Nice design and specification compared to other new builds.

Nice design and specification compared to other new builds. Sense of communal space which is well-kept. The apartment is spacious with everything you would want for comfortable living. The development is very beautiful, with large balconies and lift access. I like that it’s clean there’s a cleaner responsible for the communal areas which keeps it clean.

Diverse area of London, a range of local amenities and transport links. Peaceful waterfront location - ideal for a wee ramble or cycle.

How has the building management responded to any problems or issues you have raised:

Response and gave guidance throughout. Friendly staff

A more complete understanding of paperwork is needed for shared ownership.

Bad housing association

There have been many things breaking since I moved here. For example the gates, they were broken for weeks and my bike was stolen from what it was supposed to be a safe shed. The lifts were broken for days and there is a hole in a wall that has been there for months.

The area needs development, there is industrial areas too dirty right after the building.

How has the building management responded to any problems or issues you have raised:

Not well, they took really long or just didn't answer.

Please share one thing (or more) which you wish you had known before you moved in:

The promises I was made by the seller were a lie.

The building is well maintained however clarion housing are very difficult to get in contact with if there are any issues. The design of the flats is modern and beautiful and the communal garden is a lovely shared space. There will soon be a shop in the building with a liquor licence.

Please tell us about the good and bad aspects of living in your local area:

Overall the building is a lovely place to live. The building is opening a local shop and has a beautiful garden area. Great parking and bins are collected regularly. I never hear neighbours loud noises. There are not many bars or restraints nearby but it is close to the Piccadilly and baker loo lines. The central line is also walking distance. Also very close to Alperton bus station so transport links are great.

How has the building management responded to any problems or issues you have raised:

Response to issues is slow. Sometimes taking weeks to respond to emails and only opening over the phone during work hours.

Please share one thing (or more) which you wish you had known before you moved in:

Do not use direct law even if the developers recommend it. Overall the wait is worth it though!

High quality development at the Grand Union Canal

I love the home design, high quality, spacious kitchen, bedroom and balcony for London standards. I do wish the building had more facilities for example, a gym. Water pressure is really one of the best I’ve seen, all electric only downside is that the electric radiators use a lot of energy so therefore not very efficient. Home is well insulated and there is a mechanical air ventilation system. The private residents garden is very nice and well maintained.

Please tell us about the good and bad aspects of living in your local area:

Area still in development but there are plenty of nice supermarkets in the area Sainsbury, Chinese supermarket and Lidl soon. More options needed like coffee shops and canal side pubs but for now you’ll have to cycle or take a bus to the Wembley stadium area. The canal side does need a big of cleanup but you’ve to put things in perspective as this is a regeneration area and it will take at few years comparable to Hackney east London.

How has the building management responded to any problems or issues you have raised:

Slow at first partly because of the pandemic but at the moment very good and I have had just one minor issue that is fixed. Impressive for a new build

Please share one thing (or more) which you wish you had known before you moved in:

Not much really, just the electric radiators is something that I look to replace for more energy efficient ones.

Would be much better if Clarion actually worked

Clarion is the manager of the building and they are totally disappointing. Never answering and taking ages to fix anything when they decide to act at all (several calls and emails necessary). The building is fine, big flats with balcony. Private green area and private bicycle shed. But not other facilities provided. Lift and common lights brake frequently and take from 3 to 5 months to be fixed at best.

Please tell us about the good and bad aspects of living in your local area:

No parking availability at all, more would be nice. But very close to several tube lines. Very residential no pubs around nor cafe, would be nice to have more of them and more parks or green spaces. Sainsbury is close by and a lidl is about to be onpen

How has the building management responded to any problems or issues you have raised:

They or totally ignore any email or call or give empty promises of "coming and fix the issue". They actually start doing something only after the 10th email and usually not before 5 months after you reported the issue.

Octopus energy is cheaper and I can refer you if you need it ?
