access to lovely walks in the Welsh valleys

Development managers struggle to stick to timelines in terms of agreed jobs with snags and property issues so often needs following up. Overall lovely homes once these things are sorted & in a locked location with access to lovely walks in the Welsh valleys

Good access to supermarkets, train station & education facilities. Good place to live in terms of quiet place, nice neighbours

How has the building management responded to any problems or issues you have raised:

Yes after being chased and pressured they finally did the jobs o

Not really sure, issues that were had were things we couldn’t have known until living in house

Strong community, perfect for young couples/families

We love our home. We have a 3 bed home which it’s a smaller 3 bed however it’s perfect for what we want right now. I would say these houses are a good size for first time buyers or couples and even maybe young families however we plan to move to a bigger home once we start to think about having children as I’ve mentioned they are on the smaller side.

Please tell us about the good and bad aspects of living in your local area:

Very strong community an lovely neighbours. Close to B&M and Morrisons and of course KFC however not heard any noise from KFC at all and all customers and staff are respectful to the site. Only thing I’d mention is there was previously an issue with people driving quickly around into the drive through which was dangerous when other drivers were trying to leave the close however they have since put in junction marks which has helped.

How has the building management responded to any problems or issues you have raised:

Yes we did have some people over to complete our snag list however there are still some things that I feel could have been done to a higher standard

Please share one thing (or more) which you wish you had known before you moved in:

Not all houses that are advertised with rendering on the front of the house actually get it - only the houses that are facing high footfall of noise

Been better the last 6 months and any faults rectified easily and quickly site is cleaner now however the grad cutters haven’t been seen as of yet lol. Had a few issues with windows and doors but they have been fixed in a prompt time. Garden is very waterlogged though

Bad bits are the kfc near by with the boy racers. Quiet apart from the boy racers

Covid stopped us from viewing but was slightly delayed.

Overall happy but disappointing aftercare

Overall happy with our development, we did find a lot of snagging which we would expect with new builds however we found the aftercare for the snags very slow and really quite disappointing. We had very few people come to fix our snags and it came with a long wait. We moved in December and have only now had a pot of paint for touch ups despite being told we would have this upon completion.

Close to 2 large supermarkets, fast food chains and a walk away from town

We have had snags repaired but they came with a very long wait

Lovely property but some suggestions for future development.

Overall the development has been good. When snags needed sorting they came back with a little more persuasion required on one occasion. However we have sorted the small things out ourselves largely. The main thing was receiving updates from the sales advisors which was scarce and we mainly kept ourselves updated. Lovell’s site manager and customers services were receptive to our feedback and Lee (Site Manager) has been great including the lovely JCB driver currently working on the site. House is design is good and revisions made were beneficial I.e moving door in lounge. However, we feel the front bedroom room sacrificed a little too much room for the en-suite. However, the gardens could’ve been thought out more bad drainage put in as gardens were left as mud pits and we are putting in a considerable amount of groundwork (drainage and levelling) to make a lovely garden. Furthermore when we were sold the property the garden was described as a “slight gradient”. However when James (technical manager) showed us around he told us a completely different story which led to the impression of a larger gradient and random useless steps. We had a bit of a stern discussion with lovell’s solicitors which didn’t get us far. However, When we had our predecoration tour we were happy to see the garden as described. Driveways are long with three spaces and visitor parking opposite the will be useful. However a foot and a half wider would be nice as it can be tight if not parked up against the house.

Convenient location for transport links to Cardiff as located close to bus stops served by main bus routes and train stations. Not far to major supermarkets (under 2 minutes drive). Not far from a beautiful local park (Bryn Bach), leisure centre and half an hours drive to some beautiful spots in the Brecon Beacons national park. Downside is being located close to KFC as the traffic for the drive through adds an inconvenience on occasion to access the site, however, there are rumours KFC is moving.

How has the building management responded to any problems or issues you have raised:

Luckily we are located opposite the site offices and Lee the site manager frequently chats and has been helpful when we have had issues or concerns.

Enquire more information on the property management company and what to expect from their services. As we did during the buying process.
