Great houses, quiet area but need more shops and facilities

B V (Owner)

May 2023

Development is really nice and all the residents I have come across are really friendly. Only negative for me is the houses are built right next to each other without much space inbetween. I am sure these houses will last for a long time. There are couple of small parks within the development which is very useful if you have little ones

Please tell us about the good and bad aspects of living in your local area:

It’s a small village and the residents are proud of their village but could do with more options of shops and restaurants

How has the building management responded to any problems or issues you have raised:

Hill’s aftercare was commendable. There were obviously areas for improvements but all in all great experience

Please share one thing (or more) which you wish you had known before you moved in:

Lack of supermarkets, nearest one is 15mins drive away

Warm and comfortable homes in a good location

The buildings on the development are well finished and look smart. Aside from minor snags, we have not had any major issues with our home - it is warm and comfortable and suits us well. The snags have been fixed, albeit requiring quite a lot of chasing. We have been disappointed with the finishing of the soft landscaping. There are some unfinished areas that have been forgotten about and many of the trees/shrubs have died due to poor planting or being planted at an inappropriate time of year. This seems a shame as some of them are large, expensive trees that have died due to lack of care and attention.

Please tell us about the good and bad aspects of living in your local area:

We love Sawston so this location is ideal for us. The village has lots on offer, meaning you don't need to travel far for day to day things. There are lots of places of employment nearby. The development is on the edge of the village so it takes 15 mins to walk or 5 minutes to bike to the shops. There is a good bike path to Babraham Research Campus too. We really like our street. It is a cul-de-sac so very quiet and free of traffic. There is lots of nature on our doorstep and the proximity to Babraham woods for a walk is a big plus.

How has the building management responded to any problems or issues you have raised:

They have required chasing but we got there in the end!

Please share one thing (or more) which you wish you had known before you moved in:

Although the garden was turfed, it was very poor quality with compacted soil - we should have budgeted for re-doing the garden. The garage and attic space was much bigger than we expected which was a pleasant surprise. The soft landscaping finish was poor.

Nice and quiet development

Nice and quiet development, playground design could’ve been better as it gets flooded after the heavy rain. Only saw property manager when we bought the house and in the first few months, if there were any problems they came pretty quickly to fix it (like within couple of days). Otherwise very happy.

Please tell us about the good and bad aspects of living in your local area:

Nice, quiet developments on the outskirts of sawston (medium size village), with co-op and small boots 20 mins walk away.

How has the building management responded to any problems or issues you have raised:

Yes, very quickly came and fixed whatever the problem was

Please share one thing (or more) which you wish you had known before you moved in:

Allow couple of months to the delivery day and write a comprehensible snagging list

Good quality house

TC (Owner)

May 2023

The design of Hawthorns is great. The floor plan is suitable for many families needs. The quality is excellent. However, there are some minor stuffs that the developer needs to take time to fix and repair. It will let you to wait few days or weeks which depends on what needs to be fixed.

Please tell us about the good and bad aspects of living in your local area:

The quality of Hawthorns is good compared with other new builds by other developer. The site manage and customer service is responsive and professional

How has the building management responded to any problems or issues you have raised:

Normally, they will have a look for the issue first and let you know the date when they will come to fix it. They are responsive.

Please share one thing (or more) which you wish you had known before you moved in:

No TV antenna for new build. We need to install it ourselves.
