Building management poor Site team unresponsive when trying to fix issues. We had an issue which got so bad from the lack of response by the customer service team that they had to fix the issue twice as they did not do the job correctly the first time

No shops etc built yet although the development has been there for years. Park has barely anything in it for smaller children

Shockingly always take ages to get back to us about any issues

Not to purchase with st Modwens as the sfter care is shocking

Pros and cons of living in locking parklands.

I like the style of the house but the facilities are very slow . We have plans to have shops built here which would be great as the development is expanding . We had no issues with building management but property management was an issue as the mortgage advisor they gave us didn't sort out our mortgage and we nearly lost the date to buy our house and move in.

Please tell us about the good and bad aspects of living in your local area:

We have a few shops outside of parklands like co op .the pub and other shops are in the local village . There is now a bus service that comes in which is much better. We have a lovely green wooded area to walk around and great for dog walking. Parking is not great ...most visitors park on the pavement meaning you have to walk in the road. Bin collections are done with no problems . Its quiet most days in my street and a great area to live in

How has the building management responded to any problems or issues you have raised:

We had many issues with the building and were told that after 2 years we would get a building check and and issues they would sort out . This did not happen which left us very disappointed.

Please share one thing (or more) which you wish you had known before you moved in:

The quarterly charges were meant to go down with the mire houses being built but this hasn't happened and its gone up !

Parklands Property Perspective

The design of the properties here at Locking Parklands is excellent with the principal of 'life-time living'. Many are of an individual style - even a terrace of houses do not contain every property alike. Use of brick, stone, different woods, grey roof tiles, double-glazing - grey not boring white give the properties a very contemporary edge. St Modwen Homes have thought ahead for you - level entrances, wide doorways, secure by design locking systems, lights at front & rear of property. Bautifully fitted kitchens, available parking for all properties. Eco friendly with excellent insulation and solar panels. Light streams in from the different aspects of the property, so sometimes on a bright winter's day - you would be forgiven for thinking it is a sunny summer's day! A residential property management company acts for the Locking Parklands Community Interest Company and does its best to manage resources and give value for money but really could do with at least two Property Managers as this is a fast growing development and will need more as it reaches its target quota of new properties. As more properties are expected it would be good to see apartment blocks no more than 3 storeys high and the inclusion of lifts; as well as serious efforts to keep as much green open space as possible together with the completion of the Cycleway around the complex. It would also be beneficial for there to be continued consultation with residents regarding how the development of property design and facilties are provided as each new phase comes along.

Please tell us about the good and bad aspects of living in your local area:

As a growing new development, Locking Parklands [set below the Mendip Hills] is a 'work in progress' in a fairly rural area with a couple of shops and pubs, post office, primary schools and with a new Secondary School and Health Centre off the starting blocks. A new link road has recently been completed which will bring with it retail units, some restaurants and hopefully a library. However, Weston-super-Mare is a few miles away with restaurants, beach & Playhouse theatre. Parklands has its own fabulous green open spaces with many beautiful protected trees. If you are a shopaholic Cribbs Causeway is but 20 mins away with all the big brand retailers with good motorway networks connecting to South West, Bristol, the North and East to London - just don't plan too much travelling on a Friday afternoon/evening! All properties have accessible own parking bays or drives and it works well if people park in their own spaces, unless they have more cars than spaces! We could do with more parking spaces for guests visiting friends and families.

Lovely locking parklands

As above, it’s a lovely area and I would say the nicest development in Weston-super-Mare. We have been here since the beginning of the latest phase and building has been a night mare at times. For example the multiple trucks parked outside or opposite your house all day and noise at 7 o clock on weekends when they promise work will be between 8-4 weekdays only. Saying that, we still love our house and know we made the right decision as st Modwen homes are so beautifully designed and have everything you could need inside and out. There were some snags when moving in and a few that never really got resolved fully but its handy that you have two years where they come to fix things once you have moved in. I still feel it’s the best development and if we ever did move we would buy a St Modwen home again in a heart beat.

Please tell us about the good and bad aspects of living in your local area:

We love the development and couldn’t wait to get a home here. The houses are beautiful and well built. Noise can sometimes be a problem and people parking selfishly which is a shame. The communal areas are not as well maintained as they should be/used to be and trying to communicate with the management company is impossible. It will be a shame when our road becomes a through road for a cramped development on the field next to us (right next to the motorway) but we still love living here and this is our dream home. It’s nicely located in a quiet area outside of town but close enough to plenty of shops and not far from the beach etc so you have everything you could want/need.

How has the building management responded to any problems or issues you have raised:

At times they will respond/resolve a problem but other times it’s dragged out for weeks and only resolved when you send multiple emails and make numerous calls which is a shame.

Please share one thing (or more) which you wish you had known before you moved in:

How thin party walls are as we would have installed proper sound proof plasterboard to make life a little easier if we had known. We are also a little disappointed that our quiet street with dead end will become a through road for another developers huge estate in the field next to us soon.
