Excellent location but short on quality and finish

Community management non-existent which means many grass areas are looked after by residents (no community correspondence in 3 years). Design of estate rather typical but could have been more difficult innovative as others are coming on-stream. The one area that lets Rowland Homes down the most is the standard of finish of the houses internally. More care and attention would pay dividends as the cost of remedial work must become extensive and are very frustrating for the owners.

Please tell us about the good and bad aspects of living in your local area:

Superb location within walking distance to all the village amenities. Large parking area within the development but not accessible from the road and too far from many houses so it tends to be unused

Please share one thing (or more) which you wish you had known before you moved in:

We would have liked to have all the snagging done before we moved in. The company would benefit from a higher standard of customer service. The gardens throughout the development all needed extra drainage and was a significant additional cost not expected with a new property.

What is the best feature of your home:

We love the location and spacious design. No doubting the value for money

The design of the properties are lovely. Whilst similar in style and colours, many of the houses have different designs and bricks which makes the development a little bit different. There is lots of greenery on the estate, which makes it a pleasant place to live. There is a small pond outside of my house, however it is not filled with water - which would be a lovely touch.

Please tell us about the good and bad aspects of living in your local area:

The area is in a small village, that has local ameneties such as a small shop, butchers and pubs. It would be nice to have a play area for children on the estate. Parking for my street is fine. Bin collections are every Friday, although there have been occasions when this has not happened.

Please share one thing (or more) which you wish you had known before you moved in:

Would have been good to have recycling points and more bins on the estate.

What is the best feature of your home:

The location and privacy of the property. Large outdoor space.

A well planned development with green spaces. Good layout with no through traffic. The houses have well thought design features and good layouts. Whilst building continues the roads are frequently cleaned Although the problems identified in the first 7 days have been addressed other issues that have arisen are still waiting resolution after 25 months.

Great Eccleston is a great place to live. For a village all the amenities that you require including 3 pubs. Best fish and chips for miles around. Bin collections are timely, no anti social behaviour.

Please share one thing (or more) which you wish you had known before you moved in:

There is a dyke at the bottom of the garden which was not made known to us. When having out garden landscaped we have lost at least 3 feet across the end of the garden.

What is the best feature of your home:

Insulation is very good. This is definitely having a benefit on heating costs.

As I have said the house is very well thought out it’s just right for me and my family the fittings and fixtures are of great quality property management are on with keeping our ground all nice with trees and well maintained grass The houses are not all looking in each other’s windows the way they have space them out while building is very clever

Love living in Thorne Meadows it’s a beautiful friendly place local shops Great school in St Mary’s buses to Preston and train station in poulton The house its self is well built and designed I love my patio doors that open up to my back garden which my dogs love to chase the squirrels for fun I did have a few snags at start but they soon got fixed to a high stander

I would say to join the Thorne Meadows Facebook group there you can ask anything and great advice and things to do with clubs to meeting up for coffee mornings

What is the best feature of your home:

Best feature for me and my family is the patio doors and the downstairs toilet

The development is let down by poor workmanship

I love everything about the estate but the houses are built to a very shoddy standard. I've had nothing but trouble and wish I'd have employed a proper snag company to come and give this house a thorough going over.

Please tell us about the good and bad aspects of living in your local area:

The area is lovely, the only real problems I have are the relative isolation and lack of suitable public transport.

Please share one thing (or more) which you wish you had known before you moved in:

I bought the house on a shared ownership and was in a hurry to move in and short of money at the time but i wish i would have employed a snagging company

What is the best feature of your home:

The location is almost perfect and the development as a whole is set out nice.
