Great Development - Poor Landlord

Design of our home is great, plenty of space for our small family. Let down only by the lack of thought put into the specification/design needs. i.e. cheap white basic tiles to bathrooms, light cream carpets to entrance hallway. Nobody has taken time to review the plans of where radiators etc are placed and therefore this restricts the use of rooms/furniture placement. - i know that this can be done as Countryside private buyers have their radiators in different locations in the same house type. No thought has been given to the colour choices of worktops/flooring, as they are completely mismatched. - it's the littlest things that would make a whole lot of difference and wouldn't cost any more to SL to choose a different colour of the same spec. With the above being said, if we have ever had a maintenance and repair issue, it has been dealt with promptly and the contractors used are always great.

Please tell us about the good and bad aspects of living in your local area:

Fantastic development. Newhall is a great place to live, shops within walking distance, as well as two great coffee shops/cafes. Waling distance to rail station and local high street. It's a shame that Simple Life do not care about the happiness of their residents, it seems as long as they are being paid rent, they don't care how/who is living in the properties. I have called numerous times to report constant yelling/shouting/weed smoking/dog locked out and barking in all weather and times from our Simple Life neighbours, to be told 'we really don't have any right to contact residents about this, you'll need to call the local council or report to the police' - WOW! It really is a shame as it's such a great place to live and the majority of neighbours are great and there really is that community feel.

How has the building management responded to any problems or issues you have raised:

Always respond promptly, however not always willing to help resolve an issue which falls within their responsibility.

None, i carried out a lot of research myself so not much else required from Simple Life.

Hello, Thank you for your review of Base at Newhall. We’re disappointed to hear that you are unhappy with the standard of specification – we try to keep our carpets and walls neutral colours so it is better suited to all residents taste, enabling them to bring some colour in to their homes through their soft furnishing and dressing. Additionally, we do offer all residents images that represent the homes as best as possible and viewings to ensure residents are completely happy before moving in. We’re sorry to hear that you have experienced problems with some neighbours. We do not condone antisocial behaviour, and in these instances, we always ask for as much information as possible, alongside a complaint in writing, as this enables us to keep a log of it. We do often send out warnings where antisocial behaviour has taken place, but in order to do this we need culprits to be identified to a household. We also do request that ASB is raised with the police as the inevitably have additional powers that we do not, especially in relation to noise and ASB. We’re delighted to hear that you would recommend Base at Newhall overall, the design of your home, the local shops and our maintenance/repairs team. I love the design of the house I live in. Any problems I have had with my property have been resolved quickly and efficiently. Management have been very helpful. I get regular updates about the property and site. Simple life homes organised certain events for Easter, jubilee and offered free ice creams from an ice cream van one day in the summer. They really promote a good community spirit on the Newhall estate in Harlow it’s very nice as a resident to be a part of it.

Please tell us about the good and bad aspects of living in your local area:

It’s great living in Newhall Harlow Great bus link in to church Langley or Harlow town centre. There’s a co op on site along with coffee shop. 10 minutes walk to Tesco in church Langley also card factory and chemist. Also 15 minutes walk to Harlow old town. I have two car park spaces . Bin collection is regular every Friday. No traffic noise or anti social behaviour. It’s a lovely place to live.

How has the building management responded to any problems or issues you have raised:

They have been very helpful. Problems have been dealt with quickly and efficiently.

Please share one thing (or more) which you wish you had known before you moved in:

Maybe a bit more information about the area bus links , timetables. Shops in the surrounding area. I was new to the area and so it took me a while to get to know where everything was. Also maybe a list of shops or facilities on site small park areas, coffee shops etc…

Base at Newhall is a premium location and I consider it the best place to live in Harlow. Standards are high, variety of modern housing is vast and its very convenient. I enjoy living here and being surrounded by wonderful scenery. Its a place to consider settling in.

Its very convenient to have couple of grocery shops with decent working hours. Restaurants in Newhall are cosy and highly rated.

How has the building management responded to any problems or issues you have raised:

Very few to report, but I find it convenient to report issues through the online portal.

It feel and becomes your home even if you are away from home.

Beautiful New Development

I love the variety of house shapes, designs, sizes and colours. All houses are beautiful and clean. There are green pockets and lovely tress_plants all around. The area is always kept clean and the greenery is taken care of. I love our neighborhood as it is clean, quiet and safe. All areas are well maintained.

Our development has one coffee shop with freshly made cakes and fresh brewed coffee. We also have a door-step co-op store for everyday essentials, a great addition to our local area!

How has the building management responded to any problems or issues you have raised:

Always attentive to our needs as a response is sent immediately and the problem gets resolved. This wasn't the case two years ago but we can definitely feel a difference.

Please share one thing (or more) which you wish you had known before you moved in:

- I wish there was flooring downstairs as carpets aren't very hygenynic, especially with kids. - Having a co-op nearby is a blessing! Very convenient! A lovely place to chat with neighbors too!

No shower use 6 months

Once we have reported the faucet problem. But at the end needs around 6 months to fix it. They staff arranged a long time to orders parts, but we chased many time, after 3 month passed, we got the parts. Then we used around 1-2 months to have an appointment with technician to fixed it. The technician came in, and he said the part was incorrect, but he just used his tools to fixed the problem. Haha

Please tell us about the good and bad aspects of living in your local area:

Location is pretty good, 2 parking space you can park 2 SUV smoothly. But the nearby plants affected parking

How has the building management responded to any problems or issues you have raised:

Response issue quite fast, but handle problems quite slow.

Please share one thing (or more) which you wish you had known before you moved in:

Maybe before you move in, you should have more patient to wait for the tenancy renewal agreement, waiting issue fix.

Hi Alex, Thank you for you review and feedback, and thank you for recommending us as your landlord. We’re sorry to hear you have had such long delays with the shower. We are unable to identify you based on the information provided within your review, so we would encourage you to get in touch with your Asset Manager so we can look in to the issue you are facing. All new homes are under warranty with our housebuilding partners, so we have to rely on them to carry out fixes within the first 12 months. From reading your review, we assume this is where the hold-up is and we’re very sorry for the inconvenience any delays has caused. We are aware that sometimes our housebuilding partners reaction times isn’t aligned with our own standards at Simple Life, so the team is working on new processes to improve this process for our residents.
