A Mixed Neighborhood With Bad Management

The transport links are generally convenient, with bus stop close by and decent bus coverage. However, traffic congestion can be an issue, especially during rush hour. Parking on my street is limited, and there are occasional problems with bin collections and some anti-social behavior. Overall, it's a reasonably good area to live, but there's room for improvement in certain areas.

Please tell us about the good and bad aspects of living in your local area:

My local area is a mixed neighborhood with both positive and negative aspects. The range of shops, restaurants, and bars is fairly good, with a diverse selection of independent and chain options. However, the quality can be inconsistent. The open spaces like parks and green areas are well-maintained and provide nice places to relax.

How has the building management responded to any problems or issues you have raised:

I'm deeply disappointed with my experience living in this development. The property management is incredibly unresponsive, often taking weeks to address even basic maintenance problems. The common areas are constantly in disrepair, with broken elevators, malfunctioning security systems, and unsightly garbage piling up.

Please share one thing (or more) which you wish you had known before you moved in:

The facilities are also underwhelming - the gym is poorly equipped, and the communal spaces feel dated and uncared for. Worse yet, the building management seems unwilling or unable to enforce any rules, leading to frequent disruptions from noisy neighbors and unchecked antisocial behavior in the hallways. Overall, this has been a tremendously frustrating living situation, and I would strongly caution anyone considering moving here. The developer's promises of high-quality living have not been honored, and I regret ever signing a lease in this poorly managed building.

Amazing development, but yet with some flaws

The development itself is nice, modern design and great facilities (would have been nice if there was a late cafe on sight though) - building management is good although over the weekend the elevators get SUPER dirty and they dont get cleaned until Monday. (why have white flooring on the elevator? come on..

Location not so good, it directly faces a school and it is very noisy during the day and sometimes on the weekends when there's a school play or party

How has the building management responded to any problems or issues you have raised:

They usually reply within a timely fashion.. however I had a couple of questions that are months old without answer

I wish I had known that the school was that noisy, would have never took the apartment facing it

Good for a short time, not a long time

The best thing about GW is the build quality of the apartments. Lots of room, outstanding sound insulation, great layouts, high ceilings, big windows, great bathrooms and kitchen. Everything feels incredibly solid. That's really important, so top marks there. However, they definitely tried to cut costs on some of the fixtures, fittings and furniture, which is a shame. The lighting was particularly bad, for example – non-changeable over-bright bulbs, horrible bedside lamps, no dimmers. We ended up not using most of the lights and bought standing lamps. The ventilation system works really well in terms of equalising temperature, but may have been to blame for how incredibly dusty the apartment got – you would need to vacuum every 48 hours to avoid clumps of dust forming, and dust surfaces/clean sinks etc. nearly as often otherwise they looked awful. BBQs are banned, which makes the balconies a lot less useful. We spent almost no time out there because of the loud traffic noise. My wife highlighted a couple of potential safety issues, e.g. one entrance/exit in the bin store and the gym. This made her uncomfortable visiting either alone. By and large the place feels safe, but like many others we had a bike stolen from the inside bike store. The community amenities look beautiful, but were underused. The folks running the development are reasonably effective if you are persistent, but they're not proactive and didn't seem to have much of a system to run anything. They were always very pleasant to deal with, however, which goes a long way. The move-in experience was abysmal – the impression they give you is that everything is very turn-key and simple, but we were horrified to move in and discover the power was off and we couldn’t get a new account set up. No-one was around to rectify the situation because it was a weekend (when most people move?). We were also told that it would take weeks to have the broadband set up by Virgin, which was unacceptable. This is because the mobile signal is incredibly, implausibly poor across the development and non-existent within the flat. Insane that you’re so close to the centre of the city and it’s this bad in 2024. This is a big problem as you’ve got no backup if the internet goes down. They also struggle with the concept of moving vans – there’s nowhere in the development where they can be parked, either to load or unload. We ended up parking on one of the paths at the front both times, and although this was against the rules, we had to do it anyway. The landscaping is nicely done and well-cared for. In general everyone seemed very nice although kept to themselves by and large. The team do a lot of events, which seem somewhat well-attended. One of the highlights was the resident handyman, who was available instantly at almost all hours and was very helpful indeed on several occasions – he seemed to know everything. Pricing was astronomical, but to be expected in the higher-end Dublin market. They put our flat on the market for €500 more than we were paying, and we were already paying an extraordinary sum. Electricity and gas is also definitely part of the con – we now live in a modern four-bedroom house and pay less than half for energy that we paid at GW through Pinergy and Kaizen (you can’t change either of these suppliers). Pinergy (electricity) was expensive but it was easy to see usage via the app, but Kaizen (heating) were definitely just making it up and would bill us random amounts every other month or when they felt like it. Guys, just include this in the rent if you want to screw us a little more.

You're near to a few things, but not near enough to the things that matter. If you don't have a car, the closest supermarket is a LIDL 25 minutes walk away. There aren't any nice brunch spots/cafés within a short walking distance. The DART is useful but again 25 minutes walk away (and then you wait for a train). With the weather in Ireland, you're not going to want to do that for most of the year, if you can help it. There aren't any sizeable parks or anything, either. Clontarf is nice, but you're talking 35 minutes walk away if you want to reach any of the nice restaurants etc. We lived in GW for 18 months and ended up spending a shameful amount on cabs and doing a lot of our shopping at the local convenience store (C&T). I'd describe a car as almost a necessity. My wife tells me there is a bus, but whenever I looked on Google Maps it required a change midway through to get to the city, which I'm not going to do. Griffith Avenue/Marino is fine as a neighbourhood, but there’s something unpleasant about having such a big and busy road right next to where you live – hard to relax with that much going on.

We didn't have any major problems, just the occasional small fix needed and the handyman was great

Please share one thing (or more) which you wish you had known before you moved in:

Electricity and gas cost is a meaningful amount more each month (we paid around €225). You must set an internet installation date weeks in advance with Virgin, do not wait until you move in.

The apartments have amazing insulation, the interior design of both apartments and amenities looks towards details that make you feel comfortable and at home. The availability of gym on site is an incredible advantage and spaces to meet the rest of the community really help increase the overall living comfort. Building management is not always readily available especially when it comes to queries on bureaucratic things and contracts and specific questions, but communication from their side is clear and transparent in most cases. There is a lot happening on the property which keeps the community engaged.

There is a good range of bus transportation both to city centre and airport within 15-20 mins from the complex and one bus line that is in very close proximity (

How has the building management responded to any problems or issues you have raised:

Yes when it came to maintenance. There is an internal system through which tickets can be raised. the answer and intervention was fast and problem was readily solved

There is honestly nothing I would have wished to know before hand. I had to move here under rough circumstances and it has been nothing but incredibly positive to be able to live here, compared to what I experienced before

I am satisfied with overall design and development. Thank you so much for taking care of this and working on it to make it better all the time. Facilities are well thought. Though the gym is not very comprehensive in terms of equipments. That can be improved.

Please tell us about the good and bad aspects of living in your local area:

It is quite and calm which I like a lot with many beautiful greenery around :) Only downsides: It is not very close to the city centre. And there aren't many supermarket options.

How has the building management responded to any problems or issues you have raised:

My issues were quickly resolved and never had issues.

It's as advertised. I can't think of anything at the moment. Satisfied.
