Don't live here, you'll regret it.

The building is now quite dated and needs a revamp. This will not happen. Under the current owners as they are just looking to recover their costs of buying the building a few years back. Everything is being done at the lowest possible cost and at the last minute if not long after whatever it is has broken. Property management are awful.

Please tell us about the good and bad aspects of living in your local area:

The local area is nice. You're close to the NQ and Ancoats which have a lot going on and close enough to the major rail stations if you want to gead out the city.

How has the building management responded to any problems or issues you have raised:

No, they're awful. They refuse to lift a finger. Just look at the state of the pools outside the building, that's how they treat the rest of the building too.

Please share one thing (or more) which you wish you had known before you moved in:

The pool, jacuzzi, steam room and sauna will always break down and go weeks without working. If you go for a viewing check they're all working, I'll bet one is broken. If it isn't, ask someone in there when the last thing was fixed, I bet it's less than a month ago.

Lovely management and really really easy to raise any maintenance concerns. For example problems with fridge or cooker or painting or windows or sofa or flooring or skirting board or toilet or mirror or wardrobe or sink or blockage or otherwise problems with the house

Please tell us about the good and bad aspects of living in your local area:

- Good area - Cafe`s, restaurants, - Gym / pools - Friends nearby - Arndale is really close - Public transport via Manchester Vic

How has the building management responded to any problems or issues you have raised:

Efficiently and kindly. They are prompt to respond

Please share one thing (or more) which you wish you had known before you moved in:

I wish I used the local area more by visiting cafe and restaurants more.

The building is terribly run. The facilities aren't maintained and are often out of order. All the long serving concierges had their hours and wages reduced and so decided to leave. The concierge is no longer 24/7 so there are issues getting parcels and with facility opening and closing times.

Please tell us about the good and bad aspects of living in your local area:

The local area is OK. There is a lot of parcel theft and shoplifting. The window of the coop seems to get broken every week. It's in the city centre so obviously we'll positioned for shops, bars and restaurants.

How has the building management responded to any problems or issues you have raised:

Nope. They seem to do as little as possible and constantly change who is in charge.

Please share one thing (or more) which you wish you had known before you moved in:

I wish I'd known the building would be sold to the current owners.

Great location, poor management

Great location with amenities. High turnover of management unfortunately and they ignore parts going into disrepair. Overall, design is okay. Some updates required. Parking outside was broken for years. Mirror in gym still broken. Gym equipment broken.

Please tell us about the good and bad aspects of living in your local area:

Northern quarter location. Surrounded by great restaurants, bars, convenience shops. Easily accessible ring road.

How has the building management responded to any problems or issues you have raised:

Yes. We have had multiple issues with payment. The accounts team has wrongly accused us of late rent. Fortunately, they respond promptly and fix the problem

Please share one thing (or more) which you wish you had known before you moved in:

I wish I knew the amenities would wait several months or years for some repairs

Why it's so special

The layout of the reception is second to none. It's instantly very impressive to guests and residents alike. The very friendly staff at the reception also make the building a pleasure as you're often greeted with a 'good morning' on your way to work and similar again when you return afterwards. The swimming pool & gym are situated on the top floor of the building with spectacular views of the city.

Please tell us about the good and bad aspects of living in your local area:

Living here is amazing, especially if you are just moving to the city and don't really know Manchester that well. You're are in a prime location to bars, clubs, cinema's, shopping centres and the city centre in general.

How has the building management responded to any problems or issues you have raised:

Yes any time I required maintenance to come to my apartment they were very quick to do so.

Please share one thing (or more) which you wish you had known before you moved in:

Not really stands out in a negative light. I got what I paid for when I moved in and wasn't disappointed
