I would never have considered buying on an estate if it was reveled at the outset that social housing would outnumber private sales by at least five to one with a likleyhood of even higher disproportionate ownership . There has been major disruptions to the quality of life on this new build este .

Please tell us about the good and bad aspects of living in your local area:

I have lived her for a little over 1 year and up until a few months ago loved my house street and neighbours .there's was a small proportion of the estate planned to be allocated to torus a social landlord . A few months ago I noticed the sign at entrance of the devolment had been changed to one of torus along with wigan council affordable rents and shared ownership . It has become apparent that over half the estate has now been tranfared to torus with at least 50 affordable rents . I'm in no way discriminating anyone but knowing this information at purchas I would have pulled out of the sale . This is because I am pretty sure this will affect the salability and the value of my property after constant emails to northhstone I still have no confirmation that the rest of the estate will be private sales thus must likely will affect values further .

That it was about to be turned into a social housing estate

What is the best feature of your home:

Being in a more private corner although people use my drive as a cuthrough disregarding the shrubbery and hedging

Overall very happy with the building management and customer aftercare so far. Ste the site manager has been great and the few issues we’ve had (even for things outside of his control with contractors) he has always been accessible and helps us. The moving in process was very smooth as well with Kerry and the team which made the move very easy and was again very helpful. Houses are built to a high standard, any snags that came up Ste and his team quickly resolved. The designs of the house are really good and very modern, garden slightly on the smaller side. Houses are very spacious, big windows which let a lot of light in and high ceilings. There is a lot of greenery around the development which is nice and are well maintained so far (grass cut, trees planted and plants). One negative is we’ve noticed there is quite a lot of litter scattered around, specifically at the front on the grass verge.

Please tell us about the good and bad aspects of living in your local area:

Lots of local shops and supermarkets nearby, primrose farm opposite which is great and a nice quiet pub/food venue. Transport is good, train station nearby and you can quickly get into the town centre. Two retail parks very close and gyms nearby. Bin collection is fine, have a designated bin collection point, due to being an end property the bins have to be in front of our house which isn’t ideal but not the end of the world. Traffic noise is fine, triple glazed windows but can still slightly hear cars go past, boy racers seem to like nice quiet road outside with their annoying loud cars. Parking is a bit of a negative, only have 2 spaces and no space for visitors outside house. Also difficult to reverse out of drive due to being in a nook and an end property, have to reverse into next doors drive or reverse all the way backwards out of the nook

Not at the fault of the developer but as we bought after the house had been built there wasn’t many customisation options. However looking at other builds it looks like there are many available if you buy at the beginning of the journey.

What is the best feature of your home:

We really really the high ceilings and spacious rooms. We also love the lootility and bathroom with a shower and bath fitted.

Open plan design which allowing more space as no extra doors for the kitchen and the living room. Large window brings more sunlight to the room. However most of the main road still under construction which there are too many holes and uneven, hope this can be fixed as soon as possible.

Supermarkets within 5 mins drive Restaurant Primrose Farm nearby Around 10mins walk to the nearest bus stop

I feel the designs and layout of the building is of good standard and is the reason I choose to live here. The windows are big and let in lots of light. The lootility is a nice touch and very useful. I do feel like some corners have been cut during the construction of the property which could have been fixed before I moved in if someone had looked.

Please tell us about the good and bad aspects of living in your local area:

The situation of the estate is okay but seems overpriced for where it is. There’s a pub across the the road that’s quiet and shops are a short drive away.

Please share one thing (or more) which you wish you had known before you moved in:

More information on the “smart” heating system as this is complex and hard to work to which I stil don’t understand and I am young and good with technology.

What is the best feature of your home:

The best feature would be the windows and lootility.

Lovely design really nice to look at the layouts are amazing They have very spacious gardens and lovely front gardens , very modern love the lootillaty ideal with young children Never had a problem reporting any issues all been dealt with quickly and professionally

Really good area will be a brilliant community when completed every1 is very friendly Hope there will be a bus route closer when estate is completed as having four children two with disabilities and two under the age of five is not ideal the walk to the bus stop at the moment ,

You will not be disappointed in the area, estate or any of the community they have there own Facebook page made up by residents to keep everybody safe anything suspicious is posted fab community my children can’t wait for the park to be built

What is the best feature of your home:

The pod as it enables my children to finally after years have their own rooms! Love my bedroom with onsuite
