Houses are finished to an acceptable standard

Houses are finished to an acceptable standard. However, communal areas are very poor and unfinished. Lived in property two years and road is yet to be tarmacked. Unfinished, fenced off play areas outside property. Residents continue to raise issues with Bloor with no success.

Good local amenities. Traffic in Hereford can be terrible. Street atmosphere is nice. Sufficient parking.

Sub standard quality of communal areas that are now finished to the standard advertised.

What is the best feature of your home:

House is nice and new with space. Location on development

The development is well thought out, and has a good layout, with a good range of house types, and consideration to the building materials for each one so it doesn't all look completely uniform. It's a large development, but there's plenty of green space, and good sized gardens, so it doesn't feel too closed in.

Hereford Point is close is ideally located: it's not right in the city centre, but the city centre is within walking distance, and everything you could need is there.

Please share one thing (or more) which you wish you had known before you moved in:

That the developer doesn't mean it when it promises to remedy within 4 weeks all snags reported in the first 10 days. It's now more than a year since I moved in and they are not all finished.

What is the best feature of your home:

The design and location are excellent. It's spacious and well-insulated, which is a positive during the cost-of-living "crisis".

Lovely place to live.

Houses are well build, all equipment is of high standard especially bathrooms, very nicely finished. Rooms are spacious. Kitchen is quite big, you can easily put table and chairs in it up to 6 people with plenty room left around. We never had any issues with property management, or facilities on that matter.

Excellent location, plenty shops around. Plenty nice walks to go around! Quiet area which is very suitable for us but if someone prefers more lively surroundings might find it this area not suitable.

Please share one thing (or more) which you wish you had known before you moved in:

Only thing we might say we would like to know before we moved in was the fact that we had to figure out when and what bin was collected on what days.

What is the best feature of your home:

We love our kitchen, how spacious it is with nice white cupboards and dark work tops gives nice cosy and clean feeling.

The house looks lovely and suits our needs as a family of four. We have a large drive, nice sized garden, large garage and the finishes on the interior are great. There are a few issues however that aren't ideal which are as follows - the garden was badly turfed when we moved in meaning we had to re-landscape and pay out more to get it fixed, the house also gets very cold despite being insulated, this seems to be as a result of two issues: first being that the thermostat is situated in the smallest and warmest room in the house (living area) so the heating just turns off once that room is warm and isn't on long enough for the second and top floors to heat up to an appropriate temperature, having the heating on a higher temperature or for longer would cost us double with the energy prices! The second issue which no doubt contributes to the first is that the front door lets in a draft and travels directly up the stairs to the second and top floors meaning those are always a lot colder than the ground floor. We had to install a curtain over the door which helps but doesn't eliminate the problem completely. There have been some issues from Trinity Estate Management with asking for payments for the upkeep of the green spaces and park, however they haven't been very efficient when dealing with reports or the upkeep of some over grown areas. Trees that were planted around the park weren't watered or cared for properly resulting in a large number of them dieng and still not being replaced, along with other shrubbery and plants when they were newly planted over the hot, dry spells earlier in the year.

Please tell us about the good and bad aspects of living in your local area:

We have a couple of local shops and pubs. There is a bus stop right outside the development along with push bikes to hire with access to cycling routes. We have a large drive that can fit up to 3 cars if parked close together, extra street parking is available also. We live opposite a play park with an open grassed picnic area and orchard. Bin collections are extremely efficient and they are always very helpful. A lovely estate to live on with minimal noise from the main roads. There are a variety of primary schools in the area, however only one walkable secondary school and lots of developments around this area means competition for this high school is very high, there are no catchment schools for the postcode or guarantees of getting a place from location alone.

Please share one thing (or more) which you wish you had known before you moved in:

We wished we hadn't initially paid for the development to turf our garden knowing now the condition it was left in when moving in. It was very expensive at over £600!

What is the best feature of your home:

Location is ideal, we also love our spacious top floor en suite bedroom with large built in wardrobes.

Good estate, clean, tidy and good facilities

Lovely estate with plenty of open green spaces and footpaths. Houses are well designed and not too overlooked by each other. Well located close to to town , shops and local amenities including the racecourse. Estate is kept well maintained by the development company

Close to the shops, town centre and leisure facilities. Good local footpaths nearby for walks. The estate is well maintained by the management company with regular road sweeping.

Footpath locations and accessibility to them for walks

Size of house drive and garden are well proportioned and functional
