Modern design, residents lounge available, terrace with 360 views across London, bike store and lockers for residents. Secure mailroom, cctv. Most residents are first time buyers so there’s a good community vibe, not too many rented apartments, functional flats

Please tell us about the good and bad aspects of living in your local area:

Great location close to the park, shops, restaurants and entertainment, 15 min walk to the river Thames

How has the building management responded to any problems or issues you have raised:

Management could be better in addressing any issues

Please share one thing (or more) which you wish you had known before you moved in:

Insurance fees and budgeting plans for maintenance

Very modern and unique design by acclaimed architect. Large communal terrace on 24 th floor with breathtaking undisrupted views across London from Wembley to Canary Wharf ( St Paul's, London Eye, Shard, Battersea Powerplant all nicely visible). Two floors bike areas, lounge floor with up market setup waiting area.

Please tell us about the good and bad aspects of living in your local area:

Within 5 minutes walk you have Southside shopping centre with Cinema and food courts, large Sainsbury's and Waitrose, 4 gyms, two swimming pools, 6 pubs, large green areas of Kings George Park. Bus stop at the doorsteps.

How has the building management responded to any problems or issues you have raised:

There is the space for improvement. All major ideas executed through hard work of dedicated residents directors.

Please share one thing (or more) which you wish you had known before you moved in:

Wished we have moved here two years earlier, when first build. You can do your swim, grab a coffee and make shoppign all before a day even start.

Super pet friendly. Brand new and love the design. Well managed by our landlord. Very close to all the shops and entertainment you need. Bus stop right outside the building with east access to all of South West London. Amazing views of the london city skyline.

Please tell us about the good and bad aspects of living in your local area:

What a place! Absolutely love living here. An abundance of amenities. Car parking would have been nice though, however street parking available.

How has the building management responded to any problems or issues you have raised:

Yes, one plug not working, fixed the next day. Lovely Landlord

Please share one thing (or more) which you wish you had known before you moved in:

That fibre would be delayed, but all is installed now.

Great community, great views

The communal facilities in the block are well designed - with a bright, modern foyer; communal lounge with free Wifi; large bin and bike stores and two terraces - one overlooking the River Wandle and the other with panoramic views across London. The building has won several design awards, although the communal stairwell has a rustic/basic appearance. There is CCTV and a secure parcel store. The apartments are well sound-proofed, and there is a good sense of neighbourliness via a residents' Facebook group.

Please tell us about the good and bad aspects of living in your local area:

The building is well-located - just off the high street and right by the River Wandle and King George's Park so it is reasonably quiet, but still feels like you are in the heart of Wandsworth town centre. It's easy to walk to well-connected bus routes, tube and several train stations. There is a good choice and variety of restaurants, gyms, shops, gaming places, green spaces and other amenities in walking distance. The building would benefit from a couple of parking bays for drop off / collections / moving.

How has the building management responded to any problems or issues you have raised:

Whilst the response has been reasonably fast and positive, it has lacked proactive follow up on occasion.

Please share one thing (or more) which you wish you had known before you moved in:

It would have been useful to have a more realistic idea of how service charges would progress. This seems to have been kept artificially low in the first year after completion of the build.
