Great development for first time buyers

So far, so good! I’ve faced no major issues, and any issues I have had have been sorted relatively promptly by the developer. Some of the building work had been below par but, again, the developer was happy to resolve any issues raised. The after sales team are great too.

Please tell us about the good and bad aspects of living in your local area:

Tesco Express nearby. Nothing substantial in the village yet, but a pub and/or restaurant would be good!

Please share one thing (or more) which you wish you had known before you moved in:

The M4 linkroad won’t be built for residents’ use.

What is the best feature of your home:

The design is cool, and the setup is great for a first time buyer.

Love the design of the buildings and greenery. Property management have always attended when I have raised a query or problem in a prompt manner. Customer service staff have always been friendly and really helpful too. I have had no problems with the actual building since moving in either.

Please tell us about the good and bad aspects of living in your local area:

Very happy with the facilities on offer -- i.e., bins provided around the area and the greenery. The streets are fairly quiet which is nice. Traffic is always light surrounding the area too no matter what time of the day. Transport links (i.e. bus services) are directly opposite the area which is very convenient to head into Cardiff.

Please share one thing (or more) which you wish you had known before you moved in:

More clarification on when the council take over the streets.

What is the best feature of your home:

I particularly like the design of the house -- it is modern, and the addition of a car port is a really nice touch too.

Lovely house, poor service

The house itself is lovely but ran into the obvious issues such as snagging and poor after sale communication. The estate is still very new so there is no facilities other than a small patch of grass to have a kick about. The building and property management hasn’t been brilliant and struggled to get people in to fix issues that should never have been signed off by the site team.

Please tell us about the good and bad aspects of living in your local area:

Very few local shops and takeaways. There is a bus stop just outside of the estate, but transport links other than that are poor. Living on an active building can be an issue with noise and site workers, but always pleasant when approached.

Council tax costs were not made clear before purchase due to it being a new build, so the cost did shock us.

What is the best feature of your home:

Our master bedroom is very reasonably sized, even managing to fit a super king bed with plenty of room to spare

A decent estate.

The design of the estate is decent so far with plenty of green spaces , big roads and nice houses. When I moved into the house the after care service was great and persimmon couldn’t do enough to help. However they have got a lot slower with dealing with issues as the estate has grown in size. Facilities wise the estate is currently lacking with a significant lack of shops , restaurants etc. Currently the closest shop is in creigiau which is a five minute drive up the road. Property management is also lacking , the landscapers do not maintain the areas they are supposed to , which considering that management fee is rather irritating. On a closing note an improvement that could be made to the estate would be a direct link to the motorway , however this would also increase traffic flow through the estate.

Please tell us about the good and bad aspects of living in your local area:

The area is in a great location being only fifteen to twenty minutes from the city centre. Or just minutes from the motorway or local train stations in Radyr. Just up the road in creigiau is a Tesco express which is open until late. Unfortunately the bar and food selection in the local area isn’t the best due to lack of pubs and restaurants within the local area , however ten minutes down the road in radyr there’s a plethora of coffee shops , restaurants and other shops including a barber. Transport links are decent enough , the stagecoach bus runs every half hour outside the development into the city centre , the journey time being approximately 20 mins. My street is fine for parking as I have my own invidious drive , however my neighbours do occasionally park in a weird and irritating fashion. Bin collections are every Tuesday , the council are very reliable however some neighbours have issues with forgetting to put their rubbish our , putting it out when it’s too late or just forgetting all together and leaving it out until next week. Traffic noise isn’t an issue for me despite living directly in a main road.

Please share one thing (or more) which you wish you had known before you moved in:

Not to expect a high quality of finish when I initially moved into the home. I did set myself up for disappointment slightly. Also to not expect the builder to always be willing to help when it comes to solving snags within the home.

What is the best feature of your home:

The design, unlike similar models on the estate , all the rooms downstairs are totally separated instead of open plan. The property also comes with a large garden and off-road parking.
