Nice house, let down by Anwyl management

The houses are nice, not enough storage though, and the gardens are handed over in a very bad state. There was a rusty saw sticking out of the mud in my garden. The management is so bad that it’s basically non-existent. customer care has been outright unhelpful and unpleasant to deal with. Once they have your money they don’t want to know anymore.

Please tell us about the good and bad aspects of living in your local area:

The local area is nice and quiet, great for families. It is a bit far out from useful things like shops which are 10-15 minutes away in the car. There is a lot of crime we keep having thieves breaking into cars at night and my neighbours car was recently stolen.

Please share one thing (or more) which you wish you had known before you moved in:

That you should expect a lot of snags and damages to your “new build” home due to the poor craftsmanship during building, which Anwyl will not help you in fixing.

What is the best feature of your home:

The exterior of the house and it’s design are nice.

The design of the house is perfect. The houses are large with front garden, back garden and a garage. Detached house with a side path to the back of the building. The ceilings are high on the two story building and and large windows. There are currently no facilities for home owners. I was informed once the site is all complete there will be a playground.

Please tell us about the good and bad aspects of living in your local area:

Very quiet area. No local shops. Any shops are about 20 minutes walk away. Street are relatively quiet with only a car or two for each house hold.

Please share one thing (or more) which you wish you had known before you moved in:

Nice house, nothing really. Everything is as expected besides customer care from Anwyl.

What is the best feature of your home:

The best feature is the design of the house. There are a few property on this estate with the same design. The design resembles the "Oxford" from Redrow

Again, very happy. The wide roads, as above ensure parking is not an issue. The road surface and pavement on my road are yet to be completed but its a new development and this is to be expected - other roads already completed to a high standard being my benchmark for what mine will look like when finshed. My house build and standard of finish has been very good. Minor issues are to be expected with a new build but have had great support from the site management staff. Happy with the layout of the site, unfinished as yet, so not as such managed by the property management company. Looking forward to the park areas being finished and available for use.

Please tell us about the good and bad aspects of living in your local area:

Love it - wide roads and drives mean there arent any parking issues, bin collections although hit and miss to start are now regular, I have not witnessed or hear of any anti social behaviour of concern - beyond kids accessing the building site - security seeing to them being removed. We have a local shop and larger stores not to far away - all in all very happy.

Please share one thing (or more) which you wish you had known before you moved in:

Nothing of significance in relation to the development or area - I researched significantly before buying so knew what to expect. I am very happy in just about all aspects of the area and development. If there was only 1 x thing to call out for imperfections it would be the rear lawn. This was fitted by Anwyl and in comparison to my neighbours who did their own turfing its not good quality.

What is the best feature of your home:

There are a few.... wide hall, high ceilings, great sized rooms (all), large kitchen and utility room, large garden, no door to garage from inside of house. In summary I love it all.

Spacious well designed properties

Lovely houses, spacious and well designed. Interiors have snags but can be expected with a new build. Drive way is too narrow but ours is the only one in estate that seems to be. Our building site managers have answered all queries, still some snags to be sorted. Overall very happy with the house.

Lovely area and beautiful park within walking distance, good schools too. Could do with a closer supermarket but there are some small shops near by.

Size of driveway has been an issue, very narrow.

What is the best feature of your home:

The large open kitchen, lots of light. Nice paint colour, which we actually werent sure of until we saw it in person, very warm.

The houses are designed very thoughtfully. Rooms are large enough with provisions for the future. A lot of items are included whereas other development companies would charge for. eg fences, out door tap, fridge freezer, half tiled bathroom, sockets etc... The issue with many new builds including this developer are the snags with the quality of the workmanship. There could be better quality control to ensure trades people complete their work to an acceptable quality. Each house is built differently depending on the contractor/team. They have an overall similar design but the quality and finish are different. Some may have nicer items/finishes whereas others do not. I found a random live exposed cable coming out from under the sink. The most time consuming and frustrating part is dealing with the customer care team (including the customer care manager) after you have purchased the house. The tone of the response, the lack of response or the time taken to acknowledge a response is poor. The team should go though a customer service training course before they speak to customers. There is no communication for prior agreed schedules. Rooms have been unoccupied/unused for months due to cancelled work, no shows and delayed responses. After this experience, I would not purchase a new build property again. With existing housing, at least you know what you are getting.

The estate is located in a residential area with 2 roads in. It is generally quiet as no through road. A small row of general shops within walking distance (1 mile). No restaurants or takeaway shops within walking distance making the place very quiet. The next closest location is Bellevale shopping centre. Parking in the new housing estate is fine. Most of the residents park on their own drive way. Roads and streets in the housing estate are very quiet. Only home owners and delivery vehicles pass by. Train station is approx 1.5 to 2 miles away. Bus stop is a 5 minute walk to Childwall valley road.

Please share one thing (or more) which you wish you had known before you moved in:

I wish i knew more about the developer before purchasing from them. I had researched but could not find many reviews online.

What is the best feature of your home:

The best feature of the house is the design. The space and layout of the rooms.
