The apartments themselves are typically very nice (assuming the previous tenant looked after it). The private roof top garden on floor 14 is nice although the panels have been ripped off the building, there is a burnt patch of plastic grass and we will soon loose our view/sun light to the building being developed next door. The communal lounge has seen better days. Although it has a very nice view, everything is in the lounge is worn and battered. The doors from the lounge to the garden are literally screwed shut and have been broken for 2+ years. The floor is warped from the consistent leaks/flooding. The Gym is small but typically clean and well kept by the residents. Ideal for light work outs. Events at the helm are very hit and miss. When done properly, they cannot be faulted however, they’re inconsistent and poorly advertised. Parking at the Helm is not included in the rent and has more than doubled over the past 12-18 months. The car park is always flooded. The shutters to the carpark are typically broke every other month and bikes are not safe as some members of the community decide to make the carpark their new home/help themselves. The energy supplier for the Helm make up the figures as they go and charge what ever they feel is right. When issues are raised with the energy supplier, they advise to speak with the building manager who of course, sends you back to the supplier. Any issue reported in this building is “noted” and “passed on”. Items required for repairs are always “on order, will be here in 2 weeks” - this has been the case for months. Maintenance is not existent in the Helm, if you want something fixed you’re better off doing it yourself. You’ll find out maintenance guy sat outside the front of the building next door, with a coffee and a cigarette. Our night security typically shut the office door and catch some sleep. They do not answer the phone when required. As tenants, we are consistently told by building management that repairs are coming, improvements will be made, consistent events happening, refurbishments in the works. We are yet to see any of this happen. Management occasionally write their own positive reviews on Google to increase the bonuses they receive from their employers. Rent prices increase while the standards of this building are just about maintained. Once an alternative high end apartment building becomes available, the Helm will be left in the dust

Please tell us about the good and bad aspects of living in your local area:

The Helm is located near town, in the middle of the university housing, near a small Tesco and a large Asda. It is also just down the road from the drug rehabilitation housing and a couple of doors down from a pharmacy that is a methadone clinic. There is loud shouting outside every side of the building about 50% of the nights. The streets are populated with undesirables throughout the day. The building next door has also recently had planning permission to become a 20+ story high rise so I’m also waiting for the noise from the demolition to start

How has the building management responded to any problems or issues you have raised:

Responses received are - this has been noted, I’ll look into this, it’s on order and will be here in 2 weeks. Nothing is done, despite the consistent issues raised

I wish I knew how poorly this building is being managed as it has potential. I also wish I knew about the fixed energy supplier charging double the average house hold

The management are amazing and wouldn’t fault them they are always friendly and welcoming and helpful. The facilities are good too when it’s sunny. It does need a revamp as a little outdated looking forward to see what they come out with next and all the new things

Amazing as a 10 minute walk from the centre of town. Close to lots of shops food and and others short walk from the beach too

Yes and they have been sorted everyone asked sometimes taken a while but has always been done

How expensive it is here and asked to move to a bigger flat a few times which hasn’t happened but these things happen

Crime and drugs are the worst aspects of the area, significantly impacting the quality of life for residents. The prevalence of drug-related activities has led to increased violence and a general sense of insecurity. Additionally, constant theft has become a pervasive issue, with homes, cars, and personal belongings frequently targeted by thieves. This ongoing problem creates an atmosphere of distrust and anxiety among the community, making it challenging for residents to feel safe. Efforts to address these issues often seem insufficient, further exacerbating the negative impact on the area's overall appeal and livability.

How has the building management responded to any problems or issues you have raised:

Poorly. The area's issues are inadequately addressed, with minimal effective intervention from local authorities. Residents frequently express frustration over the lack of visible law enforcement and insufficient community support programs. The strategies implemented to combat crime and drug problems often fall short, failing to create a meaningful or lasting impact. This inadequate response leaves many feeling vulnerable and unsupported, eroding trust in the systems meant to protect them. Overall, the handling of these issues is severely lacking, contributing to a decline in the area's safety and quality of life.

Please share one thing (or more) which you wish you had known before you moved in:

In this area, anything can get stolen, and neither the management nor the police seem to care. Residents often report thefts, only to be met with indifference or minimal action. Personal belongings, vehicles, and even home security systems are not safe from theft. The lack of effective response from both property management and law enforcement leaves residents feeling helpless and frustrated. This apathy contributes to a growing sense of insecurity, as people feel their concerns are ignored and their safety is not a priority for those in charge.

The modern design of the building is appealing, with spacious and well-lit apartments. The facilities, including the gym and social lounge, were top-notch and regularly maintained. I regularly used the gym and social lounge. The views were amazing, making it a very good experience overall.

Living at The Helm in BH8 as a student was perfect. The local area has a good range of shops, restaurants, and bars, perfect for socialising.

How has the building management responded to any problems or issues you have raised:

The building management was responsive and addressed issues promptly. They were always available and helpful whenever I needed assistance.

Please share one thing (or more) which you wish you had known before you moved in:

I wish I had known about the occasional parking difficulties during peak times. Also, it's good to be aware that traffic noise can be noticeable during rush hours. Despite these minor issues, it's a great place to live with fantastic amenities.

A very disappointing place to live

The Apartments themselves are genuinely very nice and stylish and well kept, dependant on who lived in it beforehand but others are dreadful, The building is nicely designed but very poorly kept, communal areas are generally very dirty, damaged and not looked after at all. Walls in and around the building damaged and marked, floors damaged and marked, no sign of improvements ever! The communal lounge is a dirty run down mess, it needs a serious revamp but will never happen. The building management do try but always seem out of their depth which is a shame! Higher management who should be in support of the buildings general manager do not do anything when on site and would rather spend time drinking coffee and smoking and hiding in the staff room… (it’s been noted many times by residents of this happening) building maintenance is little to none these days it takes an age to get anything sorted, the Helms maintenance man would rather spend their time sitting in the office watching CCTV or sitting out the front of the building doing nothing constantly again all residents are aware of this! The surrounding of the building is very very badly kept. Litter, glass, weeds, dogs mess..: you name it it’s there, the drive way you are constantly driving over glass or litter as it is never cleaned up! The Helm management have never done anything to rectify this, you would think the premium that is paid to live here you would have an external grounds maintenance company come in once a week like most premium buildings. Overall the The Helm is a pretty unpleasant experience… which is a great shame as it’s full of potential. I generally wouldn’t recommend moving here paying 5star prices for 1star quality.

The Helm is situated in a very good location, pretty much close to everything, train station, supermarket, cafes, beach etc but you pay a high price to have that! The bad things about the Helm is that it is surrounded in student accommodation, on three sides. They are incredibly noisy, dirty and have no respect for other residents in the area, the area is surrounded in litter, broken glass, dog mess! On the other side there is a building about to be knocked down and in its places a 23 story building built so that will be incredibly unpleasant once that starts and at the front of the building is the main road. The area surrounding the Helm is infested by students and drug addicts, so generally isn’t pleasant nor that safe, unless you pay £120 a month for parking in the Helm car park there isn’t any safe or free parking in the surrounding areas either.

Little to none, it takes an age for anything to ever get sorted

How poorly looked after the building is and the extreme prices they charge for everything.
