Design: good design, as we picked the house we like Facilities: not much apart from a small garden, as the co op is not open nor the school Building management/property management: it was not easy to communicate but it’s alright becuase things get sorted

Fantastic area and development

Great design thats suits our lifestyle now that our family have all thrown the nest. One or two snags but soon sorted. The area is very quiet. The site is still being developed but the builders are very respectful of the fact that residents are living here.

Please tell us about the good and bad aspects of living in your local area:

Lovely village area to live in. Close to local shops. Bus stop within walking distance that takes you to leeds or Otley. Not far to Horsforth train station. Great park and walks in the open countryside on your doorstep.

Please share one thing (or more) which you wish you had known before you moved in:

Promised handover time was delayed. This was the inly disappointing thing as we were in rented and eager to move.

What is the best feature of your home:

Location and style. The house is very warm, lots of light and space.

The layout is nice although some of the private roads on the development creates issues as the bin men won’t come on them to empty the bins which means some residents have to take their bins to the end of the street just so they’ll be collected. Also there’s an issue with parking. Visitors and residents with more than one car tend to park on the road which is narrow as it is making it difficult to drive round at times.

Nice area, traffic can be an issue getting off the development. The local shops are adequate but it will be better when the Co-Op opens as the opening times of the local shops aren’t great.

Please share one thing (or more) which you wish you had known before you moved in:

Get all outstanding issues with the property fixed before completing any feedback form.

What is the best feature of your home:

The size of the property and the layout. Nice big kitchen and garden.

Slow development but nice overall

The design is very nice, lots of space and the outside of each house is nice aesthetically. Not much in terms of facilities, still waiting for on-site shop to open. Development of houses is very slow, ours was delayed over 4 months and other houses nearby yet to complete.

Couple of pubs and restaurants around. A bus into town takes half an hour. Parking availability is great, lots of space. Nice and quiet streets not much traffic noise.

Please share one thing (or more) which you wish you had known before you moved in:

How muddy the unfinished roads are and how long to get the roads surfaced (still not done after 1.5 years since moving in)

Layout of ground floor and the position on the site plan.

Nice area, nice idea but shoddy building standards

Good layout and design. Building quality however leaves a lot to be desired for. I am 18 months into owning my property and am still having to chase the developer to fix snags. The quality of build is overall poor and typical of new builds which have been built with little or no regard for the finished product

Good transport links into the city centre. However quite a long way from the nearest supermarket, good access to open spaces.

Please share one thing (or more) which you wish you had known before you moved in:

Just how poor the finish quality is, and how many delays there were going to be in the actually process which was 6 months overdue. Very poor communication from developer.

What is the best feature of your home:

The area in which it is located and the furnishings.
