Property management is great, my patio was damaged and was repaired quickly. The vent came off in the storm and was repaired within 2 weeks. Design of the Victoria is excellent compared to the semis as has a garage a storage cupboard

Please tell us about the good and bad aspects of living in your local area:

The location is perfect for the motorway to get to family in Carlisle, work at Preston hospital and Manchester. Been an epileptic who temporarily can't drive it is a short bus ride to the train station and perfect to walk to Aldi, asda, Tesco, BandM, home bargains, next, matalan, B&Q and Stanley park. It is on the bus routes of the 3, 4 and 61 into town and Preston. The estate is a short walk to mereside Park and the Victoria House is the best value for money over the semi detached and town houses.

Victoria better value over a semi

What is the best feature of your home:

Garden and garage are excellent the garden is big and spacious and managing to create a lot with it.

Rowlands homes offers a great location close to shops and other facilities. Indoor design is very good with very modern aspects. However some improvements would include wider roads for passing cars and parking aswell as including more pavements around the estate to allow walking.

Good- good indoor design/features. Bad- limited parking/pavements/

Please share one thing (or more) which you wish you had known before you moved in:

I wish I knew about the state of the garden as the soil is filled with bricks and other building materials

I like the indoor design and the garden space with great kitchen features

The buildings all look good, in my humble opinion

The development is still being built on at the moment but despite this the estate is kept clean and easily accessible. The grounds are kept in good order especially considering we have been in lock down due to the pandemic that is good. The buildings all look good, in my humble opinion. The aftercare team have been really helpful in any repairs or snags required.

Please tell us about the good and bad aspects of living in your local area:

There are plenty of shops etc relatively local. The development is quiet. Parking is fine. The only issue would be that the roads on the actual development are a little narrow. I don’t use public transport so can’t really comment.

Please share one thing (or more) which you wish you had known before you moved in:

I wish I had sorted the “snag” list more readily rather than having to go back and forth as issues came up. Maybe I would appoint a snag list company to perform a survey.

What is the best feature of your home:

It isn’t one thing but the whole house. When we started our house search we drew up a list of “must haves” which the Renishaw did, including en suite,utility room, garage, 4 bedrooms etc.

As above the design is flawed by having no where for any visitors to park as the roads are so thin. Some houses look crammed together and a slightly better layout could’ve been used but I guess more houses = more profit. In other areas the layout works well..

There is a large supermarket only a matter of minutes away which is great. Not many restaurants nearby. Parking for any visitors is a nightmare as the streets are all just over the minimum width allowed.

Please share one thing (or more) which you wish you had known before you moved in:

the turf laid is of poor workmanship and the lads doing the job have admitted they have unrealistic schedules hence the shoddy work Do this privately after moving in

Very good build and design compared with some other new build companies. Friendly and reliable building and property management. Rowland are very good with fixing any teething problems etc. Very happy with our purchase and highly recommend to new buyers.

Great location and close to motorway. Very friendly neighbours on whole estate. Little traffic noise from Preston new road. One local shop or petrol station nearby.

Please share one thing (or more) which you wish you had known before you moved in:

Building more houses across road from us and some disturbance with drilling etc in regards to noise and bad weather means very muddy roads which are often not cleaned every day.

What is the best feature of your home:

Garden size matches build of house so large garden for 4 bed compared to some new build developers.
