Wouldn't trust them to build a shed

The design of the house is great, it's just a pity they made a pig's ear of building it. Completing new houses is prioritised over everything, including quality. Consequently, houses have very long snagging lists and many jobs need to be repeated, often more than once. We've been in seven months and one of our drain outlets has only just been connected to the main sewer: up until now it's just been flowing onto an adjacent plot. This false economy and lack of understanding of Quality Assurance must be costing them a fortune. They could reduce the price of the houses if they understood simple concepts like do-it-right-first-time and zero defects.

Please tell us about the good and bad aspects of living in your local area:

The local area is great; it ticked all the boxes. We're no more than 10-20 minutes walk away from everything we need, including shops, doctors, community hospital (no A&E), train station, pleasant walks, etc.

How has the building management responded to any problems or issues you have raised:

They were working through our snagging list slowly but steadily. After six months, we discovered that one drain that had been regularly overflowing was not actually connected to the sewer. Their response to this major issue was pathetic and the only way to get their attention was to go through official complaints procedures and threaten going to NHBC.

Please share one thing (or more) which you wish you had known before you moved in:

Tell them you're going to bring your own building expert over on a regular basis during the build, and won't complete until everything is done to a good standard to your satisfaction. If they won't accept these terms, then walk away.

Great location and well built houses but not without external and property management issues

There are no facilities on the development, but in my opinion, the development isn't big enough to require them. There are ample facilities nearby, such as local parks, convenience stores etc. The design of the development is good, with a variety of house types, brick and roof tiles used to provide variety to the overall look of the development. My criticism of the design would be the width of the roads. They are rather thin and onsite parking can cause congestion, as well as difficulties on accessing/exiting driveways. Also, the external gardens design is exceptionally poor. There seems to be a total lack of external design in terms of drainage and landscaping; only made worse by the building contractor's inability to clear their rubble/rubbish away before laying turf and a measly amount of top soil. It seems the externals of the development have been total overlooked during the design phase. Made the developer forgets that their customers are also paying for their gardens, and leaving them with swamps will not be accepted by house buyers. Finally, the Property Management are a waste of time. The amount each house has to pay is ludicrous for the job they do. There is one patch of communal grass at the front, which they have mown 3/4 times in the 9 months we have lived on the development. The fence around the perimeter of this area was removed months ago after residents complained about the dilapidated state of it. After removing it, dangerous metal wire and rods were left protruding from the ground, which could have caused injury to people or animals walking on the adjacent footpath. Residents had to remove/bend these to make it safe. The fence still hasn't been replaced, and I would estimate this was moved between 4-6 months ago.

Please tell us about the good and bad aspects of living in your local area:

The local area is brilliant. It's a 10 minute walk to the local high street and market square. Transport is good with a train station within 15-20 minutes walk, and there are numerous regular bus services. Doctor amenities seem to be widely available, but dentists are few and far between. There is a high school in the town, and another one nearby, as well as a couple of primary schools. The street is a lovely street to live on. It's quite, with very little noise from the adjacent industrial estate. The only downside would be the streets are rather narrow, and at the entrance to the street there is a lot of on-street parking that can make it tricky to navigate.

Get every single thing discussed put into writing. The sales people will agree to things to get you to sign on the dotted line, without full knowledge or care as to whether it is feasible.

Please share one thing (or more) which you would change about your development:

The external works. Turf was laid in our garden with a minimal amount of top soil, extensive builders rubble and even spare service installation pipes. When removed, there was a large hole in the ground, which turf had simply been roles over. This filled with water in the winter and created a trampoline-like situation in the middle of our lawn. Similarly, there was no drainage was the ground was solid clay that hadn't been rotavated. The turf didn't take to the ground, and we could see the cracked hard ground between the patches of dead grass. The garden flooded repeatedly when it rained, so much so that we had a stream of water flowing from the top of our garden to the bottom and the patio outside our french doors was so flooded that you couldn't see it.

Nice size,huge window and views.close to the local shops. Near to the cemetery.nice little community.plenty of parking spaces.hopefully things will settle in time.the rooms are very spacious and so is the garage space.lovely family size rooms.upstairs and down

I have lived here a few years now, and found that the site manager (Paul) was very good and quick at rectifying any issues I had in the early days.. All my issues were minor. The site layout is open and unlike most new build estates you don't feel hemmed in and like they've tried to cram loads of houses in.

Please tell us about the good and bad aspects of living in your local area:

This development is situated within a ten minute walk from all the local shops, pubs and other amenities in the area. Malton Town has a cinema, pubs, beauticians and plenty of local independent stores and cafes. The development its self has a couple of large grassed areas and there is a small park within a ten minute walk. Even without those there are plenty of public bridleways to explore in the area that give you some fantastic views over the local fields. A64 can be a pain at times particularly summer months but to be expected when it's the main route to the coast. Street overall is good, on street parking and plenty of lighting.

Malton is a lovely place to live, it's central to York and Scarborough. Rumour has it that malton is looking to improve its transport links between both these places which is ideal for anyone commuting.

The garden id like soil under my garden as opposed to concrete and general site rubbish.. all new builds are like this irrelevant of developer

Linden have been amazing given the current situation. Delays were expected but they kept us informed at all times. Moving in was seamless, only a few minor faults which you have to accept, however the staff (Paul/Ian) are always there to help and get the problems solved or fixed, I couldn't ask for more. The quality is excellent .

Please tell us about the good and bad aspects of living in your local area:

Fantastic location, Malton is stunning. First class local shops, schools and days out around the local area. The development is amazing and will get better as they are still constructing new houses. Local authorities are quick to respond to your requirements. Small Errors: roads in Malton aren't the best and the site it situated near the A64 which isn't a problem but you can hear traffic now and then.

How has the building management responded to any problems or issues you have raised:

Any issues we have experienced have been fixed immediately. All issues were only minor and are expected.

I honestly have nothing to say, we were told everything that was required, nothing has caught us out.
