One of the best residential developments in Manchester city centre

Great facilities and design, feels like a luxury hotel. Materials and finishes used are very natural and create a relaxing atmosphere. Building and property management is also good and quick to response to tenants requirements most of the time. It’s a very nice place to live in!

Piccadilly Station and Aldi local store are only 8min walk, 5min walk to Cotton field Park, good access to green space

Please share one thing (or more) which you wish you had known before you moved in:

Cinema and lounge are hard to use as they are always booked

What is the best feature of your home:

The views outside are amazing, the kitchen is spacious and has a lot of storage

Pro: Excellent location, “luxury” vibe, relatively affordable rent, gym and spa facilities Cons: Poor managements-Give months for maintenance ticket to be resolved / Communication is their least priority (slow and too poor) Some hard-to-ignore structural problems in property.

There is no parking available. We have to rent a separate parking outside of the building. Good location in terms of distance to town or station. But expect some homeless in front of the building playing with the cigar ashtray. Some owners are using the property as Airbnb. Unbearable behavior from those who stay there. All THE TIME. NOISE, SICK, POLLUTION Bin room is located outside and anyone can enter. Not safe

This is a very property near the high speed rail station with conceirge , pool , nice clubhouse. It is a high rise 32-storey neighbourhood in Manchester’s popular New Islington district. Located minutes from Piccadilly Station, Ancoats and the bustling, bohemian Northern Quarter, this is the city’s most exciting up-and-coming area.

Please tell us about the good and bad aspects of living in your local area:

I am disappointed with the ACL full management service as I had an email from the freeholder stating in breach of lease and request for repossession and asking for overcharging and high loan interest penalty for the ground rent . It is very upset for a foreigner buying a UK overseas property and unable to understand and handle this staying in a remote land.

Gym and spin studio - state of the art 24/7 gym and spin studio on the dedicated Spa level

What is the best feature of your home:

25m luxury pool and 5-star spa - exclusive use of a relaxing 25m pool

The pool, sauna and steam room are excellent facilities and really well maintained. The gym is good, although I think it is targeted towards stereotypical male gym-goers ( primarily arm/shower/back focused machines). The cinema room is excellent however I've never had a chance to use it due to how quickly it gets booked. Overall, the amenities are excellent compared to other developments. The downstairs work space is honestly unriveled - from free and available coffee, water, toilet and comfortable seating, a vending machine and events to support tenants, it's a lovely communal space.

Please tell us about the good and bad aspects of living in your local area:

The local area is brilliant to quick access to centre, 10m walk to Ancoats restaurants and bars, going to PureGym, Aldi and more. There is a small green patch along the canal and easy access to the Marina. Property wise, the location is good, but the amount of noise from the nearby busy street can affect your experience. Particularly at night when the cars can be really loud even when all windows are closed.

Please share one thing (or more) which you wish you had known before you moved in:

You have meter readings within your apartment making it easier if you are having dispute with your provider. Internet connection is excellent! Gym and pool are well maintained and frequently used by residents. The package room is really small for the size of the development and can sometimes have damaged packages. Delivery drivers won't inform you when a package has been delivered (this includes medicine and food items) which can be troublesome. Unfortunately there have been instances of packages getting stolen, rubbish not being disposes of properly, residents smoking within the property and even some unpleasant situations. This is all due to residents behavior , but can be unpleasant given the landlords don't seem to be holding people accountable.

What is the best feature of your home:

Great views of Manchester, excellent bath/showers and overall great "white tech" - fridge, oven, etc.

The building itself is beautifully done. The plants and color scheme I adore. The plants give that Oxygen aesthetic which I assume is what they wanted to achieve, and the different facilities such as the main desk playing music, coffee machine, and sofas give a relaxing atmosphere.

Please tell us about the good and bad aspects of living in your local area:

Oxygen is in the Tri-State spot of Ancoats, Piccadilly and NQ. BEST place to live in Manchester in my opinion! Aldi within a 5 minute walk, local beer spots and restaurants about 10 away, and the main train station just a road down.

Please share one thing (or more) which you wish you had known before you moved in:

Had no real trouble with the flat, and any questions were diverted to the reception. Never really had an interaction with my landlord.

What is the best feature of your home:

I would say the bin chutes as I live higher up, however its usability also needs for other residents to be mindful. A lot of the times they are not :))
