Great area, but development is too pricy for what it offers

The building itself has a good design, but after living here for almost 7 years now it's possible to notice that it wasn't well built and maybe materials used weren't of the greatest quality. We had problems early on with heating, that until these days suddenly breaks leaving everyone in the building without hot water or heating. Electrical problems all over the flat with faulty sockets and light bulb sockets. Radiators that leak all or stop working even despite regular maintenance. And lastly, the increasing price of service charge that has now nearly doubled and the building has no facilities like a sitting area outside, or gym space like the other new buildings around.

Please tell us about the good and bad aspects of living in your local area:

The development is very well localised at a short walk from under and overground links and is also served by different bus routes. There's also a great variety of local shops and restaurants. The best thing about the area is the number of green areas/parks around. They're very well maintained and have good facilities for children. The area is really great.

Please share one thing (or more) which you wish you had known before you moved in:

if you have the opportunity to buy a parking space do it even if you don't have a car at the moment.

What is the best feature of your home:

We chose to have wooden floors throughout the flat which is great for easy cleaning and is very durable.

Stamford square (Ireton house): It's been now 5 years since completion. We had an issue with the quality of the wall painting and wooden floors that were stained with white drops of paint. A crew was sent to fix this but they scratched and stained the walls. All works in the building were done at a very mediocre quality since then there were several complaints from neighbours with leakages and serious wall infiltration to the point that some walls got as soft as a marshmallow. They kept knocking on our door to check if the infiltration was originated in our apartment. this happened 3 times so far. It was very annoying but we're relieved these leakages hadnt affected our flat. Another problem is the building identification. We've had several problems with lost/delayed correspondence and parcels because delivery services couldnt find the property. There are no clear signs identifying the development and the 2 residence buildings that are part of it: Ireton house (3 Stamford square) and Rainsborough house (5 Stamford square).

Please tell us about the good and bad aspects of living in your local area:

The area is great with plenty of parks, shops, restaurants. It's well connected with central london with 2 stations.

Please share one thing (or more) which you wish you had known before you moved in:

How noisy the trains can be (our flat is literally next to East Putney station) How much the service charge costs would oscillate. We started at a little more than £500 and are now paying almost £900.

Please share one thing (or more) which you would change about your development:

I would add a bedroom and remove the balcony - such a waste of space in a country with rain and cold weather most of the year.

Great apartment bad management

The apartment is beautiful. It is very spacious. The appliances are new. We have a cafe and supermarket underneath the building. We live near the station. If not for work, I rarely would go central.. I love it.

Like it a lot. Shopping, restaurants and we are right next to the station.

How has the building management responded to any problems or issues you have raised:

Not very well. Car parking problems not fixed. You call, you ask for stuff and they never address issues.

Nothing really. It is nice. The management is useless and they never address issues.

Modern development with excellent transportation links

Langham Square is a development by the Berkley group and quality of building is to a high standard. The one bedrooms are practically designed with excellent Siemens fittings in the kitchen and villeroy boch fittings in the bathroom. Entrance has double security both at the main door and elevator. There is parking available in the basement but owners are not eligible for street parking.

East Putney is trendy, convenient and has a good city feel.

Please share one thing (or more) which you wish you had known before you moved in:

Had no idea how wonderful the surroundings are and how close it is to Wandle Park and the river.

I think that they did a pretty good job. I don't like that there is no concierge. I like the communal areas. The building is 5 years old and I have a large balcony and that is good. Internet is very bad.

Good transport links. Close to restaurants and bars and Waitrose is handy downstairs

It is hard to get a meter reading. Not responsive.

No not really. I pretty much knew everything. Internet is bad and there is no fiber.
