The design and layout are excellent and many things have been carefully considered. Drainage in the rear of the properties was overlooked and the entire row we live on has had to push for the developers to rectify the problems. The sewers at the front of the property - they blocked numerous times and Charles Church denied there were any issues with the pipes. It was only when one of the builders highlighted they were inadequate that the problem was fixed by replacing the pipes etc. We need more bins in the area and also need something done to address the schooling. My children ended up in Cantionian school which was too far and time consuming for them to get home each day on the public transport. It was only when I appealed to the local authorities and attended a hearing about the funding that Radyr school would have received to accommodate pupils from the new development and how we should have been given places - that places were reluctantly offered.

Please tell us about the good and bad aspects of living in your local area:

The area is set within rural surroundings and yet - there are many retail parks that are easily accessible. The buses to and from Cardiff city centre stop just on the main road. Parking is no issue as we have a double drive. There is no anti social behavior in this street- that is from the other development where there is a constant smell of drugs from the social housing / flats area. This also explains why houses in that vicinity are still up for sale.

Please share one thing (or more) which you wish you had known before you moved in:

I wish I had known that Radyr school had no places - I couldn't apply to find out though until I had an address in this area..

What is the best feature of your home:

the room layout and the area which is surrounded by countryside, and there are numerous retail parks which are just a short drive away

Well designed houses fairly large Gardens well spaced out houses but woe betide you if you have a problem as customer care very poor, good mix of sizes of houses most with private drives, easy access to junction 34 of M4 and shops at Radyr and schools in Creigiau and Radyr

Very little in the way of shops. A cafe has opened up in Canada Lakes and the only Shop is a Tesco in Greigiau, a chemist hairdresser and shop in Pentyrch Pubs in Groefaen, Creigiau and Pentyrch

Cardiff City policy Regarding ground maintenance is to cost us £180.00 pa as well as Council Rates

What is the best feature of your home:

Well designed house in reasonable sized plots with good gardens and private drives

In some aspects I think the site is well laid out, however for some properties there is little provision for guest parking off driveway. The landscaping of our plot specifically could have been better and more care taken with the turfing of the back garden. Ongoing communal landscaping is managed well and the estate is kept tidy. Some street lights need to be activated in key areas and a few more lights may be beneficial for some pathways in the winter months.

Development is ideally situated for us. Easy links into Cardiff either by car or bus. Also easy reach of the M4 and link roads towards the A4119 and A473. We are right on the front of the development and there is still a lot of construction to come which will further enhance the convenience of the site.

Please share one thing (or more) which you wish you had known before you moved in:

That the garden had been poorly turfed, and that it would settle very unevenly, a year in we are still trying to address this.

What is the best feature of your home:

The kitchen, large and open plan with a south facing aspect that is the heart of the home.

It's quiet, spacious and lovely! The way they've built the houses is perfect for privacy and I love our gated drive linked to the garden, lovely feature. The stone brick houses make a unique touch to the street also. I love the trees they planted on every household.

The team go above and beyond to fix any issues and we had loads more extras than we expected. They're quick and reliable too. Everything is quality it's a perfect home

If you sell your own home instead of part exchange you'll get more offers.

What is the best feature of your home:

The high ceilings and the kitchen spotlights. Oh and the shower, lush!

We love the house but main thing that loses it all is customer service which is so bad i cant tell you .once they have the money from you they don’t want to know .we have problem with gable end wall and have been complaining for 18 Mths NHBC Involved bot Charles church are not interested .i would never tell anyone to purchase a Charles church /persimmon house as once have your money they don't care.Good spaces between houses and lots of Green around . Very much like countryside living here Houses well designed and lots of space between Not to overcrowded and good Green space each side roads when coming into estate Verges well kept but parking is issue as most houses have two cars so had to get space for visitors

Bit out in sticks but easy access to cardiff . Regular bus route and train station Radyr not far away . Been told some shops and doctors coming here later .

How bad customer care is if you have problem and we are not only ones some other people have great problems inside house .

This house its self inside garden is large and sunny
