Very conviniently located estate with easy access to the city centre, Ancoats and just a few metres away from the New Islington tram stop. Secure design with only one single access point always manned. Great management company. Only annoying thing is the collections agent that is not as responsive as it should.

Lovely area with a lot of renovations going on. Very close to the centre of Ancoats and very week serviced in terms of restaurants GPs, public transports, etc

How has the building management responded to any problems or issues you have raised:

Building management company is very responsive and caring.

Please share one thing (or more) which you wish you had known before you moved in:

There are a few unresolved issues with the fire safety which are currently being investigated and resolved.

The lift is always in working order and the bike store is very useful.

The lift is always in working order and the bike store is very useful. I feel extremely safe in the gated development. The flat itself is lovely and modern, it didn't take long to feel like home. The bins and recycling are clearly labelled and the postbox is easy to access. The concierge are also really friendly.

Please tell us about the good and bad aspects of living in your local area:

I like the proximity to the tram stop, so whilst it being in a quiet area, it doesn't take long to get into town. There are no shops in immediate proximity but the local supermarket is an aldi which is great,

How has the building management responded to any problems or issues you have raised:

I have reported an issue to my estate agent which hasn't been followed up for 3 weeks. However, we have had no building management issues.

Please share one thing (or more) which you wish you had known before you moved in:

I wish I knew that there were no nearby shops so you can't get a quick ingredient or late night snack!

The building itself is lovely, tidy and clean. The apartments are good quality and concierge are great - always willing to help. It also feels very safe with gated security and an alert day and night team to keep an eye on anything which may seem odd

The area is great with everything you need on your doorstep and within walking distance, including supermarkets, coffee shops and the high street.

How has the building management responded to any problems or issues you have raised:

Sometimes it can take a while for the estate agent to follow up on something you’ve flagged but it does get done.

Please share one thing (or more) which you wish you had known before you moved in:

I believe the building opposite is going to under go some cladding/structure assessments which could be noisy.

New development in quite but central neighbour

I really like the design of these buildings because are very simple and shining giving an impression of clean and well kept area. The distribution of the spaces inside the development is adequate with spacious lounges and bedrooms and large bathrooms. I personally am not very enthusiast about the illumination of my apartment as it is not well exposed to the light for the major part of the day (third floor, north-west exposure), a characteristic further aggravated in the case of bad weather. One of the strenght of these constructions is the easy access to the local canal, from which some occupants can benefits from the view. The building is excellently managed by a 24-h concierge company that make sure the spaces are constantly kept safe and clean.

Please tell us about the good and bad aspects of living in your local area:

Well connected to the city centre and to local transport. Quite neighbour with green spaces but with a number of pubs and restaurants within walking distance. I do not like the possibility to loose the green space now available with new constructions.

Please share one thing (or more) which you wish you had known before you moved in:

My apartment would be too small for two people which would probably find very difficult to fit with the respective belongings. In the case of a couple living here the furniture should be completely changed to optimize the use of the space. Also, the doors inside the apartment do not really block the sounds between spaces, which is annoying if the house is shared between a couple and one of the two is sleeping or using the bathroom. The proximity to the canal is nice but i heard that some occupants had some problems with mouses which is something that nobody wants.

What is the best feature of your home:

I love the fact that my home is part of a recent construction and that I can rely on a 24-h concierge service.

Nice and safe home

Design wise, the red block look is very nice and great combination with the gray window frame. Inside the apartments, space has been smartly designed with great layout without wasting any space and every room is just of the perfect size. Concierge is very responsive and the building has been managed nicely in general.

Please tell us about the good and bad aspects of living in your local area:

What I like is that it is very close to green space, canal and tram stop, and also the 24 hour concierge makes it very safe to live here. What I don’t like is that it is too close to tram rail so it could get a bit noisy sometimes

Please share one thing (or more) which you wish you had known before you moved in:

There is much more noise on the balcony than we expected as it is very close to tram rail and also to the road.

Please share one thing (or more) which you would change about your development:

My flat is not on the sunny side of the building so I really wish it is on the south facing side.
