team were fantastic with great communication and home demo. Since moving in, any snags and issues have been sorted promptly and professionally by the Morris team.

Please tell us about the good and bad aspects of living in your local area:

Lived here for over a year. It’s in a fantastic semi-rural location with easy access to town and shops. Its a quiet area with no antisocial behaviour.

How has the building management responded to any problems or issues you have raised:

Fast response to any issues we have encountered. Each snag was actioned. The customer care team are prompt and send the relevant team out when any issues have occurred.

Please share one thing (or more) which you wish you had known before you moved in:

We bought off plan as there were none of our houses built/in any local showrooms. We weren’t disappointed!

Norfolk: 5 star, great finish and location

Great design - we live in a Norfolk which appears spacious. The south facing garden couples nicely with a wide and spacious kitchen with bifolds, kitchen windows and downlighteres. Overall the finish is excellent and lots of choices offered to upgrade many aspects.

Please tell us about the good and bad aspects of living in your local area:

Great little village, with all the needed amenities. But not over crowded and remains to feel like a countryside village. Very quaint.

How has the building management responded to any problems or issues you have raised:

We have had issues and the snagging list was sorted within 2 weeks. Larger jobs prioritised and sorted first. Thereafter the customer care has been accomodating and helpful.

Please share one thing (or more) which you wish you had known before you moved in:

Options regarding hard flooring. We have since changed the carpet downstairs to hard flooring but may have benefitted with this from the start.
