Green, quiet and practical

Poor maintenance by factors. Grass is not looked after and shared areas go months without being cared for. Parking spaces in first phases are plentiful but appear to be less and less and development continues. Humps in road and sticking out traffic calming measures need to be better painted/marked.

Good location, green and spacious streets with plentiful parking. Bus links with Edinburgh during the day but no night bus.

Cost and quality of factors appear to differ depending on phase of development.

What is the best feature of your home:

Mid terraced but still ample parking around. This was important as we have 3 vehicles.

My one negative is that the factoring is an ongoing issue in Calderwood and the house builders have really not delivered on service and quality finish so be prepared to resolve a lot of issues yourself or fight it out with a legal time for your property! This seems to be the case with the majority of house builders though unless you are partaking in a self build! We do however love the design and layout of our home and the estate in general and wouldn’t look to move as a result of our experience

We absolutely love living in Calderwood and we could not ask for better neighbours! The community feel is wonderful and everyone is so friendly! The local cafe is fantastic and we hope to have some more facilities in the near future as the estate continues to develop! The new primary school is a testimony to the area and is absolutely fantastic! Would highly recommend living in the area if you are looking for a real neighbourhood/community feel.

The factoring in the area is really laughable, we are charged a fortune for very poor quality work, this is an ongoing issue with the developer and community

What is the best feature of your home:

Love the layout and the size of our home and garden. Best feature is having a second bath in our en-suite which is proper luxury

If you can’t afford Edinburgh, move to Calderwood!

We bought a pre owned home so did not have to deal with snagging. How we, we weren’t informed of management charges. I still don’t get why we pay two different companies and have to pay for insurance in case someone hurts themselves on the estate.

As we live in phase 1, we are very close to East Calder, cafe, play park and country park which is great. Newer homes are really in the middle of nowhere.

Property management charges!

What is the best feature of your home:

Drive way for two cars and an open plan kitchen which opens straight on to the garden.

The houses are similar but have different characteristics, which helps Calder wood have its own identity. The monoblock pathways definitely help slow drivers down and be aware of children playing. Tree planting has also help soften the area.

With only the larder here, some more shops would be beneficial. There is definitely a community atmosphere in Calder wood

To be honest there is nothing that has surprised me, the information given and the vision of what was hoped has all become a very good reality.

What is the best feature of your home:

The large garden and corner plot make my home very special. Our little street is friendly and neighbours look out for each other.

I have had no major issues with the design or build quality, and if I had an issue this was dealt with early and promptly by the site manager. The garden space is nicely sized and spacious enough to give a great feeling with being your own space outside. The local factor for the shared spaces leaves a lot to be desired unfortunately, and this can leave them looking a little shabby which is disappointing. In general, however the neighbourhood truly feels like a community and my house truly a home.

Please tell us about the good and bad aspects of living in your local area:

My part of the development is in a prime place with excellent public transport links, the local café and not far from the main part of East Calder where the shops, health centre, school and other local amenities. My lane is off the main thoroughfare so there is no noise from the main road. We also have an excellent country park on our door stop to enjoy the outside world which was invaluable during the pandemic.

Please share one thing (or more) which you wish you had known before you moved in:

The quality of the earth in the garden was very poor and was one of the first things we replaced as we are very green-thumbed and spend a lot of time in the garden.

What is the best feature of your home:

The spacious rooms with lots of light and good separation between the homes in the development
