Good neighbourly environment, a Facebook group to all keep in touch. Very quiet, empty roads, Lots of children, planned events for children and charities. Maintenance efficient, 2 years guarantee, close to the beach, bin day is a Friday morning, everyone helpful

Lovely area, near to a miller and Carter pub and close connections to the motorway. A few schools close and a tesco express.

wasn’t much paving in garden

What is the best feature of your home:

Location is great, infront of the fountain and garden gets sun all day

Unfortunately Rowland don't look after the existing development particularly well, the maintenance of the grounds isn't good (every house pays £360 per annum for maintenance) and there is often rubbish to be seen in the green areas. We held a meeting with them recently and so far, things haven't been resolved. The existing design on phase 1 and 2 is excellent, however this was a different builder, judging by other Rowland sites, the future properties will be rather more squashed in, which may cause parking issues, we have yet to see the new phase. We have easy access to the motorway, the town centre and the beach, however we also have issues with Lancashire County Council as the proposed new roads will take years to complete.

Please tell us about the good and bad aspects of living in your local area:

St Annes on Sea is a wonderful place to live, I've been here over 60 years. We have great transport links, really good schools, lovely parks and our town centre, known as The Square, is really lovely. Unfortunately we have, like most town centres, lots of empty shops and charity shops, however things are improving with some expensive but pretty new shops and it's great for those who like to craft. We have a great selection of restaurants and there have been a couple of new bars opening up, which provided a good improvement. There are no parking problems and very little crime. I would highly recommend living in St Annes on the Sea.

That Kensington Development, who built our house, would see the rest of the estate to Rowland Homes

There isn't one, we love all of it but it wasn't built by Rowland Homes

Lovely place to live just a few niggles need sorting

I am happy with living on this estate. The only negative for me is for the annual cost yearly we all have to pay is very expensive and nothing has been done to the maintenance of the estate. Like the ponds are very dirty and lets the design of the estate down. I know Rowland have taken over from another firm so I hope Rowland can improve the design and facilities of this estate.

Please tell us about the good and bad aspects of living in your local area:

This estate is very close to restaurants and bars with a 5 min drive to st annes and bit further to Blackpool. Bus links are not too far away either. Traffic noise where my house is seems very quiet but I can imagine the houses on the main road will hear the traffic noise alot

Please share one thing (or more) which you wish you had known before you moved in:

I had a look at the process of my house weekly sometimes and I was shown around it even when just the foundations were down. Got to pick the designs of my house like bathroom tiles etc

What is the best feature of your home:

the best feature I think for myself is I got the early bird special at the start and for the price I paid got a lovely new build and very spacious. Never had a en-suite but i would be lost without that now

Only complaint really is for £350 annual fee as maintenance as yet don’t really see a great deal of planting / maintenance flowers trees shrubs etc ditch is filled with green slime so wildlife cannot feed there - otherwise really happy with site and build Depth of soil in gardens too shallow and doesn’t adhere to building regs hence lawns look patchy and gravelly

Shops in st Anne’s 1.5 miles away 30 minute walk - lytham 10 minute drive garden centre round corner with nice cafe - miller and carter steak restaurant opposite site- need pelican crossing to estate as Queensway very busy at rush hour - lovely neighborhood, bin collections good traffic noise minimal - rookery noisy in spring whilst young ones are developing - maintenance of grounds/plants on site could be better and no markings on roads causes confusion on who should give way

My garden is too small for size of house so opt for larger garden south facing

Kitchen with quality Neff appliances Carpeted and very warm even in winter
