I love the building - the design is very modern and bright. I think the balconies could've been looked after better as there seems to be a pigeon problem - they're everywhere. The facilities and management team are quick to respond to any issues I report which is appreciated.

Please tell us about the good and bad aspects of living in your local area:

The neighbourhood, Ancoats, is great. There are loads of bakeries, restaurants, wine bars, breweries and shops to look around. Plus the marina and canals are right here for nice walks and places to sit at lunchtime. There's a huge car park underneath the development so it's easy when friends visit. The bins are emptied often and are quite spacious. The traffic is non existent but the walls of the building aren't very soundproof so I do hear my neighbours quite a bit, talking, moving around etc.

How has the building management responded to any problems or issues you have raised:

Very quickly - there were quite a few problems to sort out at the start and the team sent plumbers/electricians within the next day that I reported it.

Please share one thing (or more) which you wish you had known before you moved in:

That pigeons in Manchester are crazy and make a lot of noise and poop everywhere. The building is surrounded by them on the canal side.

Great outside space for dogs, lovely big balcony, light airy flat, property management very proactive and responsive. Astroturf could do with more maintenance and flags could do with a pressure wash but this may come for summer. Some letterboxes don’t have have flat numbers.

Good - great range and standard of bars, shops and restaurants. Perfect distance from the marina for dog walking. Very quiet area with little anti-social behaviour. Feels very safe.

How has the building management responded to any problems or issues you have raised:

Very proactively and efficiently, they’re always happy to help

The road gets super busy on Saturday morning with queues for the 2 bakery’s, but it’s a small problem to have!

The maintenance team have always been responsive

I enjoy living here The maintenance team have always been responsive I've recently had redecorating done as part of my rent package The maintenance guys are efficient Rents are high but same all across Manchester now There is no concierge which can be a problem with parcels

There are lots of independents bars and restaurants nearby There is a sense of living in the city but without all the noise Can be some issues with crime eg bike theft, car windows smashed

Yes I've had repairs etc responded to promptly Happy with it

That rents would rise every year and upkeep has to be negotiated

Building management is decent, always see caretakers and cleaners. Had issues with meter readings being incorrect on numerous occasions. Lovely communal outside space in the courtyard which is well kept. Lifts work well and fixed quickly when broken. Have an amazon locker in carpark which is fab. Very secure with lots of security features.

Amazing range of restaurants, shops etc both chains and small businesses, good events such as markets and djs. New pedestrianised roads seem to be causing issues for drivers. Close to tram and bus stops. Parking on bank holidays and weekends is a nightmare, private parking in building is available but extortionately priced! Minimal traffic noise, bin collection is perfect never overflowing bins. Minimal anti-social behaviour- some graffiti and littering.

How has the building management responded to any problems or issues you have raised:

Northern group has been very responsive, again only issue has been meter readings being incorrect.

About the amazon locker downstairs. How bad the landlord is. That our rent would be hiked after one year. That the landlord was considering selling halfway through the tenancy.

The development is good overall but there are some issues no parking unless you take an annual space, damp and mould on the windows and parcels going missing. There needs to be more secure storage for parcels not just an Amazon locker. More consideration for the residents health with the mould growth

I have lived in the building for 9 years and the area has completely changed, there are a lot more amenities which has improved area but unnecessarily driven rental prices not even inline with inflation

How has the building management responded to any problems or issues you have raised:

They were quick to resolve issues when I had a private landlord when the northern group became my landlord they were much slower to respond to issues

Further planning developments such as the new hub that is being built close by
