In joint venture with Hill and Marshall, Marleigh is located 3 miles east of Cambridge city centre. Marleigh offers a brand new community of 3 and 4 bedroom homes, surrounded by green space. As well as a community of new homes is a co-op supermarket, a nursery, on-site facilities, community centre, cafe and office space. Marleigh will also introduce a primary school, sports pitches and allotments, while the meadows and water features of Gregory Park run through it, with Kingsley Woods at its edge.

The finish of the Hill properties at Marleigh have been very good. I think the design of the properties are very good (including my own) good user of space and a good finish. Property management has been good too around the local area. Good facilities on site with bike storage, parking and electric car charging.

A modern and nicely looking little village on the outskirts of Cambridge city centre with lots of green areas , parks , playgrounds. With a local school, nurseries, grocery shop and cafe it’s ideal for families with children. The neighbours are amazing too!

Poor design thoughts

Design is clearly intended to discourage cars. Parking for one or two cars per household maximum. No visitor parking at all. No off street parking other than at P&R which will be moving shortly. Nice green areas. Land Trust have removed larger fly tipped objects - but only when reported - there is no sense of them looking for issues to fix. Garden soil is poor - all clay - not even 10cm of top soil provided. Some areas are only 20cm deep before hitting poured concrete. Some park areas being used as football pitches with children damaging and breaking trees to allow for more space to play football. Very noisy at times. No barriers to stop balls going into roads and gardens. Nice play park to west and cute play areas interspersed throughout the development.

Hill does not care as much as it use to.

Roads are narrow, parking is a problem. Homes have poor outside landscaping, and it often feels like Hill has a 'we'll fix it later' attitude rather than getting things right first time around. They're upping the prices but lowering the quality. Shortcuts are being taken and it's just another cash grab for them. My house was riddled with issues, including maggots behind the plasterboard. Leaks in all the plumbing. Loose garden tiles. Constant issues that make my purchase difficult to live with. I would not recommend moving to Marleigh in Cambridge.

Now that the development is fully underway, Hill/Marshall can certainly be accused of rushing through builds. There was clear consideration during phase 1a, but it's apparent they're building at huge scale that they're getting sloppy – which is back up by new homeowners having more snagging issues that first occupiers.
