The design is modern and eye catching. The windows are a great feature for lots of light but haven’t been thought through thinking about future climate change. The apartments get unbearably hot during the summer, with no escaping the sun. Unlike some of the other new builds in the city there is no air conditioning to help cool the apartments. The curtains help block out some of the heat, but not enough to make a comfortable difference. The car park hosts all of the work space air conditioning units which pulls all of the hot air down here in the summer, it is not a nice place to walk through and the heat makes the bin store smell disgusting. The black finishes look great but chip over time as this is simply a coating finish. There aren’t any additional amenities you see in other new buildings such as gym or shared spaces. The roof terrace is a nice extra but has been filled with clunky fixed furnishings that I assume have been added considering the workspace but are barely used. The rent has increased yearly which is unusual. We know of people going into smaller apartments to manage this but then having to move out. The property management team appear to prefer new tenants annually than retaining current given their approach to rent increases.

Please tell us about the good and bad aspects of living in your local area:

The local area has everything needed: good transport links, shops, bars, restaurants. There isn’t great outside space, a small mariner, there are parks around 30 minutes walk away. Parking can be tricky on weekends, the immediate area around the building is poorly lit. Traffic is as expected in a city centre location.

How has the building management responded to any problems or issues you have raised:

All issues that have been reported have been resolved.

The rent will increase each year and there is no understand that maintaining current tenants has value. The apartments can be expensive to run (highest cost I’ve ever had) and are extremely hot in the summer, although manageable in the winter compared to older, drafty apartments.

Really great building with bespoke flats with character that fit well with the industrial history of Ancoats. Building management could be better - infrequent window cleaning (twice in a year and a half), roof terrace is still not finished after initial work started on it a year and a half ago, so you do have to watch your step up there - seen loose screws before! View from the roof terrace is one of the best from Manchester! Friendly staff working on the reception, always happy to receive parcels so safe delivery of parcels almost guaranteed!

Great range of local shops, restaurants and bars. Local shops with a range of price points e.g. Aldi, Co-op; range of award winning food and drink places on your door step. Relatively cheap car parks, although risk of smashed windows if you choose to park on the street. Bin collection is fine, traffic noise minimal!

How has the building management responded to any problems or issues you have raised:

Always prompt replies, but very delayed addressing of the issues - should be noted these are for amenities like roof terrace and window cleaning. Had no issues to report with the flat itself - good quality fit out!

Nothing really! Comes as you would see in a viewing, no hidden issues or concerns I’d warn them about!

Overall a good building, great location and the flats themselves are really nice. Lacking some amenity due to the coworking element at the property, no gym equipment or internal common areas. Roof terrace is a great amenity to have but is unfortunately not maintained well and has been left unfinished despite the building completing almost 2 years ago.

Brilliant area - Ancoats is the best place to live in Manchester. 15 min walk into the city centre, all the restaurants and bars you could want.

How has the building management responded to any problems or issues you have raised:

They have responded well to any issues quickly.

The roof terrace would still be unfinished over 2 years after moving in, windows are not cleaned

I like the design after a while. Lovely floors and big spaces very bright. I think the tenants should be allowed to go in the work from home spaces free of charge for what we are paying as there is no gym or pool. Concierge lovely. Love the floors. Bin collection always seem to be full.

The local shops are good, restaurants are really good quality. 15 minute walk from tram, no traffic noise or anti social behaviour.

How has the building management responded to any problems or issues you have raised:

Yes. We our chair and bathroom handle broke. They fixed both.

That there is no work from home space it’s not included.

Very good place to live, but not value for money wise.

I’ve had a very good experience in my 2 years at silk street, however given it’s in the ever so popular ancoats area the cost seems to have skyrocketed, but that’s beside the point. The building is brilliantly designed aesthetically, but some elements seem to be on the cheap side given they have already broken/been damaged. The rooftop terrace was not open for the first few months of my tenancy (moved in June, so basically missed the whole summer) and other contractor related maintenance work seems to take forever and more often not done right the first time. Overall good, just nitpicking as you’d expect a luxury newbuild to get it right and not have outstanding remedial works.

Ancoats is great, very pleasant to stroll through and has the marina a stones throw, but the cost appears to be skyrocketing. Recent traffic control changes has made driving here a nightmare even though i kind of understand why (pedestrianisation)

How has the building management responded to any problems or issues you have raised:

Very quick and professional responses each time, no complaints there.

Please share one thing (or more) which you wish you had known before you moved in:

That the rooftop terrace would not be open until several months into my tenancy (it still isn’t finished!) or that the road right below my flat would need to be redone, resulting in a couple of months where heavy machinery noise was the norm. Again standard things but wouldn’t expect it with a brand new building.
