A Quiet Life in Hook Norton

Scholars Gate is a small development of mixed housing (57 houses) in a semi rural location off Sibford Road at the northern end of the village between the local primary school and Redlands Farm and Dairy unit. The housing is a mix of affordable rented properties, shared ownership properties, and private properties. All occupants pay byan annual fee to a management company which cuts the grass and maintains the public areas of the estate, including the centrally located young children's play area . The estate is generally very quiet. There is no through road. There is daytime noise from the primary school immediately to the south, and intermittent agricultural noise and odours from the farm to the north, especially when the wind blows from the north. We were aware of these issues before we bought the property. We feel the properties are well designed, modern and well insulated. All properties have access to a central tank of propane gas for heating and cooking as well as electricity

Please tell us about the good and bad aspects of living in your local area:

Hook Norton lies 6 miles from Chipping Norton and nine miles from Banbury, with an hourly local bus service connecting during the day. The village has a Local Spar general store and newsagent open long hours also a quality butcher/deli/greengrocer. Parking, bin collections traffic noise and antisocial behaviour are never a problem

Please share one thing (or more) which you wish you had known before you moved in:

We were delighted to find Hook Norton such a friendly village with such a wide range of activities on our doorstep. (Doctors surgery, dentist, library, many societies to cater for all interests, and a couple of friendly local pubs).

What is the best feature of your home:

The best feature is it's quiet end of cul-de-sac location on the extreme northeast corner of the estate, away from passing traffic

Great property for a first time buyer

Happy with the design of the development. The green area and park in the centre are a nice addition and well designed and we look forward to utilising this space when we have children of our own. Haven’t had any experience with property or building management as of yet.

Please tell us about the good and bad aspects of living in your local area:

Plenty of open spaces, pubs and takeaway in the area is reasonable. Parking on our street is fairly adequate when used correctly bin collects food and no anti social behaviour that we are aware of

I wish I had known about the play ground out the front of our house before we moved in

What is the best feature of your home:

Taps in the bath are child friendly, and won’t get past an unsafe temperature

Heating system a real problem

There could be more flexibility from the developer regarding fittings before final completion. Had to replace a lot of the electrical equipment with better quality units. Heating system a real problem. I want to control it, not thermostats

It’s a very nice community development. Am very happy here. However there are too many cars parked that are doing school run.

Please share one thing (or more) which you wish you had known before you moved in:

The design specifications didn’t reflect the site at all. Had to block out two windows which were in theory an option in the design. Car port is terrible. Could be a proper garage.

What is the best feature of your home:

It’s very well insulated. The local stone is lovely. And the rook layout flows well.

Great countryside development

The building design of my shared ownership property is great. It had a much bigger garden than many other similar spec properties in other areas. The kitchen is small and I had to be creative with where to put things like a bin but the rest of the house is spacious and great. I've been in contact regarding some defects when moving in and most have been fixed. Only one outstanding.

Please tell us about the good and bad aspects of living in your local area:

If you're looking for a quieter area and have access to a car (although there is a bus link, I've never used it) scholar's gate is wonderful. A safe neighborhood, not overcrowded. There's a Spar a short walk into the centre of hook Norton and two pubs with great food. Chipping Norton is a 15 minute drive for the closest supermarket. The only bad side is that it's right by a dairy farm so sometimes it smells really really bad.

Please share one thing (or more) which you wish you had known before you moved in:

I wish I had known how bad the farm smell got sometimes.

What is the best feature of your home:

The best feature of my own by far is the overall layout downstairs and having the stairs in the living area rather than off of the hallway

We moved at the start of lockdown, so the building work stopped on the sight. We was left with no grass in our garden and a very poor job outside the house and in some public spaces which just looked rushed. We have no child safety on our windows and are still waiting for them to be after 2 years since moving in and have had a lot of small things that look like rushed jobs. Overall the house and location is lovely.

Please tell us about the good and bad aspects of living in your local area:

Location is good, has a local shop, butchers and supermarkets close by as well as very good schools. There are bus routes and train station in the town 7 miles away. Our street is very nice and quiet with a small park with open spaces close by. Located next to a dairy farm it can be a bit noisy with mooing and smelly if the wind blows in the right direction. Had few issues when first moved in, bins wasn’t emptied every week so I had to phone them to get it collected.

Please share one thing (or more) which you wish you had known before you moved in:

Look in the small spaces, check the places you wouldn’t think of. Make sure you check safety aspects especially with children

What is the best feature of your home:

The stone brickwork is beautiful, location, privacy.
