Poorly built houses that cost too much

The handley gardens estate is a welcoming estate to live on but like most things you see there nice from a distance… I don’t think there is a single straight line in these houses, every wall is out of plum. You only have to look at the floor tiles against the walls to see how poor the finish is. The washer/dryer broke in the kitchen so I reset it turning it off at the wall only to find the washing machine and dishwasher have been wired to the opposite switches on the wall, how a labelled switch has been done wrong then obviously not tested and passed the inspection is ridiculous. All the fences blew down in a storm and on inspection they put the the fence posts in the ground and used a lot of hope to keep them in rather than some concrete/cement to actually hold them in, contacted Peabody about it only to be told it’s not there problem. Don’t bother with wondering if you can afford the rent on shared ownership because they don’t contact you to see if you can afford the increase and work something out it just goes up and you’ve got to find a way of dealing with it (£70 a month this year) don’t bother ringing them to ask about the random things you pay for in the service charges they take all day to pick up and when you get through prepare to get passed from department to department or get told il get the correct person to call back don’t hold your breath on a call back.

The area of the development is good but you don’t get points for building in a already built up town that has lots to offer, Maldon was lovely before the multiple new housing developments, if anything the councils need to update the roads for the thousands of extra cars in the area.

How has the building management responded to any problems or issues you have raised:

When they eventually answered the phone it’s a long winded way to get someone round to see the issues and try getting them sorted.

We never got to view the house we moved in to due to Covid when we had a 3D tour they obviously got a bit excited on the design. Just before we did move in we got to view a 2 bed house rather than a 3 bed like we was moving in to so a bit of a pointless exercise as the rooms are different sizes and layouts, a good effort but a bit of a waste of our and their time.

Design is good. The development is still being built but the rest looks consistent. Open green areas, doesnt feel crowded or cramped, plenty of light. Gym is an excellent facility to have, as are the roof terraces. Property management people are nice too.

Feels very up and coming as there are so many new builds. There are not lots of bars and restaurants but thats ok, I think there may ne in the future. Easy access to central london.

How has the building management responded to any problems or issues you have raised:

Not great. They mentioned a deadline on when I need to report defects (just the month) and told me to wait for an email. I never got one and by chance, I chased them for it on their deadline date. Slow at responding, had to chase a defect. Other less important ones have been completely ignored

Please share one thing (or more) which you wish you had known before you moved in:

There is a service charge on water heating of about 96p per day, before you use any and are home or not. I was upset when I found out after buying the property and having no choice but to swallow it.

The design of the near by park has influenced us to go out side more.We have meet many people that have become our friends.Also the lay out helps as there is a lovely area were we usually sit that our son play in.There is the also the convenient back lane to the road.

There has been a disrespectfully neighbour thats been throughing at us cigarettes out of his window or balcony.This is the only thing that has been very annoying here.

Some problems are very quick to respond while others are sometimes delayed.

We wish you knew about the Back lane that goes to the road

the design and facilities are amazing the management is really good and people around are very nice and polite its very close to the tube station and bus stops .There is a lovelly park and field for children to play in its very nice and quiet i am a bit worried that once they open the road that they still building on now it might get very busy around here

there is no parking available , parking on my street is very expansive and I have been waiting for over a year for a permit . there is no cafes or restaurants around the development

Lovely place and the facilities are excellent the estate is closed of and away but still extremely close to a tube station and loads of places to eat and shop such as morrisons asda Sainsbury’s Tesco and co op it’s close to brilliant parks and extremely nice places

It is close to a tube station and surrounded by loads of different shops and places to eat

The roof podium and the park are lovely and the facilities provided are wonderful
