Great building close to all amenities

Facilities are amazing with the Rec room & the gym. Building does get cold in the winter & more so than Smiths Yard. Property management not always helpful with generic questions. Design of the building is nice however the cream tiles look dirty quite often. Glad to have a gate, extra security & concierge team are always helpful.

Great location, close to restaurants, bars & city centre. Good link to all transport. Limited parking but traffic noise is low.

How has the building management responded to any problems or issues you have raised:

Great in terms of maintenance, simple & efficient however not helpful with tenancy or general issues

The staff who work within the building are all great, super helpful and lovely to chat to. The building maintenance itself is okay, though can occasionally find it difficult to correspond with property management when it comes to fixes required in my own space.

Please tell us about the good and bad aspects of living in your local area:

Good - Locality to local shops, restaurants and generally speaking some of the best spots in town. Bad - secure parking in local area is non-existent , with street or private parking very unreliable and unsafe.

How has the building management responded to any problems or issues you have raised:

Slowly respond back with solutions or have had to chase on maintenance required.

Please share one thing (or more) which you wish you had known before you moved in:

Full breakdown and walkthrough of each piece of hardware in the property, as well as an overview of what annual checks are held - air conditioning units, washing machines etc.

Good aspects: 1: Good selection of shops and restaurants 2: Good access to public transport Bad aspects: 1: Cutting Room Square attracts large crowds, which generate noise and litter. 2: Parking is difficult due to visitors to the area 3: Lack of green space for local residents

The area has a range of trendy shops, diverse restaurants, and lively bars. Open spaces like Cutting Room Square offer community events. Transport links are convenient, with tram stops and bus routes. Parking availability in Ancoats is often challenging due to high demand and limited spaces and noise levels may vary on specific streets. Bin collections are typically well-managed, but like any urban area, occasional anti-social behavior may occur. It's advised to explore the neighborhood and consider individual street dynamics.

How has the building management responded to any problems or issues you have raised:

It would be good to know that parking in the area is expensive and can be difficult to find. Also if you park on the street many cars have been smashed..

The building is nice with a modern design they repaint every flat before you start a new tenancy and the concierge staff will take and look after your parcels at any time. There’s is also free bike storage on the ground floor and optional car parking on the first floor

Very good central location lots of bars and restaurants, rubbish shutes on every floor to easily get rid of rubbish

How has the building management responded to any problems or issues you have raised:

They usually fix problems within 24 hrs although I had no issues

The 7th floor has excellent views over to the Pennines as this side of the building is higher

The building that has it all for a great price!

This building is great, the team who run it are great and a great overall design. The price per month is very affordable for the area, especially when sharing with a roommate or two. If there is ever a problem a member of staff is always at hand either on the phone or downstairs on the desk. The post system is very efficient and there's always stuff going on in the sharing room on ground floor. The space in the flats is very effective and is designed well for a smaller unit. My only complaint would be the price of parking, it would great if residence of multiple years were offered a bit of discount, especially as it was originally marketed to me as have a parking space with the flat, then later to find out I had to pay to use it once moved in. Overall I LOVE the building and have already signed on for another year!

Please tell us about the good and bad aspects of living in your local area:

The location is great, many food shops, takeaways and a stones throw away from the northern quarter if you are looking for a good brunch spot or late night bar scene. Only problem is parking! The area is in development meaning most of the free parking in the area for residence have been blocked off.

How has the building management responded to any problems or issues you have raised:

I once had an issue with the fuses, and the team had someone come fix it within the hour, and the staff on the desk were very helpful as I had to leave whilst they fixed it.

Please share one thing (or more) which you wish you had known before you moved in:

That you have to pay for the parking, on the seller site it stated the flat came with a car parking space and is why I picked this unit. so when I moved in and was told I couldn't use it I was confused. I understand the price to compete with the area, but residence should be given a free or discounted space to use, then charge more for an extra etc. Also, temporary use (1-2 day) permits would be handy for guests. But overall it has not ruined my living experience.
